Once 'flatlanders' discover our beautiful Blue Ridge Mountains of North Georgia, they are drawn back again and again, and eventually want to buy a cabin up here - either to use as a vacation home, or to retire to permanently. Our curvy --and often unpaved -- mountain roads can be somewhat intimidating at the start, and I am often asked how the roads are to navigate in the winter. The overwhelming majority of properties that I sell here in Blue Ridge are vacation homes. With the historically low mortgage rates we are seeing right now, I have been asked by several of my clients if it makes sense to refinance. There is no 'one-size-fits-all' answer. Second-homes are considered riskier investments, so rates are slightly higher -- typically a quarter of a percentage point. But, if the home is rented more than two weeks out of the year it is considered an investment property and lending requirements become much more stringent and will undoubtedly be subject to higher rates. On August 14, 1937 the Appalachian Trail was opened as a "continuous footpath" that spans about 2,180 miles from its southern terminus at Fannin County's own Springer Mountain to Mt. Katahdin in Maine. While close to 2,000 hikers a year attempt to walk the entire Trial, known as a thru-hike, only a small percentage succeed. The total number that have actually made the complete hike from start-to-finish in one attempt -- which usually takes between five to seven months -- is fewer than 10,000. The apple orchards of our beautiful North Georgia mountains have long been winning awards world-wide for their fruitful bounty. Move over apples...there's a new fruit in town that's winning awards -- grapes. There are now over 20 vineyards and wineries growing in the North Georgia mountains, from Tiger in the northeast corner to Ellijay to the west. Several of these wineries, including Tiger Mountain Vineyards and Dahlonega's Wolf Mountain Vineyards and Winery, have recently won prestigious awards competing with wines produced from more established wine regions like France and California. Today – for anyone who has been on Google knows -- is the 79th anniversary of the first drive-in theater which opened in in New Jersey on June 6, 1933. According to Drive_Ins.com, during the 1950’s – the Golden Years for drive-ins – the number of drive-in theaters across the nation exploded, reaching a high of 4,000 theaters in 1958. The 70’s and 80’s saw a marked decline in the number of theaters, owing in part to the expanding home video market, and today there are only 336 drive-in theaters in existence – five of them in Georgia. Santa's not the only one making a list and checking it twice. Turns out prospective buyers may cross your home off their list if you get a little too carried away with the tinsel and holly. According to an article in The Atlanta Journal-Constitution, simplicity is the key for home sellers when decorating for the holidays.
