Saving Gas & Commute Time has certainly become of interest if not a necessity for many folks in recent months.  Fortunately, this interest-necessity is happening when technology has progressed to a point to offer considerable independence and escape from the old idea that we needed to drive to a remote office in order to always conduct work or business.
Increasingly, more employees are choosing the option of working from home, or using a home office for a variety of reasons.  In addition to the cost of gas, and unproductive commute time, there can be some other really desirable reasons.  Consider one real … (8 comments)

roseville: 10 Things to Take the Trauma Out of Home buying - 04/24/08 12:18 PM
1. Find a real estate professional who's simpatico. Home buying is not only a big financial commitment, but also an emotional one. It's critical that the practitioner you choose is both skilled and a good fit with your personality.2. Remember, there's no "right" time to buy, any more than there's a right time to sell. If you find a home now, don't try to second-guess the interest rates or the housing market by waiting. Changes don't usually occur fast enough to make that much difference in price, and a good home won't stay on the market long.3. Don't ask for too … (2 comments)

roseville: What Are Discount Points? - 04/23/08 01:09 PM
Often home buyers who are obtaining a mortgage for a newly purchased home, will ask their GreatWest GMAC Real Estate Professional, "What are points?"
The answer - Each point or discount point, as real estate professionals and mortgage lenders often refer to them, are equal to 1% of the loan amount.  For example, on a $100,000 loan, one discount point equals $1,000.  And ½ discount point for the same loan would be $500.
Points are paid to a lender at closing in order to lower the mortgage interest rate.  Although "discount points" are a part of your closing costs, they are not … (2 comments)

Is your home or property one which has sat on the market month after month? Are you pulling your hair out trying to explore the elusive reason your home continues to remain unsold?Well, the answer may not be as puzzling as you think. Professionals at Great West GMAC Real Estate know the natural laws of the market are usually quite predictable. roseville: Will it be faster than smoke through a keyhole? - 04/19/08 03:38 AM
Will it be faster than smoke through a keyhole?  Housing recoveries are often rapid. There is no question we are in a cool down of the real estate market here in the Greater Sacramento area, but let me explain to you what I think makes this cool down, or correction, so different than the melt down we experienced in the early 1990s.In the late 1980s and throughout much of 1990, there had been a very large run-up of prices on homes in our area. Similar to what we've experienced in recent years as well. A little over a year ago, we wondered … (0 comments)

roseville: Finding the Best and Greatest Schools - 04/18/08 03:15 PM
Often home buyers will tell Great West GMAC Real Estate professionals they believe it is essential to move to a high-income neighborhood in order to facilitate having great schools for their children. However, many of the very best schools in this country are located in communities within moderate home prices, but have parents and residents who put high value on the education of children. If good schools are high on your priority list when shopping for a home, then these points could prove of value to you:Put a premium on elementary school education. College is important. But kindergarten through fifth grade … (3 comments)

roseville: What Do I Need to Disclose - 04/17/08 02:38 AM
Often, when GreatWest GMAC Real Estate professionals sit down with a Seller, the Seller will ask - "What do I need to disclose, when selling my house?"
Or - they will be more specific, "Must I disclose the real reason I'm selling my home is because of noisy and obnoxious neighbors?"
One Seller questioned a GreatWest GMAC Real Estate professional, about a ghost or two, which were "residing" in the home, and wanted to know whether this needed to be disclosed.
In California, we are a long way from a couple decades ago, when Residential Purchase Agreements were one page, with no disclosures.  … (2 comments)

roseville: The 2 out of 5 Rule - 04/16/08 07:03 AM
The 2 out of 5 rule Often GreatWest GMAC Real Estate professionals will be asked by home buyers if home sellers age 55 or older were still allowed a once-in-a-lifetime tax exemption of up to $125,000 in sale profit. That is no longer true. On May 7, 1997, the tax law on home sales changed. If you live or dwell in the house for two of the five years before you sell, the IRS won't collect tax on sale profit of up to $250,000 if you're single or $500,000 if you and your spouse file a joint return. Currently the law rewards … (0 comments)

Sometimes if a seller is able to pay back all or part of the negative equity, … (5 comments)

roseville: WOULD YOU BELIEVE A BIDDING WAR IS GOING ON? - 03/20/08 10:33 AM
We've certainly had more than our fair share of bad news in the housing marketplace in recent months, but there may be reason for a glimmer of hope, and a new dawn breaking at last on the horizon.
More and more GreatWest GMAC Real Estate Professionals are reporting offers being written, and more buying activity than seen in awhile.
The entry-level housing arena seems to be enjoying some exuberance being fed by the CAL FHA, First Time Buyer program.
One real estate agent reported they had been working with a buyer for a few weeks, using this type of financing for … (7 comments)
