Sunday provided an incredible sunset at the Sandpiper Beach in Pelican Bay.  In the 12 years that I have lived here, I have seen some truly beautiful sunsets.  Last night's sunset was truly awesome.  I snapped some photos to share.
New Years Day found an offer coming in on my 1500 Lambiance Cir #101  The offer was just finalized on Friday. I do not anticipate any problems with this transaction as the unit is in tip top shape.

This summer produced a pretty quiet real estate market.  Since August 5th, there has only been eight pending low rise sales in Pelican Bay.  We have only had 7 closed sales since that time.
In doing the statistics this time, I decided to include all the unsold units because I wanted to see a larger picture of what is failing to sell.  The Unsold/Expired category now includes all the terminated and withdrawn listings.  Many times if a unit fails to sell the listing agent will terminate the current MLS number and then re list the unit under a different MLS number with … (0 comments)

Yesterday the Board of Directors voted in a special capital assessment for all residents in Pelican Bay.  This special assessment will be $500.00 per residential unit for each of the fiscal years 2008, 2009, 2010.  The $500.00 special assessment will be billed to residents in October of each respective year to correspond with the invoice for the annual operating assessment.  For more information on this Pelican Bay residents can log into www.PelicanBay.org

pelican bay naples fl: Results of Pelican Bay Special Assessments Meeting - 08/28/07 01:24 PM
The Naples Daily News reported on the results of the Pelican Bay Meeting on special assessments.  While there was no immediate actions taken, the board will be reconsidering the topic in September.
If you haven't seen the purposed annual assessment take a few moments to read it.  There are many items on the budget you may disagree.  I am for the Wi-Fi throughout the community.  I am also for the security cameras. I need more information on the over 2 million they want to spend on work force housing.

If you live in Pelican Bayand have given the Pelican Bay Foundation your E-mail address, you received an e-mail on Wednesday 8/22 outlining the Proposed Fiscal Year 2008 Annual Assessments  You may want to print out the proposal and read it as the Foundation's Board of Directors will be considering the proposed assessments at their monthly Board meeting Monday Aug. 27th at 9:00 A.M. at the new Community Center.
This proposal deals with raising the yearly Pelican Bay operating and replacement reserve fees from the current $1,137.00 ($844.00 O&R plus $293.00 for cable TV) to $1,279.00 ($971.00 plus $308.00 for cable TV).

Everywhere I turn I am asked, "How is the real estate market?"  My answer is SLOW.  Since January 1st of this year, L'Ambiance has only had 3 closed sales.  57% of all the listings taken in L'Ambiance are failing to sell.  This is the same percentage of low rise listings failing to sell in Pelican Bay at present.
When I did the statistics July 31st for all the low rises in Pelican Bay, the average price of the 44 low rise sales was $597,645.00. On May 5th of this year we had 28 low rise sales with an average price of $612,961.00. On … (0 comments)

I  finished calculating all the 2006 Year To Date average sales prices for Pelican Bay.  To view these stats click on:  http://www.naplesbuys.com/2006YTD.htm 
When I initially looked at all the averages, I saw an increase in appreciation all across the building types in Pelican Bay except Mid Rises.  Pelican Bay Mid Rises showed a decrease of 4.15% in 2006 from 2005.
If we look at an increase in appreciation for 2006, it is misleading.  Let's take a look at Low Rises in Pelican Bay.  If we take the 11.45% at face value, we would assume that we had an 11.45% increase in appreciation from … (0 comments)

Good news!  The company I work for has reported that pending sales have been increasing.  The ratio of sellers calling me to list their properties for sale is still higher than my buyer calls.  Right now all the buyer calls I seem to be getting are buyers looking for a "steal."
