Many homes at Smith Mountain Lake are primary residences but many are vacation and second homes.  The President's plan is structured to only help those struggling with the payments on their primary homes.
Homes at Smith Mountain Lake are no exception.  It is unforturnate for the current homeowners as they watch their property values decrease.  However, it is a great opportunity for anyone who ever dreamed of owning a home at the lake.

lynchburg: Lynchburg Virginia 2008 Market Report - 01/08/09 12:13 AM
The Lynchburg Virginia market report for the month of November was record breaking, until the Market Report for the month of December came along.
Nearly twice as many homes were listed between the month of November and the month of December yet approximately the same amount of homes actually sold.  This increased the inventory in this area quite a bit.  Absorption rate is very high in some areas of Central Virginia.
Specifically in Lynchburg City limits only, in the month of December 41 properties sold and 34 of these homes sold were single family homes.  This was a decrease in the … (7 comments)

It is 2009.  The year is different.   And I hate to say this…guess what?  We’re still in a recession.  I hope that we recover and I hope it is soon but I am not counting on it. 
Counting on it would mean I am expecting those in D.C. to look out for my financial future.  Historically that has not worked out so well.  No one has ever looked out for my financial future better than I could do it myself.

Since the market has slowed down I have been asked much more often to make a verbal low ball offer.  Our state of Virginia like many others do not recognize verbal offers as offers that are enforceable.  Even if you are serious a verbal offer just does not sound serious.  A verbal offer just sounds - less than a real offer.  And I am not talking about price.

Why do you think a buyer prospect is calling on your ad?  Do you think they are calling because the need a Realtor?  Some may be.  Do you think they are calling to schedule an appointment?   Some may be.  But more than likely they are calling to eliminate this particular house from their search.

It's been said that a cold lead is afraid of being taken advantage of, while a referral is afraid of being taken for granted.  Referrals present a viable and lucrative revenue stream to real estate professionals.  The key is to cultivate and communicate with your client base and other referral sources and harvest the referrals you want.
Bottom line is not the money - it is the referrals.  The only way to get the referral is to develop relationships.  You develop relationships by giving value over and over.

It is a little complicated.   Water rights in the eastern half of the country are normally divvied up based on what is known as riparian rights.  Riparian rights means that the owner has the right to a reasonable amount of water that flows next to or through their land.
In a land grant from the British Crown, the King gave Virginia the rights to the James River.  It has become an intrical part of the history and the success of Lynchburg.

Two weeks ago, really ten days ago, I put out the humming bird feeder.  The first week of April is when the "scouts" are out.  I've never been successful with a hummingbird feeder, but I've never really tried either.  I just put in a 1/2 effort and put it out too late probably for the scouts to get wind of it and by then they had found their favorite places to feed.  Hummingbirds are territorial so they won't usually venture out of their territory.

Earlier this week I decided to hang out the humming bird feeders and fill up the bird feeders.  The first week of April the "scouts" are out to find the feeding places.
I have "feeding stations" strategically planted around my house.  One on the deck.  One just outside the bay window in the kitchen and another outside the window of my home office.  Each station has different kinds of seeds to attract different types of birds and to hopefully provide a wide variety so they don't fight so much.

Half way up the driveway leading to the Avoca Estate in Altavista stands ancient black walnut tree that ranks as one of Virginia's most misconstrued Revolutionary War landmarks.
Under this tree in 1780, Col. Charles Lynch, a self-appointed magistrate, administered his "rude justice" upon Tory conspirators and patriot turncoats.  The corporal punishment consisted of 39 lashes with a whip or until the malefactors cried the patriots' motto, "Liberty," and pledged their fidelity to the Republic. 
From these floggings, "Lynch's Law" was added to the legal vernacular.

Death came early in live for many, in the first years of Lynchburg's history.  The cities of the dead in Lynchburg grew just as fast as the town.

I married an Irishman.  Somewhere along the way the "O" was left off, for whatever reason. 
But the town of Lynchburg was founded by an Irish immigrant named Charles Lynch, yet we don't have a St. Patrick's Day Parade.  It was Charles' son, John who laid out the plot for the city and his other sons started the ferry business. 
We have more Irish history than just our founders, as it was mostly the Irish who built the James River & Kanawha Canal.  Without these Lynchburg would have not gotten on the map.
