new jersey: Do Auctions Create Attention? - 07/27/08 07:04 AM
Has anyone tried auctions to create attention to their property and pull in buyers?I was at one recently where it probably sold for a bit less then they were worth, but everything sold. It was a small condo project at the New Jersey Shore. I believe in New Jersey all you need is a real estate license to run an auction. Maybe you can get a few listings to participate.  What is there to lose. Does anyone know the protocol?

new jersey: New Jersey Governor Signs LAW TO TAX NEW HOMES 2.5 percent! - 07/24/08 11:05 AM
It is my understanding that Governor Corzine has sign a bill last Friday which essentially put a 2.5 percent tax on the gross value of a new home in New Jersey payable by the seller for Mt Laurel contribution. About a year or more ago he also raised the transfer tax to 1.2 percent of the gross sale price to the seller. A few years ago they added the Million Aire tax on all homes $1,000,000 and over to the Purchasers.
So today a new home sold has 4.7 percent of the gross added on houses over $1,000,000 and 3.7 percent under … (5 comments)

Is it going to be a long hot summer? Or is it a hot summer for real estate?
The sellers are capitulating to the notion of a long hot slow summer.
However, as you can read in my prior entries on this blog page, it may be a hot summer for real estate. Speaking of Northern Bergen county area, I see the pendulum moving from severe bear market to action and volume at the lows. This is a first sign of recovery. Especially, this late in the spring. Years ago a friend of mine described how dumb a turkey was. I never verified this but it sounded good. He said that if you fired a gun at a group of turkeys, they would run toward the gun to find out what the noise was about.  He went on to say if turkeys were in a pen and they ran from a dog they would keep shoving each other tight into the corner of the fences and not stop, not knowing they were not getting away and getting crushed.

Very few people really know when its time to step up and buy.
And fewer even know when it is best to sell.
I have seen older folk living on 5 million dollars worth of land, free and clear, not have food to eat. I had customers visit me over the years, new project to new project and never buy until finally they buy the top. I've had customers miss out on a house and not step up again until prices rose significantly higher and then got frustrated and over paid.
