real estate marketing: Here Are 4 Ways to Make Contact with Buyer and Seller Prospects - 04/25/16 12:31 AM
The real way to ruin in real estate is to lose self-control. We’ve all experienced moments where you want to scream, yell at another party to the transaction, or send a nasty email.
But, most successful real estate professionals across the nation know that keeping your mouth shut and having a modicum of self-control is what leads to significant success. When I hear agents complain, I usually remind them of this graphic analogy: working real estate is often like taking a baseball bat to the knees over and over again before noon and still being able to hold your head high and keep … (4 comments)

real estate marketing: How to Create a Cool Real Estate Flyer - 08/04/15 10:31 AM

I hate avocados. First off, I’m not a fan of the color. Second, the texture is totally unappetizing to me. But, don’t you like the great graphic that I created? Isn’t it cool and easy on the eyes?
Challenges Faced by Real Estate ProfessionalsOne of the biggest challenges for me and for many of the Realtors® that I work with is the challenge to turning off the noise. When I say “noise”, what I really mean is all the distraction—all the people trying to sell you products and all those emails that distract you from staying focused on generating leads and making … (20 comments)

real estate marketing: More Money and Increased Closings May Mean Rethinking You - 06/07/13 11:31 PM
Are You Still Remarkable? Are you familiar with Seth Godin—author of Purple Cow among other noteworthy books? On Godin’s blog the other day, he discussed real estate agents and brokers. That’s not something that he normally does. Generally, he shares marketing ideas and thoughts about how to make your business and yourself remarkable. But, in this post, he speaks about the information age, and the quantity and volume of information that hoi polloi can gather just from tooling around the Internet. He states,
“The minute real estate listings went online was the minute that it was no longer sufficient that a … (5 comments)

real estate marketing: Marketing a la Field of Dreams - 07/30/11 07:24 AM

I'm not sure whether you saw this interesting article the other day on Copyblogger about the Kevin Costner style of marketing (KCS). Generally (while not addressing the real estate market and real estate agents), the article discusses the ‘Field of Dreams’ theory. Did you see the movie? In Field of Dreams, the message is “If you build it, they will come.”
But, the question arises as to whether this is actually true. If agents build a website or create a direct mail marketing piece, will the clients automatically begin to appear out of the woodwork?
The answer, quite simply, is … (8 comments)

real estate marketing: Maximizing Your Internet Presence by Looking in the Mirror - 07/24/11 03:02 AM

“It’s summertime and the living is easy. Fish are jumping, and the cotton is high.” It is hot, hot, hot right now. Sometimes it is so hot that many buyers, sellers and agents do not even want to leave their homes. But, how can you market and sell property if you do not even want to go outside? (Aaah. One of the luxuries of the Internet.)
That’s easy. Enter the air-conditioned room and write, write, write. On Wednesday our crew discussed all of the ways to get on page one of Google without paying a dime (or even a penny). … (6 comments)

real estate marketing: New Approach to Lead Generation - 05/31/11 02:22 AM
Well, maybe it is not so new—but this may be a different way to think about things. The other day I watched a video that arrived in my inbox. To me, it’s a compelling video that says a lot about directions and avenues that we need to take in our marketing and lead generation techniques.
Check it out:

Aside from creating a strong message about the importance of considering Univision in advertising to the Hispanic market, it also alludes to the theory of niche marketing or niche lead generation.
What is a niche? The dictionary definition of a niche … (9 comments)

real estate marketing: How to Use Your Superpowers to Make More Money in 2011 - 11/03/10 10:21 AM

This is a follow up to a post that I wrote earlier in the week about my superpowers. While I am not in the Justice League and I am not one of the Super Friends, I had the ability a few years back to isolate my niche—based on my superpower, tenacity. Since I am tenacious, I have found a great deal of success in negotiating and processing short sales.
Over the last three or four years, I’ve helped hundreds of Realtors® and home sellers obtain approval letters on their short sale transactions.  I’ve often wondered why me? I figure—if I … (9 comments)

real estate marketing: Root for the Underdog Tonight: You May Be One Yourself - 10/25/10 01:00 PM

I heard on the news this morning that the Texas Rangers are heading to the World Series—the first game of which may be long over before you read this post. Yes, folks, I know that the Ranger’s appearance there is old news. But, did you know that this is their biggest victory in the franchise’s fifty-year history? I also heard that the team’s budget (cannot remember the exact statistics) is only a small percentage of the budget of their rival, the Giants.
Even though the Red Sox aren’t playing, I am going to enjoy watching this series. I love it … (7 comments)

real estate marketing: So, How Can I Become Remarkable-or Maybe I Already Am? - 08/23/10 01:38 PM
Last night I was decompressing after my busy weekend and watching a few programs on television. My mind was wandering and I heard the word ‘Blackberry' within the context of the program. The wife said to the husband that she didn't want Blackberries in the house. Admittedly, I wasn't all there. But, I could not understand why she was objecting to fruit in the house. It probably took me a full 5 seconds to realize that she was talking about the Blackberry, the Crackberry, and not the fruit.
Now, perhaps I couldn't make the switch in my head because I am … (42 comments)

real estate marketing: Using Your Sphere of Influence to Generate Real Estate Leads of All Kinds, Post 2 - 07/27/10 03:17 PM
Last week I wrote a blog post about how to create a database of individuals who are in your sphere of influence. This post is a follow-up in which I will review how to use the database of leads or prospects in order to generate business. The sphere of influence is one of the most important components to your ability to build a real estate business. Marketing to this group of individuals is vital to sustaining your real estate career and your position was in the real estate community.
What is the one thing standing between you and your ability to … (4 comments)

real estate marketing: Real Estate Agents: How to Market to Your Sphere of Influence, Post 1 - 07/18/10 06:46 AM
I've read a few blog posts lately where real estate agents discuss how they are spending their ad dollars. Many agents made comments on the posts and shared their ideas. Here are a few things that were on the suggestion list: direct mail, blogging, Internet websites, social media, Craigslist, signs, gifts (key chains, pens, calendars etc.), cards to neighborhoods (just sold/just listed), newsletters, sphere ads (gifts, sponsorships), and pay-per-click  ads.
This is a pretty comprehensive list, although I am sure that many agents have a few other tricks up their sleeve that have led to great success. One item that was … (7 comments)

real estate marketing: Doubling the Recipe Doesn't Always Mean More Cookies - 06/29/10 02:18 AM
My friend Christie is a school nurse at a San Diego County middle school. The school receives all sorts of food donations, but does not have a kitchen or permission to prepare food on site. A few months ago, they received a donation of 140 bags of Hershey's semi-sweet chocolate chips. After seeing the boxes lying around the school for awhile, she decided to take matters into her own hands. She donated the bulk of the chips to a local food pantry, and then saved a few bags for a local block party.
At the block party, each family was supposed … (10 comments)
