If you have found yourself in desperate times and possibly upside down in your mortgage, your best option might be the short sale to sale your home. A short sale is when the lender agrees to discount a loan balance due to an economic hardship on the part of the mortgagor. The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender in full satisfaction of the debt. Extenuating circumstances influence whether or not banks will discount a loan balance. These circumstances are usually related to (2 comments)

kent: Rates are low! Refinance or buy now. Seeing good deals in Kent, Auburn, Renton, Washington areas.
- 12/04/07 03:47 AM
Rate are down to 5.625, as of 12/04/2007, for a 30 year fixed conforming mortgage. What are you waiting for? These are the lowest rates I have seen in awhile. With the softness in the market and the low rate scenario, buyers should be looking to purchase now. If you already own a home and are not buying, you should at least refinance and lower your payment. Take advantage of the softness in mortgage rates today. I am a Real Estate agent and mortgage broker for Kent, Auburn, Federal Way, Renton, Seattle, Bellevue, Washington area. Call for all Real Estate needs (253) (0 comments)
kent: Rates are lower! Should you refinance? Call us if you live in Kent, Auburn, Federal way, Renton, or any other King County area.

How to Take Advantage of Lower Mortgage Rates. The Fed has lowered again and you should take advantage of it! Fixed Rate Mortgages The reduction in interest rates by the Federal Reserve doesn't necessarily result in drastically lower rates for fixed-rate mortgages. This is because bond rates, not the fed rate, drive fixed mortgage rates. However, rates are currently at one of the lowest levels in years and you should take advantage of them now. Call me at 253-315-5580. You've probably heard that it only makes sense to refinance your mortgage if the new interest rate is at least two percentage points lower than (3 comments)

kent: Could we be hitting a bottom? Some good signs, some bad signs. What's your opinion?

There are many mixed reports right now and they include good signs and bad signs. I usually gauge the Real Estate business on how mine and my office sales are doing and there has been some up-tick in buyer interest for the Seattle-Tacoma, Washington area. Here are some of the positives and negatives....and a chart showing the emotional Real Estate cycle. I think the Puget Sound, Washington area is in the Desperation/Panic area of the chart. Market emotion cycle chart Positives headlines in the market 1) Mortgage applications up 2.4%. MBA's weekly survey shows that volume moved higher despite an uptick in interest rates; refinancing accounted for 46% of (6 comments)

Hello, I have been an agent for many years and starting to question the things I have been doing. Obviously, most of us are experiencing a slow market, but it sure seems to weigh on you. Today I had a lot of good things happen and I am back on the happy train! I got mutual acceptance on one of my listings, showed another home that the clients wants to write an offer on, and signed a new listing. I am not trying to brag, but I just want to offer some support for other agents...Keep planting those seeds and they will sprout before you (8 comments)
