new jersey: First time buyers assistance--New Jersey, Ocean County

I just went to a great seminar at the Ocean County Board of Realtors and I wanted to let you New Jersey realtors know about a program for your first time buyers (or any buyers who have not bought a home in the last 3 years) who may need a little assistance (who doesn't??). Homes must be less than $429,619 and mortgages must be 30 or 40 year fixed. I can see from the nature of the replies to my post that some of you seem to feel pretty strongly that an Open House on Super Bowl Sunday is not the best idea I have ever had. I decided to do it since we just had a price reduction to 349K so maybe that will bring out some more buyers. We are in Giants country here in Toms River (I have a hug fan living in my house!) so perhaps there will be people otherwise occupied all day but we shall see.
