This weekend, I showed two houses to the same investor. They are next door to each other. Both are 3 bedrooms, one bath, but it is a world of difference. The first house "A" is listed at $68,000. It has the living / dining room in the front of the house with the 3 bedrooms / 1 bath towards the back. Immediately, you know that it has problems. This weekend, I spent my first day out previewing houses in North Sacramento. I can't belive how many great deals are out there. There was one for $55,000, yes it is true, $55,000 the perfect investment house or 1st time buyer who doesn't mind getting there hands dirty. Best of all, it still had the 1940 charm with built in bookshelves and a wood fireplace. The other was a diamond in the rough, per say. So, what's the deal with buying an investment home home in North Sacramento? Investors, REOs are plentiful in this market and especially in this area. If you are looking for positive cash flow and a great return on investment this is area to look. You can buy a house that is less than $100,000, have a mortgage payment of appx $600.
