campbell county homes for sale: One Dirty Dog - 05/07/09 10:19 AM
I went outside today to take some pictures.  It was a beautiful day.  We had had some rain for the past few days so the grass was real green and  the flowers were blooming all over.  I wanted to take advantage of the beauty and take some pictures of the flower garden I planted last year. It is not unusual for the dogs to go out with me & and wander around sniffing like dogs do.
I turned my back just for a few minutes as I got absorbed into picture taking and the next thing I knew Rosie was nose … (1 comments)

campbell county homes for sale: Should I rent or should I buy? - 03/26/09 01:19 AM
Many people are wondering these days.  There is much to consider in home ownership.  There are closing costs and down payment and even after you purchase a home there is home maintenance costs.  Taking a hard look at the whole picture to make sure the benefits out way the costs requires a plan.  I love how the Internet now gives us the resources to figure some of the answers to the questions out.  To learn more where to find these tools visit my blog at http://www.NannetteSaunders.com .

campbell county homes for sale: Snow in Central Virginia - 03/01/09 09:19 AM
It doesn't happen often.  And for some it does not happen often enough.  As for me I'd be happy if it never happened because I don't particularly like it, unless I had planned on staying home for the day.  Because that is about as long as it lasts at the most.
Today we got some snow.  They are calling for six to ten inches.  I can't remember when we have gotten this much snow.  Yes, I can it was in the middle 90's, ten or twelve years ago.  So I guess we are due.
When folks relocate to this area they … (8 comments)

campbell county homes for sale: Foreclosures at Smith Mountain Lake - 03/01/09 07:08 AM
Many homes at Smith Mountain Lake are primary residences but many are vacation and second homes.  The President's plan is structured to only help those struggling with the payments on their primary homes.
Homes at Smith Mountain Lake are no exception.  It is unforturnate for the current homeowners as they watch their property values decrease.  However, it is a great opportunity for anyone who ever dreamed of owning a home at the lake.

campbell county homes for sale: Central Virginia Is Packed With Some Great History - 02/28/09 04:07 AM
I have worked with tons of folks relocating to Lynchburg, Campbell County and Bedford County since 2003.  As we drive around looking at homes and enjoying the countryside I usually end up giving a little history lesson on Central Virginia.  I have lived here since 1988 and you would think from the stories that I can tell that I knew the founding father, John Lynch, himself!  I am in love with this area and passionate about it's history and its future.
There is much to discover and explore.  The people of this community are very proud of the history.

campbell county homes for sale: This was not a showing - they were buyers! - 10/12/08 08:18 AM
Mr and Mrs. Seller get a call from their real estate agent that another agent has a buyer to look at their property which has been on the market for over 100 days.
Mrs. Seller is tired of showing the house.  Every time they have to go through the house and pick it up, shut the lids of all the toilets seats, turn all the lights on, take out the trash etc... So recently she has gotten Lacksy Daisy about it.  She decides that doing these things has not worked and now convinced that the real estate agent doesn't know what … (21 comments)

campbell county homes for sale: Agent Betrayed - 09/18/08 11:42 PM
Dear Mr. and Mrs Buyer:
When you initially contacted me to help you in the search of your home I thought through our initial contact and my continued follow up that we had developed a rapport of trust and mutual respect.  You seemed to enjoy the benefits of my market expertise.  We emailed and spoke on the phone at length.
I explained agency and you told me you were not working with another agent.  I explained to you how I get paid and that I had your best interest in my heart.
I am a professional.  I know that in business … (26 comments)

campbell county homes for sale: My Listing Agreement Has Expired Do I Still Owe Commission? - 09/13/08 04:39 AM
Last night got a phone call from a friend, out of  the Central Virginia market area, who had their home listed with another agent.  They told me that when the house was first listed the agent showed the property a lot, but in the past three months, there has not been any activity.  In the beginning, the agent held open houses, but the last few months has not been in contact.
The listing agreement expired and soon after that, someone contacted the seller and made a verbal offer.  Seller would like to accept but does not want to have to pay … (45 comments)

campbell county homes for sale: Death of an Ordinary Agent - 09/12/08 02:08 AM
Recently I have talked with a few of my fellow agents in the Central Virginia market.  I guess I should not be surprised that many are looking at other options as a source of income.
One of the differences I see between the agents that are doing well now and those that have found other options is that they are setting themselves apart in a unique way.  I think many are creating and tweaking their target market and niche.  This down time has allowed for more time to sharpen marketing skills and do some soul searching. Aligning priorities with business goals … (7 comments)

campbell county homes for sale: Nine Price Notions - 09/03/08 12:29 AM
I've heard it all.  Sellers are basically all the same.  They all want the most they can get for their property in the fast amount of time with the least amount of inconvenience as absolutely possible.
However, one truth that does not change no matter what the market, is that price must have relationship to value.
Here are some popular pricing objections from sellers I've heard through the years:
1.  Another agent said it was worth more
REAL VALUE:  Only to ask for at least one price reduction before the listing expires.
2.  Our home is nicer than those … (7 comments)

campbell county homes for sale: Why it cost more NOT to use a Realtor? - 08/28/08 02:56 AM
A lot of folks think that Realtors work for free and they take tons of money to promote a property.  (How those two things could possibly be true at the same time is a mystery.)  But if it were true, that Realtors work for free, that would be a great deal for the homeowner.  If it were true that selling a house was easy, more folks would be doing it.
Selling your home without a Realtor could actually cost you money.  Why is that?  Because the buyers searching out For Sale By Owners (FSBOs) are looking for a bargain.  They don't … (4 comments)

campbell county homes for sale: I bought the wrong house! - 08/16/08 01:03 PM
Buyer's remorse, everyone gets it from time to time.  Once all parties have agreed to the terms of a real estate transaction in the state of Virginia than it is a legal binding contract and the penalties of default could be very expensive.
Well, I sold this cute little lady a house.  It was a great corner lot with new windows, new air and heat systems, new laundry room, new roof and updated plumbing and electrical.  She got a great buy and a wonderful front porch to sit on.  It was an older home and had a lot of charm too!

campbell county homes for sale: This is just PRACTICE, I'm not perfect - 08/14/08 10:59 PM
Attorneys practice law.  Doctors practice medicine.  Realtors practice real estate.  Practice, lets see what Webster says:
1 a: carry out, apply <practice what you preach> b: to do or perform often, customarily, or habitually <practice politeness> c: to be professionally engaged in <practice medicine>2 a: to perform or work at repeatedly so as to become proficient <practice the act> b: to train by repeated exercises <practice pupils in penmanship>3obsolete : plotintransitive verb1: to do repeated exercises for proficiency2: to pursue a profession actively3archaic : intrigue4: to do something customarily.
This is what I do, real estate transactions.  Quite a few every month on a regular basis for several years now.  Granny … (15 comments)

campbell county homes for sale: If Muhammad Ali was a real estate agent - 08/11/08 06:59 AM
In this market it really helps to have someone to inspire you. I search for inspiration as I work through some of these transactions these days. And I can't help but think of some of the real fighters of our time.
One of the greatest fighters of all time no doubt is Muhammad Ali. He remains the only man to have won the linear heavyweight championship three times. And he was also the winner of an Olympic Light-heavyweight gold medal.
One of the most famous quotes he is known for is: "Your hands can't hit what your eyes can't see. … (6 comments)

campbell county homes for sale: Please Don't Feed the Alligators! - 08/10/08 08:13 PM
Watching the discovery channel I learn more about real estate. I saw the alligator wrestler prepare to take this huge gator out of an area that made it dangerous for humans to be near, in order that everyone could be more safe.
You see the people in the area thought it was cool to feed the alligators and then it soon got to the point that the alligators thought this was a food source and well it does not take an Einstein to figure this out.  So they had to call in the professionals to remove the alligators and resume a … (46 comments)

campbell county homes for sale: How A Pawn Broker Can Help Sell Your Home - 08/10/08 10:46 AM
Pawnbrokers have a reputation like a used car sales man or some folks might say a real estate agent.  In my other life (prior to a licensed real estate agent in Central Virginia Lynchburg area) I was a pawnbroker.  Yep a woman pawn broker.  I had many customers that thought they could take advantage of a woman pawnbroker, after all this is the south and a small conservative town.  What does a woman know about guns and gold and electronic equipment?
Little did they know I have a concealed weapons license and I pack.  I can actually shoot a gun pretty … (9 comments)

campbell county homes for sale: Myrtle Lane Altavista - The Prettiest Street in Altavista - 08/06/08 08:56 AM
When we first bought our home on Myrtle Lane in Altavista I had no intention of living in it. Due to the market changing we ended up moving in, in May of 2007. By then we had done over $100,000 in renovations on the property and actually I started liking the area.
So many people have asked "Where do you live?" and I say "On Myrtle Lane." They say, "Oh.... you live on Myrtle Lane...." It seems that the locals seem to have a high respect for the street. I admit that it is probably the prettiest street I've ever seen. … (14 comments)

campbell county homes for sale: No Spin Real Estate! - 07/30/08 04:33 AM
Some folks are fans of the FOX Channel.  I can't say I'm a real "fan" as I am not a T.V. watcher.  But, I do watch it as my loving husband is a fan.  So only by association am I a fan.  Now you can decide what you want about me based on my T.V. preferences if you choose.
However, when it comes to real estate I am a huge proponent of NO SPIN REAL ESTATE!  I just got a call from a long time associate.  She and I did business together way before I was licensed.  She got a hold … (4 comments)

campbell county homes for sale: Are You A REALTOR or a FAKETOR? - 07/23/08 03:37 AM
What is a "TOR"?  Are there real "TOR"s or are there fake "TOR"s?
Webster's dictionary defines TOR: noun; rocky pinnacle; a peak of a bare or rocky mountain or hill.
Could there be real peaks of a rocky mountain or could there be fake peaks?
The question relating to real estate is:
If the mountain, is the climb, to the dream of home ownership, are you the peak?
Are you on the top?  Are you the summit of the dream of home ownership in your client's mind?  When it comes to home ownership are you top of mind in your client's mind?
Climbing … (16 comments)

campbell county homes for sale: My Sons and Those Like Him Are Why You Can Be a Home Owner! - 05/13/08 10:17 PM
I am not just being biased because he is my son.  However, this is only my opinion.  My son who served in our armed forces and defended our country for the past five years returns home today.  He joined shortly after 9/11.
In many parts of the world home ownership is not a dream let alone a reality.   We are very lucky in our country anyone can own a home if they have the means to pay for it.  If you have a dream and work hard you can own as many homes as you want!  There is no limit!
It is a special … (33 comments)
