If you are a buyer and you are worried that you can't get financing in today's market then you need to look into the Down payment Assistance Program (DPA).
Here is how the program works. Your lender would qualify you under the FHA Program (Federal Housing Administration), which can lend up to $200,000. This loan requires a minimum down payment of 3%, so when you are talking to your Realtor (Hopefully me if you are in the DFW area), tell him/her that you would like the seller to pay this part. Here is another great reason why buyer's should use a Realtor when purchasing a home or condo.
I was reading an article about how foreclosures are causing some subdivisions to lose value in their homes. If a buyer is thinking about buying a home that is for-sale-by-owner and they think that they can get a better deal make an offer without using an agent then this could hurt you financially down the road.
Realtors will be able to look up the amount of homes that are being sold at a discount in a certain neighborhood because of foreclosures.
