10 new listings that are Bank owned this week in Larimer County (NW Colorado) I have learned an interesting fact about becoming a first time investor! Now you cannot include any portion of the rent income to qualify. You can have exellent credit, good income, be financially secure, but if you cannot afford your current debt load (including your house payment) and the new payment, you may not qualify, even if it makes financial sense! 12 New Foreclosure listings this week in Larimer County. A lot of these look pretty clean and a few have ALL of the kitchen appliances. The ones that make me laugh are ones that were just listed and want a closing by 12/29/2010. Most people need a loan to purchase for owner occupancy and those investors. Also remember that buyer is responsible (during inspection) to de-winterize and then to re-winterize. My pick of the day is a all brick ranch in Loveland for $147,000. Bank owned properties were up this week. There were 18 new listings. There are some nice deals in this batch. Some of these give an owner occupant first chance to purchase. Some are electonic bid that all offers are reviewed at the same time and you know on a Monday. The bank only cares what their net number is. They even allow the realtor to earn up to 5%. Foreclosure Friday only had 9 new listings this week in Larimer County, and one was already under contract. So much easier to deal with banks after they own the property as opposed to trying to buy a short sale. Someimes Short Sales work, but overall the banks are so overwhelmed they don't respond fast enough to make it happen. There is a couple of really nice homes that are being marketed as Bank Owned.
