Fort Smith Real Estate Market has seen a gradual increase in residential sales.  Sebastian County sales for the April 2008 are proof of a good market shift.  I've been posting about getting out to view homes because I've seen an increase in activity in the Fort Smith Real Estate Market.
You as a buyer, can continue to wait and hope rates drop even lower, or you can make a great investment in your future to purchase a home now.  The pricing of most homes on the market have been brought in line with area sales.

The Old Fort Homeless Coalition needs your assistance.  The Homeless Coalition needs volunteers who would be willing to serve on the local Board of Directors.  The primary purpose of the organization is to put an end to homelessness in the River Valley.

Residential Sales in Sebastian County have taken a slight dip in the Market in comparison to February 2006.  Sebastian County Sales have have been very good with a decrease in the Average Days on the Market.  The Average Sales Price of the homes have stayed consistent, but the number of units sold have dropped.

Contrary to the media hype of the Real Estate Bubble Bursting; Crawford and Sebastian Counties have seen a 24% increase in New Construction sales for the month of January!  How's that for a bubble burst?  It's a burst of great news!  News that the River Valley is a great place to purchase a new home.
January 2006 the median selling price of a new construction home was $137,535 with an average of 93 days on the market.  January 2007 has shown and increase in the median selling price to $154,148, and an average of 107 days on the market.

Sebastian County is considered the Heart Beat of the River Valley.  The county has several New Construction Subdivisions throughout the area.  Previously owned homes sales are still very consistent with the current market.  Below are the Fourth Quarter Sales for a few cities in Sebastian County.  The median price of homes sold in Sebastian County the Fourth Quarter of 2006 was $125,274.  The average days on market was 74 days, with and estimate of 98% to list price.

Ground was broken on September 12, 2006 for the new community center located at Martil Luther King Park.  The Elm Grove Community Center is scheduled to be completed by June 2007.
Susan Berry, commission member, thought the name represents a more multicultural area of town instead of a single person, which would be more inclusive.  Billy Bob Williams, another commission member, wanted to see the name attached to the building.
What is in the name Martin Luther King?  I don't understand how a commission could NOT see the inclusiveness of Martin Luther King!  Dr. King fought for Civil Rights for all people.  His belief … (2 comments)

January 10, 2007, the Fort Smith Convention and Visitors Bureau announced today that Fort Smith has been selected as the host city for the new US Marshals Service's (USMS) National Museum.  The museum is estimated to cost $10 to $20 Million dollars, and the site has not been decided.

If I had a dime for everytime I was asked that question?  Well, you know the rest of the saying.  My buyers, sellers, and investors want to know the answer, and I can't blame them.  The Fort Smith/Van Buren (River Valley Market) has always been a very steady market!
