phoenix homes for sale: What's In My New Dream Home? - 06/28/14 11:17 AM
What’s In My New Dream Home?
Beazer Homes and ActiveRain have challenged AR members to write a blog post about the feature we’d most like to see in a new home.

In the post we should share with our readers why we think every new home should come equipped with this gem, or in my case gems, and why anyone living in a home without this feature(s) is missing out on the good life.

In Phoenix we have two serious and continuing challenges. Every homeowner faces the very real economic challenge of rising energy costs and we will eventually … (4 comments)

phoenix homes for sale: PUGROUP THERAPY! - 11/01/13 03:16 PM

Nope, I haven't adopted four dogs, although I couldn't find a cuter foursome if I was in the market, I'm still Mom to my two cats, Judy and Wilma and more recently I've been babysitting a desert box turtle, named Franklin, for a client.
This group of lovable lushes belong to my talented sister Sandy Laswick who decided to enter the Petco Halloween photo contest. She made the boys costumes, (I love how the outfits match the beverages), which the boys insisted on supplying.

phoenix homes for sale: I Love You Arizona... - 10/12/13 07:44 PM
I love you, Arizona; Your mountains, deserts and streams; The rise of Dos Cabezas and the outlaws I see in my dreams... is the opening of our official state song written by Rex Allen Jr. I can think of no better way to begin this post.   Arizona had it's 101st Birthday this past February 14th, Valentines Day, how appropriate. As states go we're youngsters having been the last of the 48 states to be admitted to the union.   People who haven't visited or lived in Arizona believe it's one giant desert, (remember all the John Ford Westerns), but the … (3 comments)

phoenix homes for sale: Is There Another Housing Bubble Forming In Phoenix? - 10/08/13 11:06 AM
For those readers who pick up a good murder mystery and then immediately turn to the end to see "who done it" the answer to the question "is there another real estate bubble forming in Phoenix?", is NO!
You probably noticed that Phoenix is in bold and underscored and that's because I make it a point to not offer opinions about markets other than my own. If you'd like to know what's happening with your local market contact your local REALTOR®.
I didn't think I would be writing about a possible "Phoenix Real Estate Bubble", anytime soon and certainly not in … (6 comments)

phoenix homes for sale: Great Food & Drink In Phoenix 85028 - Bootleggers! - 09/24/13 08:51 AM
If you're looking for an eclectic menu filled with great food and drinks in North Phoenix then Bootleggers is a must try. Bootleggers occupies the southwest corner of a small strip mall at 3375 E. Shea Blvd. in Phoenix, AZ 85028. On one of our first trips, my husband and I ordered the bacon board, a sampler of five different kinds of bacon, including my new favorite, Jalapeno bacon, on a wooden cutting board accompanied by sweet onion jam, whole-grain mustard, house-brined gherkins, and cheesy toast to dip or mix as you please.
And after only a few visits I've found … (5 comments)

phoenix homes for sale: Phoenix AZ Real Estate Market Report - September 2013 - 09/22/13 12:44 PM
Phoenix AZ Real Estate Market Report-September 2013
The buyers market that has existed in Phoenix, AZ Residential Real Estate for the last 24 months is beginning to cool off and move towards a balanced market. Phoenix active listings are up by 13% month over month and up almost 25% year over the past 3 months to stand at 3977 at the end of September 2013.
We are moving towards a balanced market but we're not there yet. 3977 Active listings is still a relatively low number for a city the size of Phoenix. Traditional listings in Phoenix are averaging only … (0 comments)

phoenix homes for sale: Water - Waste Not Want Not - 08/20/13 04:03 PM

Is there a more precious resource than water? We live in a desert and you'd think that people who live in a desert would take great care to conserve and protect our water supply. You'd think, but everyday, especially in the summer we see water being wasted.
There are many ways to waste water but one that really puts my teeth on edge is putting water in the street while watering a lawn. Someone turns the water on to water their lawn and forgets about it. Within a very short period of time there is water running down the street … (44 comments)

phoenix homes for sale: Home Buying Tips In Phoenix - Wait Not Want Not - 08/09/13 03:00 AM

Many local real estate markets are experiencing a shortage of available resale homes. This has created very strong seller markets in many parts of the country. The Phoenix Metro area is no exception. The Valley of the Sun has been experiencing a resale home drought for many months without any definitive end in sight.
There's an old saying "wait not want not"... actually I think it's "waste not want not" but you get the idea. In my version wait=waste.
Buyers who are serious about purchasing a property in our current market need to move quickly and deliberately.
-Here's a few … (5 comments)

phoenix homes for sale: My Open House Strategy - 07/26/13 04:29 PM

Many times, in our current market, a listing has multiple contracts within a day or two of going active and I never have the opportunity to hold it open but when I do this is my basic strategy.
If possible, I like to have at least five days to prep for an Open House.

Day #1
Make sure the client and I are on the same page as to date and time of the open house. E-mail/phone call reminder that the house needs to clean and decluttered. Order "Open House" Flyers, "About … (10 comments)

phoenix homes for sale: I Worked Over The Weekend and Really Enjoyed It! - 07/25/13 04:42 AM
I Worked Over The Weekend and Really Enjoyed It! I know there are agents that don't work on weekends. It's been a topic of discussion on AR and everyone has their reasons for and against. Working weekends has never really bothered me, in part, because most of my working life I've been involved with businesses that depended upon weekend business to survive. And the other, probably more important part is that I dont' have children... unless you count my two fur babies Judy and Wilma.
This past weekend a client, who is relocating to her new home in Avondale, AZ from … (6 comments)

phoenix homes for sale: I Don't Think My Agent Is Showing Me All The Homes Available - 06/19/13 03:13 AM
I Don't Think My Agent Is Showing Me All The Homes Available I had a "prospect" sign up on my NorthPhoenix-Homes.net web site last week and as I was looking over their registration information I noticed that they were looking to buy a home in the next few months but had checked the box that indicates they already had an agent representing them.
I went ahead and sent out a welcome email and the following day I called to see if they had perhaps checked the "has agent" box by mistake. Even though it seems pretty simple and straight forward, it's … (6 comments)

phoenix homes for sale: Phoenix, AZ Market Report - April 2013 - 05/11/13 07:13 AM

Phoenix, AZ Real Estate Market Report - April 2013
Even though Phoenix is one of the hottest real estate markets in the country Total Active Listings for the Valley of the Sun are down 4% over the past 30 days and 15% since November 2012. The low number of active listings has created a strong sellers market. Traditional listings are averaging only 50 DOM (days on market) for the entire valley and Lender Owned properties are averaging only 40 days on market.
Lender Owned (REO) and Short Sales (SS) make up less than 12% of Phoenix total active listings. The … (3 comments)

phoenix homes for sale: I'm A Social Media Fan, However... - 04/05/13 03:14 AM

I'm a social media fan, I love Active Rain and I'm on Facebook almost every day. I'm on LinkedIn and Google+ several times a week. Social media has been a big part of my marketing plan and has definitely contributed to my success as a one woman team.
Despite all that I still like face to face contact whenever I'm entering into a business relationship. Face to face helps me fill in the gaps or to paraphrase Paul Harvey it helps me "know the rest of the story". What's so great about meeting a REALTOR® or any other business … (14 comments)
