Should you let your tenant apply the security deposit to last month's rent? Moving is expensive, whether you're moving into a new home or moving from one apartment to the next. A tenant has to come up with first month's and a security deposit in Rhode Island, and in Massachusetts they might have to have both first and last month's rent PLUS a security deposit PLUS a lock change fee. Rhode Islander's LOVE their pets and we'd do just about anything to have them be happy and healthy. In Newport more than half of all residents are renters, whether they're military families, summer residents here for work or play, college students attending one of the local universities, or those who live and work on the island year round. In my experience more people have pets than don't. Not surprisingly many, if not most, Landlords have "no pet" policies" due to the damage that is caused in some cases.
