Loveland had 21 New Listings this past week. i think that people were trying to get things done before the holidays. The hard part for us, is that our contracts and forms are changing on Jan 1, 2011 and we are not supposed to be using them until Jan 1, 2011. So that means any disclosures completed aleady will have to be redone on the new forms. I think we will see more new listings in January than usual as we wait for our ability to do business. 16 new listings this week in Loveland, with some new construction - to be build, a HUD owned house and 1 that has structural issues, an interestiing mix. There are some great properties in this group, that I did not have time to cover. Overall, I was disappointed in the number of pictures that real estate agents used in marketing the houses. They could have done so much more. The featured property of the day is at 477 Cape Dory Dr, where the listing agent sends as much time promoting the water views as they do pictrues of the house. Loveland had 24 new listings this past week. Prices range from $70,000 for a 700 sq foot house on 3 lots. 11 of these properties are below $200,000. This is way down from the summer time listings per week And there are some really nice ones. My favorite for location and lifestyle is on 5 acres for $689,000. It is an all brick ranch with walk out basement plus separate studio style apartment. Barn offers loft storage and 4 stalls for horses or recreational vehicles. Loveland had 29 new listings this past week. The one I chose to show you all of the pictures on is on Morning drive, build in 1978, but feels closer to 2009. The least expensive is at $119,900. The most expensive one listed this week is at $1,100,000. It was built in 1972, there is still wall paper. However, being on 36 acres, having a 18 acre lake, 3 stall horse barn with hay storage & tack room 2 loafing sheds & pasture. A new listing on Lake Loveland at $1,198,333. What do you think of the price? Loveland had 46 new listings, well actually 23 are homes for sale that are already build and 23 new construction listings with a few already built. The big news is that Aspen Homes is building in both Kendall Brook and Enchantment Ridge. It is really hard to tell if a house is new construction as the picture is of a finished product. Loveland is down to 29 new listings this week. Prices range from $150,000 to $858,000 which is a lovely home of 5586 sq feet on 2.05 acres with great views! Loveland area had 27 new listings this past week. Today, I start the tour on the high end of the range, with a new listing on Lake Loveland. During the summer we had about 40 per week. It will be interesting to see what happens this winter. I started tracking weekly New listings in May of this year. Usually our supply of inventory goes down as folks don't want to move during the holidays. And there are those folks who want to be in their new homes for the holidays.
