Eighty-one percent of sellers are likely to use the same agent again....64 percent of sellers choose their agent based on a referral...IF THEY CAN FIND YOU. These are very interesting facts and based on a study done by the National Association of Realtors.
It's true! over 80% of your past clients would use you again if they knew how to reach you. If your past clients knew how to reach you, they might also refer you out...after all, 64% of sellers choose their agent based on a referral.

They will starve if they don't have a real estate marketing plan of some kind to keep their business going should the banks stop providing listings. Who is in control of your real estate career, You???? or The Bank????
I have a friend who is an REO Agent for Countrywide. At one point, he had as many as 30 active listings at a time! I hope he saved his money...because the last time I talked to him, they had stopped giving him … (1 comments)

When is the last time your past clients heard from you? Do they even know if you are still in this crazy and difficult real estate business? Chances are that if you aren't mailing to them or doing something to stay in touch, they will forget you! Maybe they think you "threw in the towel" like so many agents have/did as the market became more and more difficult.
Now if your agent is your mom, dad, brother, sister, aunt, cousin, son, daughter or any other person that you are in REGULAR contact with on a personal basis chances are they MIGHT … (2 comments)

real estate marketing: Marketing Consistency - Does Coca Cola change their look...logo...branding? - 09/01/10 08:25 AM
I just hung up the phone with a real estate group from Florida that "GETS IT" and I felt compelled to share.  She is having us design Short Sale door hangers, short sale postcards, car door magnets and lawn signs that all have the same design on them.  Wanna know why?  BECAUSE IT'S CONSISTENT.
She explained to me that they are sticking with the same look and feel on everything they do right now for their short sale marketing.  They want people to recognize their marketing materials as being consistent.
Yesterday we received a great phone call from "The Bald … (0 comments)

real estate marketing: Do foreclosure lists work? - 08/31/10 11:55 AM
Real estate marketing trends suggest the use of foreclosure lists may help find leads that turn into transactions.
"So I stumbled across some foreclosure lists and mailed 150 last week and got a listing!"Lisa - Realtor, Woodbride, VA
I wanted to share this quote from one of our clients who has been mailing out our short sale postcards and had some success. She was mailing a thousand at a time to a random list of people and wasn't getting the results she had hoped for.  The important thing to mention is that she didn't just GIVE UP...she persevered, tried something different … (6 comments)

real estate marketing: Need a good reason to begin your Short Sale Marketing Campaign? - 08/20/10 07:36 AM
Here is a link to a really good article from CNN Money about why short selling continues to be potentially be the best option for homeowners who can't seem to get their modifications approved.  The article also states that as many as 20% of the modifications that have been approved go back in to default, which would again suggest that short selling is the ONLY option for many.
In light of this new information, we have created more great postcards to help you get started with your Short Sale Marketing.  We have many clients that are having great success getting short … (8 comments)

real estate marketing: Very interesting study that may change the way you present your listings - The psychology of real estate - 08/09/10 10:48 AM
I just read one of the most fascinating articles on the psychology of real estate and I had to share it with all of you. The informaiton learned from this study done by Dominion University is nothing short of suprising and will likely change the way you market your listings.
This was the paragragh that really caught my interest and that I found SHOCKING!
Choose Your Words Carefully "For a seller, advertising that you've recently painted your house seems like a no-brainer. But in a study that looked at nearly 60,000 residential real estate transactions in Texas, listings that mentioned new … (6 comments)

real estate marketing: People don't care about you - 08/06/10 08:31 AM
I know this sounds quit harsh, but it is true and someone had to say it.  When you consider "sales 101", the number one rule of thumb is to remember that prospects/clients really don't care about YOU!  What they care about is....WHAT YOU CAN DO FOR THEM.
When you are marketing your real estate business and considering what exactly to market about yourself, it is important to take YOU out of the equation in your marketing messages.  Your marketing messages should include and be focused around WHAT YOU CAN DO TO HELP THE PROSPECT.  That is, if you want your prospects … (2 comments)

real estate marketing: What's your excuse? - 07/29/10 07:56 AM
I just had lunch with a dear and longtime friend so we could discuss her marketing.  Okay...well, lack thereof actually.  We talked about what she is currently doing...NOTHING...and how important it is that she do SOMETHING to ramp up for the slow season that is quickly approaching for my friends in the real estate business.  She was shocked to learn that one of my other clients is getting about 75-80% of their listings from their farming efforts.  Yes, farming does work when done consistently.  Their original farm began about three years ago and they have expanded continually and now have a … (2 comments)
