I was fortunate in 2004 to visit Italy for the first time with my wife. What can you say to be in Italy is to love Italy. One place that I stayed was on the coast for a week called Vernazza in the Cinque Terre coast. It was a small fishing village located on the foot hills where they grew grapes and olives. Maui's north shore has just been beautiful this last week. As we head into spring we have been having windless sunny days that look like summer time. The surf on the north shore of Maui has been perfect for over a week. It makes you thankful you live on Maui. Maui north shore oceanfront real estate offers a different pace of life other than resort living. I am waiting for the spring wind and the annual migration of skiers who travel to Maui for spring and summer windsurfing season.

This is a new project in Wailea Maui called Papali that I work on. I thought you would enjoy the photo's it is such a beautiful setting. There are 24 homes on 10 acres of ocean view property.

Have you noticed that buyers are having a hard time getting off the fence. I have had clients telling me they are going to wait till the market really drops. If they only would look around they will see that this is actually a really good time to buy. On projects developers are ready to make some concessions. I am closing a deal that the developer came off $100K of list price and $25k he gave on upgrades. Do you also remember when everyone was complaining about high prices. It has been a great day. I just arrived to work from a great surf session at kanaha which is an outer reef break outside Kahului airport. The waves were off shore in the 3 to 6ft range with 200 yeard rides. Being that it is such a long paddle I rode my 9ft Stewart board. Ir was one of those great sessions with waves just pumping. So here I sit at Papali Wailea selling beautiful homes in Wailea. The price on these babies is $3,700,000 with gated community and infiinity pool and fitness center.
As Realtors we have the opportunity to have a pretty flexible lifestyle. If your are from Aspen or Tahoe you might start your day with a couple powder runs to get the day started. It's a great way to start the day. You might even take your clients out to show them some of your favorite runs.

Single-Family median price Maui homes are down 3.6% to $602,783 for Maui, So there is diffently a softening taking place with residential sales. Actually condominium sales have been doing much better. With the median price up 6.2% to $587,000. One reason that I see for an increase in condominiums is that Maui is still a great resort destination for snowbirds and sun worshippers.
