It has been a while since my last post. In an attempt to jump start my business here in the Caribbean, I have had to take some time away from all of my extra-curricular internet marketing strategies and focus on my current business. As I continue to take my online marketing strategies to new heights, I keep coming back to one consistent problem: my clients are either overseas or stateside, which puts a damper on me being able to provide them with everything they need to make a decision. Now is the time for the cream to rise to the top. Are you a top producer? Do you have all the time in the world and little cash? Start thinking outside the box. Newspaper ads aren't working. Website banner ads can be high cost low return (depending on the source). Anyway, now is the time to get creative. Today we compiled a "Season Greetings Card" with a seasonal promotion for our services. Sure we could have mailed them out and gone back to our listings. Location, location, location!!! But, how is location really affecting your business? Our current location is on the water in a high end shopping center where Yachts and Cruise Ships come into port. Unfortunately, while this helps with second time home buyers and state-side clients... however this does very little for our local market. We are currently exploring the idea of a Kiosk in the local mall. Our goal would be to grasp a larger share of the local market. In a world of internet marketing do you feel high traffic locations are worth the extra overhead? Any other thoughts about location (1 comments)

You may find it hard to believe, but we don't have any ocean front properties in Idaho. Yes, we do have plenty of potatoes, but that just doesn't cut it. So, when I arrived in St. Thomas, Virgin Islands it was no surpise that my marketing strategy would need to be tweaked. However, I had always figured that I would need to competely change my entire business model to cater to the "high end luxury homes". I have been a little down and out lately due to a cold, appendicitis, and lack of financial resources. I see a lot of companies out there have at least one or two development projects that they market. We are one of the few "franchise" companies in the area that are not marketing any subdivisions or development projects. Do you have an experience with the results or effectiveness behind taking on one of these projects? Would you recommend them? If so, any tips or advice?

Have any of you had success with being a neighborhood expert on point2homes? I recently took a really large risk and spent some money to become a neighborhood expert. I figured this would help me ten fold. I will be forced to take the time to set up each neighborhood information page. I will be back on track to learning the market in these areas. Sellers will see me through gained exposure of being in front of them. In turn more hits on my websites. Each neighborhood costs $20.00 This lasts for 3 month period which is a good time base for (9 comments)

What are people doing to get a featured post? I see so many people on here getting featured posts, and once upon a time I too had one. However, I had absolutely no idea how or why my post was featured. Are there certain criteria? Any tips or ideas on how this happens would be greatly appreciated! Wow, I can't believe I wasn't on this site earlier! In one month I have learned more information, and new ideas from this site than all the other sites I have been on combined. I see the top agents on this site doing a lot of local topics and I am having a hard time finding a way to not copyright information from my area onto the site. marketing: Should I create a team?

I had an idea last night and I am not sure if it will work. I figured that the best way to find out if it is feasible is to ask my ActiveRain mentors! How well do teams work? I was thinking about forming a team within my company and recruiting agents and other people to be apart of it. We would pool our resources and each person would have a role. It would basically be a real estate services company within our brokerage. The idea would be to have a one-stop group: investments, property management, buyers, sellers, marketing, etc… (3 comments)

So the time has finally come; the question must be asked.... IS THERE ANYTHING BETTER THAN CRAIGSLIST? Over the past 6 months Craigslist has transformed into a top ten site in the country. However, as an agent I do not find it nearly effective as it used to be. So, I am curious... is there anything out there that is more effective or has the potential to be better than Craigslist? Also, if you feel that Craigslist is by far the best site out there... please share why!!!

Seriously, what is the Best Lead Company available? I have heard that there are some good sites/companies out there, but I have heard many many more bad things about them. Are any of the companies really worth paying for or could this money be better spent? My budget is tight and I have many great free resources, but I would like to invest some money each month towards some sort of lead company. I just can seem to find one that stands out.

This past weekend I was approached by a person who used to be a real estate agent. She heard through the grape-vine that my specialty is marketing properties. She previously had her license for quite some time and is firm on doing a FSBO. However, she would like help marketing her property through all of the available resources.
