realtor marketing: How to Get Out of the "Friend Zone" and Be Known as an Agent - 06/05/15 03:41 AM

I had lunch with a new real estate agent a few weeks ago, and he was complaining that it was hard to get business from his friends and family. In fact, most people he met saw him as something other than a Realtor® - a member of the neighborhood association, a parent, or a friend.
I started realizing that that’s a problem for a lot of Realtors®. Just like the tomboyish girl in high school, or the guy who’s got all the female friends but no girlfriend, we get put into the “friend zone” and people don’t even realize we’re Realtors®.
Fortunately, you … (2 comments)

realtor marketing: What a trip to the car dealership can teach you about real estate marketing - 12/04/12 08:29 AM
Have you ever walked on to a car lot and asked how much a car costs? What was the answer you got? I bet they didn't answer your question directly, they never do, because in all reality the cost of the car won't be the determining factor of whether you purchase the car or not. If you've gone car shopping before, you know as soon as you identify a car you like, you are quickly introduced to the finance manager to start working numbers, because he/she is the one who will actually make the deal happen. When the finance manager begins … (6 comments)

realtor marketing: Short Sale Marketing - Easier and More Effective Than You May Think - 08/08/12 03:52 AM
For many Realtors, becoming the "short sale" go to Realtor(R) has kept their businesses alive and kicking for the last several years with the market being like this for a long while now. Many that missed the real estate "short sale" train have been left behind, many of which have left the business where short sales make up for more than 50% of the sales in their markets. There are still so many markets where short sales are still making up a huge percentage of the sales and are the norm.
The good news is....It's never to late to catch that … (1 comments)

realtor marketing: Pen Marketing - Less Than A Postage Stamp @.30 ea. - $75 for 250 custom imprinted pens - 03/02/12 06:53 AM
If you consider the biggest impact any marketing piece can have is the repetition of seeing the marketing piece over and over and over and over. Obviously using pens for your marketing is not only a great marketing medium, but it's also perfect for the repetition required for great marketing.  And...who doesn't need a pen!  Everyone needs a pen and the best part...they cost less than a stamp! They do a lot more for your marketing than a stamp too!

realtor marketing: How Does Your Business Card "Stack Up" During Broker's Trour - 01/23/12 09:23 AM
The exchange of business cards during a busy brokers tour will definitely find your card either buried in a stack or fanned out on the counter-top for all who enter to view and make mental note of. When I go on broker tour, I ALWAYS..ALWAYS try to sneak a peak at who has come by already. I feel excited when the agent holding the home open has actually placed them all so nice and neatly for easy viewing...it's an invitation in my mind...right?
Now, you know you do the same thing! When you're out with a client showing property, you KNOW … (5 comments)

realtor marketing: The single most important reasons to put marketing ON HOLD in December - 12/15/11 01:01 PM
Marketing in December could a waste for many Real Estate Agents. As a small business owner, marketing is no doubt a top priority if you wish to stay in real estate long term. Marketing is like food for any real estate business, the more you feed the marketing machine, the more business you generate. At least that's how it usually works when properly executed. If your like many, you likely have a limited budget for marketing and must make the most of it, they're limited, which is why they're called budgets.
December is a time when Corporate America turns up the … (5 comments)

This article originally appeared on the blog The Real Esate Marketing Guru....Good stuff!!! A blog I subscribe to.There isn't a day that goes by when we aren't reading something about social media, how to use it and why it's so important. It's hard to determine which to pay attention to and which are a bunch of bologna! The more difficult part for small business owners is trying to keep up with it all. There are new sites being launched all the time and it sometimes feels like you have to be on all of them to find any success. That isn't … (1 comments)

realtor marketing: Five Simple Ways To Trim Marketing Costs - 12/09/11 09:51 AM
This article originally appeared on The Real Estate Marketing Guru...
My perception is that there are two main reasons small business owners don't INVEST more effort/energy/money into marketing. (Please correct me if I'm wrong) Small business owners don't have the time/resources and they don't have the budget. For many, a marketing budget doesn't exist due to all of the other expenses that come along with building a business, and is often an afterthought.  Will I make payroll, all the overhead expenses and be able to pay myself too?
Can't market a business that's out of business because expenses aren't paid, right? … (2 comments)

realtor marketing: How 250 Postcards a month could be a game changer for 2012 - 12/02/11 09:40 AM
As a Realtor trying to flourish in this market, your likely continually mulling ideas over in your mind on how to increase business/revenue and in this economy, how to do it for as little as possible! Right?  There are the obvious outlets like Facebook and Twitter to promote your business that are free , BUT how do you get people to those outlets? Prospects and past clients must like or follow you for those outlets to be effective. That's where some consistent print marketing can make a huge difference in your social marketing results.
If you were to do a simple … (9 comments)

realtor marketing: Update on "Some Guy" who dropped off the postcard at my door - 11/23/11 07:34 AM
I wanted to do a quick update on my Active Rain post "Some Guy Who''s Name I Can't Remember Postcard Marketing", It's been almost a month since I received his "first"...and I'm still predicting...his "only" postcard.
I kept the postcard (printed at Vista Print...their marketing was on his postcard???) and stumbled upon it recently.  Still can't remember the guy's name, and I took a moment to read it again!  I'm coming up empty.
I'm still waiting...waiting...waiting to see if he will attempt a second postcard drop.  I'm predicting, he won't and has now wasted his investment of time and his "free … (5 comments)

realtor marketing: The fastest way to increase your number of listings - 11/22/11 08:31 AM
As a Realtor (R), I probably don't have to tell you that you need to "list to last" in the real estate profession. Listings lead to more listings because listings give you exposure. Marketing your listings gives you even more exposure. The big question becomes exactly HOW do you make sure you are always "listing" to make sure you last. I've talked to many people who have been in the business for more than 20 years and they all tell me the same thing. Farming...marketing...farming...and more marketing!
You need a plan, a real estate marketing plan that leads you down the … (2 comments)

realtor marketing: "Some Guy" dropped off a real estate marketing postcard...I can't remember his name - 11/07/11 04:44 AM
I'm not looking to bust any chops here, but I do hope to save someone (at least one person) from wasting money on real estate marketing that won't work other than to waste your hard earned money. I hate to see people believe that investing in a one-time only real estate marketing plan (can't really even consider it a "plan" with just one mailing) will actually yield results, because IT WON'T. There is the anomaly and we have heard many stories from several of our clients, but it is absolutely NOT the norm. Your kidding yourself if you for one second … (7 comments)

realtor marketing: Is there something to be learned from Bernie Madoff? - 10/27/11 07:14 AM
I think so...I think there are big lessons in the disgusting actions of Bernie Madoff...tremendous lessons.  The first one being...greed doesn't pay and whatever it is that drives people to be greedy, isn't worth it!  Ask anyone who has been "caught up with" and they will tell you, it wasn't worth it.  In his interview with Barbara Walters, Bernie Madoff talked about how he lived his life in fear everyday, afraid that the truth about his ponzi scheme and the fraud he was/is would be found out.  He said other than missing his family, he prefers to be in jail.  It … (1 comments)

realtor marketing: The MOST important FIRST step for any business...often skipped right over - 10/26/11 02:22 PM
The most important step so many people/businesses forget (or refuse) to take in building their business is to create a database of people to market to. Every business has to start somewhere and be marketed to someone. It should be the VERY FIRST step taken when building a good real estate marketing plan and a successful real estate business.
I have worked with and met with hundreds and hundreds of Realtors regarding their marketing who are confused as to why they don't have a good pipeline of business and one thing is consistent; When ask about an existing database I am … (7 comments)

realtor marketing: Farming now = Spring coming up “listings”.... - 10/19/11 06:18 AM
You only have six to seven months left until the spring selling season starts again. It seems no better time than the present to get those seeds planted in hopes of things “coming up listings” in your real estate farm.
People begin making plans with the new year and that time is approaching quickly. If plans to start a farm or to continue to farm keep getting put on the back burner...best get it moved to the front burner as quick as possible. Your time is running out for this coming spring when homes start selling again. It takes time (some … (0 comments)

realtor marketing: More MUST KNOW Information About SB-458 - 08/03/11 07:53 AM
Most of the information distributed about Senate Bill 458 has been focused on junior lien holders and doesn't mention one of the other big highlights of this bill for people who are short selling. According to Elizabeth Weintraub, a Sacramento Broker: The bill "also prohibits a lender from demanding a seller contribution as a condition of short sale approval. Lenders may no longer require sellers to come to the closing table with funds and must accept the signed negotiation for the short sale as payment in full." (About.com) The actual wording on the bill is as follows: Section 2(b)(b) A holder … (2 comments)

realtor marketing: Can someone enlighten me about Expired Listings...Please???? - 03/29/11 11:09 AM
Can someone help me understand what is happening in markets where listings are expiring. We have a huge increase in both interest and orders for Expired Listings Postcards and I would like to learn more about why.
I've read that some areas have way more properties than buyers, which areas are those? Expired listing marketing is a really targeted way to market for real estate listings. You KNOW the client wants to sell their home, they are likely disenchanted with their current real estate agent and they are likely in the market for another one. Sounds like an opportunity to me.
