This week the Dallas/Fort Worth area has been blistered by super cold weather, and by cold weather I mean temperatures in to the low teen's and high single digit temperatures. The last time Dallas has seen weather like this according to one of the local TV meterologist was about 15 years ago. The 2010 year-end pre-owned home sales numbers will be released for the North Texas area. It is expected that numbers will be down 7-10% overall and with the expectation of an even higher amount of homes going to foreclosure in 2011 that means that even more distressed homeowners will be looking at a doing a short sale on their home. Distressed Homeowners should interview real estate agents the same way they would interview agents if they were going to sell their home traditionally. 2010 was good to Allen Texas real estate. Although the there were 58 less homes sold in 2010 compared to 2009 the average sales price was up $10,000 to $245,000 in 2010 compared to $235,000 in 2009. The other promising sign from 2010 numbers is the days on market decreased 11 days! In 2009 it took an average of 87 days to sell a home and in 2010 it took just 76 days! The first time home buyer tax credit I am sure helped with the 2010 improvement, but we have to give credit to what Allen is doing to attract … (0 comments)

Foreclosure filings in North Texas jumped 19% for the February auctions according to Foreclosure Listing Service in Addison Texas. 64,000 homes were posted for foreclosure in 2010 which is up from 2009 and it makes me wonder why we aren't hearing about how the Home Affordable Modification Program also known as HAMP has helped decrease the number of foreclosure postings. According to the Making Home Affordable website (www.MakingHomeAffordable.gov) the program is suppose to be on track to help 3 to 4 millions distressed homeowner's by 2012. I read an article (unfortunately I can't find the article to source it from so I will paraphrase) that mentioned as of January 1, 2011 there will be 10,000 baby boomers that will turn 65 everyday for the next 19 years! We all hate it when we open that letter and pull out that dreaded Jury Summons letter. About 2 weeks ago I received one of those letters and of course it has to be on one of the busiest days on my calendar.
I've only been called for jury duty once before and I ended up sitting in a huge room for 2 hours only to be sent home since they did not need me. Now that I live in Dallas County this was my first experience dealing with their Jury Summons and I must that is actually quite pleasant. … (5 comments)

ALWAYS get an inspection report! We recently had a client purchase a home and we represented him as the buyer's agent. This particular client decided to not get an inspection report for various reason's even though we strongly urged him to do so.Inspection reports are good for the obvious reason's of making sure you are getting a house that is not a money pit and that you can negotiate repairs accordingly. 2011 for the housing market North Texas is looking for modest gains. As long as the demand for jobs stays strong then Housing Analysts are expecting to see a gain in home sales.
