edwardsville real estate: Is buying a “fixer upper” still a good idea? - 01/06/14 02:16 AM

Here's a great summary of the reasons TO BUY or NOT TO BUY a house that needs a big renovation from my bloggind colleague Valerie in Virginia. What she has written for her Virginia buyers is also perfect advice or my clients in Illinois.
I'm often faced with telling the hard truth to buyers who fall in love with a historic property because I want them to have a great experience with their new home, no matter how much work it needs.
So, as Valerie says, if you have the time, money, patience and skill -- let's go find a fixer … (1 comments)

edwardsville real estate: Edwardsville and Illinois Home Sales, Average Prices Up - 09/21/12 01:37 AM
Illinois home sales in the second quarter of 2012 were up 23.7 percent over 2011.  That's the latest in a 14-month string of sales increases in the state.
Can you say, "Housing downturn is over?"  I can.  I've been busier since last September than any time since before the recession, and both buyer and seller activity keeps increasing in my primary communities of Edwardsville, Glen Carbon, Maryville, Collinsville and Troy.
In Madison County as a whole, growth is slower than the statewide figures, which are driven by market activity in Chicagoland.  A total of 667 homes were sold in the second … (0 comments)

edwardsville real estate: Tell Me Where It Hurts - 07/15/12 11:03 PM
Tell Me Where It Hurts.
Right, I'm a Realtor, not a doctor.  But if the thought of buying a new home hurts, I can help stop the agony.
You see, my goal is to make the process of buying a new home as painless as possible.  When I work with buyers, we spend a lot of time talking up front about their goals.
Why are they buying?
When do they want to be in their new home?
What are their needs and wants in a new home?
Once I understand their goals, I can form a partnership with them and their … (0 comments)

edwardsville real estate: Is the Edwardsville Market Picking Up? Ask My Sellers! - 03/15/12 02:41 PM
Is the Edwardsville Market Picking Up? Ask My Sellers!
On Monday of this week, two of my listings went under contract. One has been on the market over the fall and winter waiting for the right buyer to fall in love with it. The other was newly listed and attracted a buyer after only 10 days.
Like the groundhog who sees his shadow to predict the arrival of spring, serious buyers started popping up here in Edwardsville and Glen Carbon, Illinois in early February. They were out weeks earlier than usual and they were armed with pre-approval letters and serious intentions. … (0 comments)

edwardsville real estate: Why Isn't Your Home in the MLS? - 08/24/11 08:57 AM
I answered a consumer question from the real estate website Trulia today that has me wondering.
The consumer asked for more details about a property here in Edwardsville, Illinois.
I searched our MLS (multiple listing service) and, finding nothing, searched the public records in Madison County for that address.
That's where I found the property and noted that it had been sold in the last couple of years. I replied that the home was not currently listed for sale in our MLS and told the consumer about the prior sales history.
Here's where the story gets interesting...
I received a reply … (1 comments)

edwardsville real estate: It's Sold. Click. - 07/18/11 11:58 AM
Today I was showing homes to a couple of terrific young men who attend SIUE -- Southern Illinois University at Edwardsville -- in Edwardsville, Illinois.
We were on the hunt because the parents of one of the students were planning to do exactly what I've been suggesting to many families -- purchase a home in Edwardsville to take care of their housing needs for the years that their son will be at school.
We found a property that fit all of their needs and as we were locking the door and heading toward the car the student made a comment about … (4 comments)

edwardsville real estate: FOR SALE: 5231 State Route 159, Edwardsville IL - 02/24/11 08:48 AM

This three-bedroom brick ranch is located just north of downtown Edwardsville and close to Southern Illinois University at Edwardsville -- SIUE.
You'll feel close to everything, but far away on the large 3/4 acre lot across from Fox Creek golf course.
Parents bought the home for their college students who are moving on and now the folks are ready to sell. (SIUE parents -- this is a great strategy for those college years. Your student's roommates contribute to your mortgage with their monthly rent payments.)
Highlights include: Three bedrooms, two fireplaces, dining … (1 comments)

edwardsville real estate: Are You Ready to List Your Edwardsville Home For Sale? - 02/09/11 04:59 PM
Are you ready to list your Edwardsville home for sale?
We like to call this time of year, "Selling Season."
It's that time when the serious buyers pop out -- much like the February groundhog -- to see what's on the market and make their moves, roughly between Valentine's Day and the end of July.
Don't get me wrong, there is still plenty of activity after this six-month period, but the vast majority of home buying will be done in these next few months.
So if you're thinking about selling your Edwardsville or Glen Carbon home in 2011, it's time to … (0 comments)
