elk grove: What's Up With Wilton? - 02/09/11 03:45 PM
[Slide Show has 3 slides]
Yesterday, I wrote about the town of Sheldon in a blog titled, "Remembering California's Community - Sheldon."  When I traveled through this part of the county, a couple days ago, I actually thought I had reached Wilton.  I had forgotten these two rural towns were actually different from one another, and not one-in-the-same.  I knew there was Sheldon, but thought it was a small distance away.   What I had remembered as Wilton, was actually Sheldon.
Both little towns share the same rural flavor and similar gently rolling landscape along the Cosumnes River.  It is Wilton Road that … (10 comments)

elk grove: Remembering California's Community - Sheldon - 02/08/11 02:24 PM

(Slide Show has 5 images)
I hadn't been out on Grant Line Road for a while.  Grant Line is a long road, which falls off Highway 99, south of Sacramento, and cuts across the county, almost to Highway 50.  Along the way, you come into the rural community of Sheldon.   Sheldon in the past 10 years has increasingly seen its heals nipped at by the City of Elk Grove.
Sheldon takes its name from Jared Dixon Sheldon, a pioneer, farmer, adventurer and entrepreneur, who dwelled along the Cosumnes River, in the nearby Sloughhouse area.  He obtained his land via Mexican land grant in … (24 comments)

(Slide show contains 7 images)
Within Sacramento County borders, is the town of Elk Grove - founded in 1850.
Because I have an interest in the older historic sections of our communities and cities, the photos above are of Old Town Elk Grove, which acted as a stage stop.  During the California Gold Rush, the community provided vital business, mail service and entertainment for gold miners.   Old Town is located approximately 1 mile east of Highway 99.
Many of the buildings in Old Town date back to the 1800s.  The city of Elk Grove has been active in restoring and preserving the historic and unique … (16 comments)

elk grove: Living the "Simple Life" in Amish Country - 07/22/08 05:47 PM
In early May I made a trip to Amish Country in Lancaster County, PA.  And took a long buggy ride through the countryside.  It was the fulfilment of a longtime dream.  There was so much I learned about living the "simple life" that was interesting to ponder.  For starters, consider this.  We pay more than $4.00 a gallon for gas.  But Daffy (the horse) only eats a little grain, and hay:-)
It was a long long way from California.

elk grove: Options For Holding Title to Real Estate in California - 04/27/08 09:05 PM
One of the decisions that you will be asked to make as you are completing the purchase of a property, is how you are going to hold title to the property (the vesting). The vesting will appear on the Deed of Trust and the Grant Deed, which are recorded documents. Usually, your escrow officer or lender, or possibly both, will ask you how you want to hold title. The manner in which you hold title may have significant legal and tax consequences. Some of the issues that you should consider will be explored in this article.

elk grove: 10 Things to Take the Trauma Out of Home buying - 04/24/08 12:18 PM
1. Find a real estate professional who's simpatico. Home buying is not only a big financial commitment, but also an emotional one. It's critical that the practitioner you choose is both skilled and a good fit with your personality.2. Remember, there's no "right" time to buy, any more than there's a right time to sell. If you find a home now, don't try to second-guess the interest rates or the housing market by waiting. Changes don't usually occur fast enough to make that much difference in price, and a good home won't stay on the market long.3. Don't ask for too … (2 comments)

elk grove: What Are Discount Points? - 04/23/08 01:09 PM
Often home buyers who are obtaining a mortgage for a newly purchased home, will ask their GreatWest GMAC Real Estate Professional, "What are points?"
The answer - Each point or discount point, as real estate professionals and mortgage lenders often refer to them, are equal to 1% of the loan amount.  For example, on a $100,000 loan, one discount point equals $1,000.  And ½ discount point for the same loan would be $500.
Points are paid to a lender at closing in order to lower the mortgage interest rate.  Although "discount points" are a part of your closing costs, they are not … (2 comments)

elk grove: SELLING THAT IMMOVABLE OBJECT - THE LONG UNSOLD HOME - 04/20/08 04:00 AM
Is your home or property one which has sat on the market month after month? Are you pulling your hair out trying to explore the elusive reason your home continues to remain unsold?Well, the answer may not be as puzzling as you think. Professionals at Great West GMAC Real Estate know the natural laws of the market are usually quite predictable. And a little analysis should reveal the truth."Virtually all houses are salable - if you put the right price, condition and terms on them," says Sami Siddiqui, broker of Great West GMAC Real Estate.Yet, a poorly priced house can often … (1 comments)

elk grove: Will it be faster than smoke through a keyhole? - 04/19/08 03:38 AM
Will it be faster than smoke through a keyhole?  Housing recoveries are often rapid. There is no question we are in a cool down of the real estate market here in the Greater Sacramento area, but let me explain to you what I think makes this cool down, or correction, so different than the melt down we experienced in the early 1990s.In the late 1980s and throughout much of 1990, there had been a very large run-up of prices on homes in our area. Similar to what we've experienced in recent years as well. A little over a year ago, we wondered … (0 comments)

elk grove: Finding the Best and Greatest Schools - 04/18/08 03:15 PM
Often home buyers will tell Great West GMAC Real Estate professionals they believe it is essential to move to a high-income neighborhood in order to facilitate having great schools for their children. However, many of the very best schools in this country are located in communities within moderate home prices, but have parents and residents who put high value on the education of children. If good schools are high on your priority list when shopping for a home, then these points could prove of value to you:Put a premium on elementary school education. College is important. But kindergarten through fifth grade … (3 comments)

elk grove: What Do I Need to Disclose - 04/17/08 02:38 AM
Often, when GreatWest GMAC Real Estate professionals sit down with a Seller, the Seller will ask - "What do I need to disclose, when selling my house?"
Or - they will be more specific, "Must I disclose the real reason I'm selling my home is because of noisy and obnoxious neighbors?"
One Seller questioned a GreatWest GMAC Real Estate professional, about a ghost or two, which were "residing" in the home, and wanted to know whether this needed to be disclosed.
In California, we are a long way from a couple decades ago, when Residential Purchase Agreements were one page, with no disclosures.  … (2 comments)

elk grove: The 2 out of 5 Rule - 04/16/08 07:03 AM
The 2 out of 5 rule Often GreatWest GMAC Real Estate professionals will be asked by home buyers if home sellers age 55 or older were still allowed a once-in-a-lifetime tax exemption of up to $125,000 in sale profit. That is no longer true. On May 7, 1997, the tax law on home sales changed. If you live or dwell in the house for two of the five years before you sell, the IRS won't collect tax on sale profit of up to $250,000 if you're single or $500,000 if you and your spouse file a joint return. Currently the law rewards … (0 comments)

elk grove: Number of Listings going to Pending vs. New Listings - 04/14/08 03:07 PM
I was somewhat encouraged to note the number of listings going to pending was a bit closer to the number newly listed on the 24 Hour Watch here in Sacramento for April 11th.
In recent months we were lucky to see 50% going to pending, to the number newsly listed.  The number of Price Reductions remain high.
