Sacramento County housing statistics continue as testament to the shrinking inventory of homes listed for sale in the Greater Sacramento region.  This condition has swiftly moved us from a buyer’s market to a seller’s market.  This trend has continued for several months now.
 
The following graphs drive home the difference a year has made.  The top graph compare numbers for August 2011 vs. August 2012 “For Sale – Sold – Pended” homes in all of Sacramento County.   The lower graph provides the stats for July 2011 to July 2012. If anything demonstrates the current trend of Greater Sacramento Real Estate, it has to be statistics reported by Trendgraphix.  Housing inventory has steadily decreased, while sales entering “pending” status jumped dramatically in March.For example, here are the stats as reported from March 2012, vs. March of 2011:
 
 
   
In March of 2011, pending sales represented less than half of homes listed For Sale.  But in the same month of 2012, pending sales exceeded inventory.

The number of single-family home sales decreased slightly by 1.1% in Sacramento County for the month of April 2011 vs. April 2010.  The median sales price declined by 8% for the same period.The Condo market delivered an 9.5% increase in number of sales, while median sale price remained unchanged for April 2011 vs. April 2010. Mortgage interest rates continue at historic lows, and for those with the ability to currently buy homes.  The opportunities continue to be great!

Within hours from now, California's Highway 50 will close over Echo Summit to replace a rock wall.
