Saturday, October 18th is "G.A.I.N" night which stands for Getting Arizona Involved in Neighborhoods and is designed to heighten crime prevention awareness in neighborhoods. The new AZ light rail system opening in December looks pretty easy to use. Much of the 20 mile route contains 2 sets of tracks where the cars will pass each other. At each station, you simply board a train heading in your desired direction. For instance, most stations are built in the middle of the street. Recently, Via Homes announced a new luxury project where houses in the development will start at about 5,000 square feet and cost in the neighborhood of $1.5 million. The Enclave at Bella Via has some interesting timing in the market. As we get closer to December when the new light rail trains begin to carry passengers in Phoenix, Tempe and Mesa, we are seeing a lot more media coverage. A few weeks ago, there was a story in the AZ Republic talking about the development along the 20 mile route and the amount of public and private development created since 2004. The figure; SIX Billion dollars.

We all know that location is a big part of determining a properties "value." In today's paper, there is an article titled "Chandler may expand bus route from Tempe."  Part of the article says.. "According to a transportation study released earlier this year, more than 60,000 people travel between central Chandler and Tempe every day for school, business, shopping or dining"

Funny how some topics tend to pop up in abundance every once in a while. For me, the topic of gardening has been raised by more than a few people lately. Recently, I spoke with some friends in Scottsdale that have been growing vegetables, herbs etc in their back yard. With the rising price of fruits and vegetables, it seems like they are probably not alone. The reasons for gardening can be many. For the last several months, we have been warning sellers that their association "may" ask to be paid BEFORE they will release their disclosure package and escrow statements to the title company. Traditionally, these fees have always been paid at closing. Some companies now want a partial payment, some more. When the title company attempts to order the escrow statement and disclosure package for the buyer, they are being told that either the entire amounts for disclosure and/or transfer fees or a portion thereof must be paid up front. The seller may either pay by credit card or e-check. This has the potential to delay the … (1 comments)
