It’s easy to find people who love the Willo Historic District in Phoenix. And for good reason. Charming homes, great location and a lifestyle that fits people from many different walks of life. These are some of the reasons why the annual Willo Historic District Home Tour attracts thousands of people each year.
Many come to see historic properties that are nothing like the cookie cutter tiled roof, stucco exterior of some of our AZ neighborhoods.
For about $15.00, people flock to this self guided tour of Willo so they can peak inside these beautiful homes while walking the tree lined … (0 comments)

homes near light rail: New Entertainment District Coming To Mesa - 11/29/12 01:03 PM
So, if you hear “Entertainment District" in the news, what is the first thing you think of? For many, it has been bars and restaurants. In Mesa, they seem to be trying to make the point that they are “open for business” contrary to what many have thought of in the past.
Last week, the Mesa City Council unanimously voted in favor of creating the Downtown Mesa Entertainment District.
AZCentral ran an article titled “Mesa to pursue nightlife district” telling us that downtown entertainment district is basically a tool created by a new law that says cities can designate up to … (0 comments)

So, I didn’t get an $88 million home for Christmas like Ekaterina did. Maybe next year I’ll find a long lost relative that wants to hide some cash.
Yes, $88 MILLION. You heard the story, right?

Ekaterina’s dad is a Russian billionaire, I’m assuming he helped her out with this purchase which, by the way, isn’t the only place she calls home. According to NBC’s Brian Williams, she has another home in Monaco, as well.
For $88 million, Ekaterina gets approximately 6744 square feet of living space which … (0 comments)

homes near light rail: Google Looking For Help With “My Maps” - 05/11/11 02:52 AM
Do you use Google Maps? They rock.
Uses for the “My Maps” function are many and the creation of a customized map is a lot easier than most of us think. This morning, I saw an article on SEO Roundtable mentioning that Google is looking for feedback to see what kinds of things people would like them do to make their maps even better to work with.
The Google Maps Help Forum has started a discussion and I find this stuff VERY interesting. ( I am a “bit of a geek” when it comes to that stuff )

homes near light rail: Another Mill Avenue Milestone - 03/28/11 04:38 PM
This morning, a “who’s who” of politicians, Chamber members, developers and business owners celebrated a ribbon cutting ceremony for the newly revised West 6th building in the Mill Avenue District. Mayor Hallman discussed the quality of the construction, the sustainability of the project, and conveyed some of the excitement that many people feel for the area. While some people had written off the project as a bust, it is becoming more and more clear that the new owners mean business and that they are very committed to the Mill Avenue District.

Once the ribbon cutting was completed, we were given … (2 comments)

homes near light rail: Location Efficient Mortgages - Can They Help Spur A Recovery? - 11/13/10 04:32 PM
Recently, my friend Jason Berman mentioned a very interesting article titled “The Next Real Estate Boom”. Knowing Jason as a super smart guy, and knowing my interest in the real estate business, I decided to take a close look at the article. The article speaks about many interesting topics - all of them seem to be very relevant to many things I have written about at the Rail Life blog over the past few years. Given Jason’s mortgage background, I have a feeling that the talk of location efficient mortgages got his attention. While niche mortgages like green mortgages have been … (4 comments)

homes near light rail: Having some fun with Google maps - 11/10/10 01:40 AM
I got on the Google maps kick a while back and began playing with some subdivision maps, neighborhoods and for specific listings along with some random geek stuff. I guess I just thought they were kind of a cool way to let people know what is in and around a specific area. My “main” blog, ( the one where I have the most content ) has challenged me to make more and more maps as I learn more about what people are looking for.
Believe it or not, I have a Google map on RailLife.com with over 300,000 views. ( … (15 comments)

At Chateau On Central, crews are hard at work to finish this luxury neighborhood of 21 home located at Central Avenue and Palm Lane. I recently toured Chateau On Central and got a first hand look at what is coming to the luxury home market in the Downtown Phoenix area.  Buyers looking for a low maintenance home, with plenty of room, in a very convenient location, will find it here. Chateau On Central consists of 21 homes ranging from approximately 5100 square feet up to 8200 square feet.  Of the 21 homes at Chateau, most are said to be between 5200 … (1 comments)

homes near light rail: Lucky Strike Lanes Opens at CityScape in Phoenix - 08/29/10 02:53 AM
There has been a lot of talk about the recent opening of Lucky Strike Lanes and Lounge at CityScape in Downtown Phoenix. If last weeks preview “VIP Party at Lucky Strike” is any indication of their future success, the owners and developers must be pretty happy.
Lucky Strike has opened in some pretty swanky locations around the country and they are known to throw a mean party. I am curious as to how many people have been to one of these places in their different markets. Do they draw large crowds of people?
Many times before people have talked about … (4 comments)

homes near light rail: Metro 1 Townhomes Offering Your Way Home Arizona Financing Program - 08/02/10 06:04 AM
Recently, I found the Metro 1 Townhomes in Phoenix located a bit North of the 19th Avenue and Camelback light rail station. According to the Metro 1 Townhomes web site, their community is eligible for the “Your Way Home Arizona” financing assistance. Never heard of Your Way Home Arizona? The “Your Way Home Arizona” program has also been called “NSP” or the “Neighborhood Stabilization Program” which provides down payment assistance to qualified homebuyers purchasing an eligible foreclosed home in Arizona. Yes, they have a bunch of rules and yes, there are income, educational and other requirements for this program. For Your … (2 comments)

homes near light rail: Give Em’ A Feel - 05/24/10 03:37 AM
There is a lot of talk by a lot of smart people in the real estate world about having a good home search tool on your web site. Unless you are still sharpening a pencil with a stone, you understand that consumers want to search for homes online when they come to your site. Yeah, I know your dog is cute and you are a big time million dollar producer and all, but most of them just want to search. I promise.
So, there are many different ways for you to allow them to search for homes on your site and … (0 comments)

homes near light rail: One Lexington – New ownership, same lifestyle - 03/31/10 08:55 AM
Some people are calling it downtown, some people say mid-town but, either way, there has been a lot of excitement over the One Lexington project on Central Avenue, just south of the light rail station at Osborn.
Last night, I got to meet with the developer of the project to hear, first hand, what people are talking about. We also toured some of the models and heard more about the future plans. I got the sense that he really does like the area and believes in the quality of the project.
Currently, prices are being promoted for the units as … (3 comments)

homes near light rail: Tapestry on Central – Life Meets Location - 03/24/10 05:26 AM
Tapestry on Central is a Phoenix community that is really coming in to it’s own. In the “Valley of the Sun,” we have been known for sprawl and for building hundreds of subdivisions that look the same with tiled roofs and stucco exteriors. In Central Phoenix, there have been exceptions to this rule with some of our great historic and modern neighborhoods to choose from. Tapestry on Central has brought a 280 unit development consisting of two-story cityhomes, penthouses and flats to an area surrounded by beautiful single family homes in the Willo Historic District near the famed Heard Museum and … (2 comments)

The Willo Historic District is a truly magnificent historic neighborhood.  As one of Phoenix's most beautiful historic neighborhoods, Willo is located just west of Central Avenue between Thomas and McDowell Roads from 1st to 7th Avenues. The fact that there are three light rail stops near Willow add another unique benefit to this great location. Having stations at McDowell, Encanto and at Thomas/Central Avenue allow Willo residents to easily take advantage of all of the great restaurants, shops, arts districts, sporting activities, employment centers, etc along the light rail line. This truly is old world charm meets modern conveniences.

homes near light rail: Home in Pierson Place Historic District Goes Green - 12/22/09 01:19 PM
Recently, the National Association of Home Builders announced the Nation’s First ‘Emerald’ Green Remodeling Project Certified in Phoenix. Interestingly enough, the home is located near the Phoenix Light Rail line which is proving to be a great place for “green-minded” people to hang their hats.
According to the NAHB, “The 1,600-square-foot, 70-year-old ranch house is in the Pierson Place Historic District near the new light rail line.” If you are not familiar with the Pierson Place Historic District, it is located near the light rail station at Central/Camelback.
Having a “green” home near light rail makes sense for a lot … (0 comments)
