Today was the first day of Family Reunion for Keller Williams Realty. This is Keller Williams's signature event of the year, each year it's in a different city. This year it's being hosted in Dallas, Texas. I took two classes today to further our business at GARealtyGroup | 2ShortSaleGuys. I took a lead generation class this morning about how to get more buyers and sellers to come to your website. The second class that I took was about Short Sales, it was put on by CitiMortgage. This week was a week that we love in the Short Sale Industry. We had a lady come to us on Friday (October 26th), she needed to rent a home for her family. She stated that her home was going to be foreclosed on November 6th. She was very upset and stated she didn't know what to do. Bill started talking with her and she had been laid off for some time now. She had some medical issues and stated that she had NEVER been late a day prior to this employment layoff. This week we had something happen at 2ShortSaleGuys.com that we don't see often. We list alot of short sales and in listing those homes we list them "as-is". We allow 10 business days for the buyer to get an inspection, so that they know exactly what they are getting in to. Last week we had a call come in from our website. Our Buyer's Agent called the lead back, qualified the lead and went and showed the property. When he showed the property, the buyers loved the property and spent about 1 1/2 at the property before moving forward with (1 comments)

These days as listing agents we are seeing more and more of our listings with multiple offers. With the market in a constant shift, we are seeing less foreclosure inventory and more short sale inventory. With the less inventory, when a nice home comes on the market, alot of people begin looking at them. This week alone we listed three houses and all three went under contract and one of them has multiple offers. How we handle mulitple offers may differ from some Realtors, however, it's usually pretty uniform among everyone. At the point that we receive more than (3 comments)

At 2ShortSaleGuys, we love taking homes to the closing table. For us, it's helping a homeowner prevent foreclosure and helping the buyer get a great deal without the hassle of having to fix up the foreclosure that they would have bought otherwise. As Gary Keller says, it has to be "Win-Win, or no deal". Yesterday, we had the opportunity to list a home as a short sale in a neighborhood in Bethlehem, Georgia. This particular property was in a subdivision that 2ShortSaleGuys had already listed two properties. In this market today, we have figured out that it's all about pricing. (0 comments)

Many times Bill and I are questioned as to the complexity of doing short sales. Most people think that if you have done one short sale you have done them all, however that's not exactly true. In fact, facilitating Short Sales is kinda like law enforcement, you can do it for 10 years, think you have seen everything and then the next day you are surprised yet again. Today's biggest challenge in Short Sales are second mortgages. Both mortgages have to be worked at the same time, sometimes with completely different short sale packages. Everyone knows that the first Tuesday of the month is foreclosure day. If you didn’t know that, well that’s the first thing you have learned from this blog. 2ShortSaleGuys which most of our friends and fans know that we are in the business of helping homeowners prevent foreclosure. Most experienced Short Sale Listing Realtors ® facilitate the short sale process themselves. There are a number of reasons but the main reason that 2ShortSaleGuys does it this way is so that we can close the transaction as fast as possible. At 2ShortSaleGuys, our average days on market from listing to closing is 111 days. It takes us on average 46 days to get an offer and then another 54 days to get approval of the short sale itself.
