realtors: Get everything in writing…….always! - 06/08/16 03:53 AM
Get everything in writing…….always!

It never ceases my amazement how many agents say one thing but deny what they said later. This is very concerning to me when it comes to negotiating or entering into a contract on a Real Estate® transaction.
Back in the 90’s we didn’t have much communication electronically. Everything was done the old fashion way, Realtors® would pick up the phone and call on a landline. It also wasn't rare for the two agents involved in the transaction to actually meet in person. I kind of liked the old fashion way, but the only issue with that was we had … (5 comments)

realtors: Realtors® Step up to the plate for your clients!...Don't rely on your Title agent to check for any open permits...check yourself! - 01/26/11 06:55 AM

I've been a Realtor® for more than 15 yrs. I mainly list properties so I try to make sure that I cover all the bases regarding the Real Estate part of the transaction.
You might be wondering what I mean by that. For example...during the process from contract to closing...I have to make sure that everything is moving a long on my end. I try not to step on any ones toes so I'll usually take a step back when it comes to the other parties involved. I have to be pretty confident that they will do their part and stay … (4 comments)

A friend of mine sent this video to me. It's just another day in the life of a Realtor®.
If you're a Realtor..... you must watch this.....it's hilarious but true. I think every agent needs to watch this.
I'd love to see how many of you were in this situation before...I bet many of you have....Enjoy!

realtors: Attention all Realtors...Congress has not extended the flood insurance policy and it expires September 30th 2010 - 09/21/10 06:47 AM
This post is via Pablo Samsing - Florida Mortgage Solutions Group Inc.
Important Notice:
Congress has not extended the flood insurance policy and it expires September 30th. What does this mean to you? If you have a closing after September 30th, around the first ¾ of the month of October, you may have an issue if the home is in a flood zone; which most of Florida is in a flood zone.  If your broker has not gotten the flood insurance for your client before September 30th, then you will have to wait til congress extends the flood policy.  Last time it took … (0 comments)

realtors: Why does this Realtor® always give people the impression that they are angry and bitter? - 03/02/10 11:43 PM

Why does this Realtor® always give people the impression that they are angry and bitter?
That's a good question that any Realtor® with half a brain could answer.

I've been in this business for about 14 yrs now and if I look aback as when I was in Real Estate school....I thought most of the information we learned would never be used. I still believe today that you need more street smart than anything else. Don't get me wrong......I do believe that some education is good as long as you get some sort of benefit from it but … (66 comments)

realtors: I saw the tears in her eyes... running down her face...but they were tears of joy...not sadness. - 08/29/09 03:08 AM
Last week I went to my office to do some unfinished paperwork.
Sometimes I just like to go into the office....get some things done and also just to say hello to some of my comrades and hear the daily buzz.

So I'm standing at the front desk talking to the office assistants and I look across the room and I see this women holding up a piece of paper with what looked like a copy of a check. I wasn't looking directly at it so I really didn't pay much attention to the amount on it as that wasn't any … (85 comments)

realtors: Do you walk or take the money and run? - 06/22/09 01:41 AM
Do you walk or take the money and run?
As a licensed Realtor®...I'm always concerned about ethics...honesty and guilt. I've been selling Real Estate full time for almost 14 yrs and I've experienced 3 different markets. I've seen the good..the bad and now the ugly. But in the end when a decision has to be made...the final decision is made by your client. Whether it be the seller or the buyer...it's their call. Sure....we can advise them but we really can force them into doing anything and I like it that way. Have you ever heard the story about the Realtor who … (58 comments)

realtors: Which Realtor® are you? - 06/19/09 11:12 AM
Which Realtor® are you?
I'd like to see which Realtor® you would consider yourself to be. Take a look at the list and I would love to hear from all of you. I'm not saying you have to be perfect or follow all of these...well maybe about 90% of them will tell you what type of an agent you claim to be.
This list comes from my past experience of the types of agents I've had the pleasure of working with and the not so pleasurable ones that make us all look bad.
I didn't itemize them so it could be … (83 comments)

realtors: Market Price or Wish Price? - 10/02/08 03:52 AM
I originally wrote this blog back in October of 2006. It was my very first blog but I'm reposting it so we can look back at how close I was to my predictions. Please note that when I wrote it...I wasn't as experienced in blogging as I am now but my knowledge of the market was pretty close to the outcome we are seeing now so enjoy the content!

Unfortunately for sellers... they are still in that mode that it's still a sellers market and they are still looking to get that big 25% return we were all getting the last 3-4 years, I … (67 comments)

realtors: Do you expect me to stand outside naked with a for sale sign on my butt? - 09/29/08 02:14 PM

This is the third different market I've experienced and it's probably the toughest one I've seen in my almost 13 yr career in Real Estate.
Some sellers are very nervous and then there are some sellers who wish to ride out the storm and wait for their price and then there are the sellers who can't sell so they just don't care what happens.
One of the biggest challenges that we... as Realtors® are experiencing right now is the pressure we're facing if we list a home for sale and no matter what we do ....it just won't sell.
Obviously with the way our current economy … (82 comments)

realtors: FSBO....FSBO... where for art thou FSBO - 08/27/08 03:26 PM

For the last few years my partner and I are always looking for other ways of produce income for our Real Estate business.
Along with our listings...we've also been showing properties to more buyers now then we ever had to in a long time. I usually handle the listings while he takes the buyers for the "Grand Tour". He's even going the extra mile by providing cold drinks or coffee if it's a morning run.
I....on the other hand have been going back to the basics. As much as I dread doing this but...I used to drive around once a week … (34 comments)

realtors: Please shut off the lights....leave your card...lock the door and say good bye. - 08/07/08 04:20 AM
Most of the time I list property and other times I show other agents properties.
My last post was my reaction to a listing agents lack of response and how I've been trying to show their property so now I'll talk about the other side of the coin.
When I call for showing instructions the listing agent will also ask me to leave my card...shut off the lights and lock the doors. In my 12.5 years in the business I don't remember if I ever left a light on or lock a door when I leave. We all make mistakes but … (29 comments)

realtors: Consumers....Watch Out- Would Your Realtor® Jeopardize Their Real Estate License with this deal? Part II - 07/30/08 11:33 AM

This blog ended up being part II of a blog I wrote called Consumers....Watch Out- Would Your Realtor® Jeopardize Their Real Estate License with this deal? Part I  back on 10/13/07.
It was a true story regarding an unusual offer I received on one of my listings.
The reason I wrote about it was I was hoping for lots of feedback and I was uncomfortable when I looked at it and had to present it to my client. Also when I presented it to them I let them know that as their Realtor®...I felt there was something very fishy with this offer and … (22 comments)

realtors: Realtors® .....Short Sales and lost mitigation departments.....Are they all on the same page? - 06/25/08 10:36 AM
There are many different opinions on how to do a short sale.
Some people say they take an average of 90-180 days....some took 8 months and some have close in 50 days. I have been lucky to have closed my most recent one about 4 months ago in 47 days! WOW!
It really all depends on the lender....how many mortgages the borrower has....are they two different banks or are they the same bank and the buyer is approved by the same lender...how upside down they are and of course the worst part is having to call them once a week just … (18 comments)

realtors: Getting in the head of the mindless and lazy Realtor® - 04/27/08 05:46 AM
I always wondered what it would be like to read peoples minds. I figure that if I could do that I would always be able to take care of any problem or solution before it's too late.
So today..... I decided to take a little trip today and get inside the head of the mindless Realtor®.
I wonder what kinds of interesting adventures I would come across.
Since I consider myself a pretty good Realtor®. I always wondered about how the bad ones can just sit back and conduct business the way they do. Is it where they came from? Is it that they are … (21 comments)

Blame Your Realtor®....who else can you Blame?
When the buyer gets a loan approval and then can't close because their loan program is no longer available.....blame your Realtor® When the mortgage broker lies to your buyer and the loan falls through at the last minute...blame your Realtor® When the appraisal comes in lower than the agreed purchase price....blame your Realtor® When the buyer complains that you only showed them 100 homes and they still don't buy anything....blame your Realtor® When the buyer closes on their new home and they find out that they paid the highest price in the neighborhood...blame your … (118 comments)

realtors: Consumers should know that Realtors® are consumers just like them - 01/23/08 07:54 AM
Consumers should know that Realtors® are consumers just like them.
Selling Real Estate over the last 12 years has been a full time job. Most of the time it seems that I do a lot more for what I deserve to get paid but hey....that's just me. I always seem to have to go the "extra mile"when it comes to giving my clients the best service they can get. I wrote a blog a while ago called I am the slimiest Realtor®. This post is a prime example of going the extra mile.
When there are issues and I have to explain them to my clients the … (24 comments)
