I often think, as real estate agents, we tend to forget how important it is to keep ourselves safe.  We enjoy working with the public, while performing our jobs.  But, the world isn't the same place it has been in the past.  There have been incidents of agents being robbed, raped, and murdered while holding properties open, showing property, or in other performance of our job.
Fortunately, many real estate firms have created protocols and procedures to help keep their agents safe and more secure.  And it is important to follow those procedures.

I was reading the 24 Hour Watch in the Sacramento MLS today.  I contiue to be encouraged that the number of homes going to Pending Sale isn't far off from the number of new listings coming to market.  This is unlike a year ago, when the marketplace was being saturated with listing inventory, with few homes going to pending sale.
However, Price Reductions still continue to be the Currency of the Realm.

Here are the latest sales stats by zipcode for Sacramento and Surrounding Areas.  As reported in the Sacramento Bee and other local news media yesterday, these stats show significant improvement in the numbers of homes that closed escrow in certain areas in the Greater Sacramento Area, as well as surrounding vacinity. 
However, price seems significantly lower than a year ago, overall.

The Sacramento Bee reports today that 25% more escrows closed regionwide in April than a year ago.
Jim Wasserman's article, provides welcome news for those who have experienced a reversal of fortune in home values in recent months.
Wasserman goes on to state April also produced the first year-over-year sales gains in Sacramento County in 37 months.

It was very encouraging to see Housing starts post a surprising rebound April increase of 8.2 percent - As reported by MSNBC this morning.  The spike was mainly fed by apartment construction.
April figures demonstrate it was the biggest increase in more than two years for construction of new homes.
The Commerce Department reported Friday that housing construction rose by 8.2 percent in April to a seasonally adjusted annual rate of 1.03 million units. Building of single-family homes continued to weaken, however. The growth came from a big jump in apartment construction.

Often home buyers who are obtaining a mortgage for a newly purchased home, will ask their GreatWest GMAC Real Estate Professional, "What are points?"
The answer - Each point or discount point, as real estate professionals and mortgage lenders often refer to them, are equal to 1% of the loan amount.  For example, on a $100,000 loan, one discount point equals $1,000.  And ½ discount point for the same loan would be $500.
