home buying: Buying A Home, Is It Right For You? - 07/19/15 11:16 PM
Buying A Home, Is It Right For You?
Is Buying a home right for you? It will most likely be one of the most important decisions you'll make and knowing if or when it's right for you can be key to your financial future. For some, buying a home can make financial sense in their twenties or as empty-nesters and anywhere in-between.
Buying a home or deciding if home ownership is right for you is not entirely about your ability to pay. With home ownership comes responsibility. And that means you, the homeowner are responsible for maintenance, repairs, taxes, insurance and lets not forget the … (31 comments)

If you're considering buying a home in Huntsville, Madison Alabama or the surrounding area try searching my real estate website. If you want to help ensure a successful closing then please read the list of things below that you should not do before purchasing a home.
I was talking with Frankie Wooten of iFreedom Direct recently about details of a recent transaction and our conversation turned to buyers and why at the last minute a loan falls apart. There can, of course, be many reasons a loan approval might be denied last minute, but often … (24 comments)

An Affordable Time to Buy a Home-2012
Many areas around the country are beginning to get attention for the affordability of buying a home and a number of those areas were some of the hardest hit during the housing down turn, but Madison and Huntsville Alabama's steady market has always been an affordable option, even more so now with home prices and the interest rates where they currently stand.

A combination of historically low mortgage rates and past declines in home pricing are resulting in the most affordable home market in two decades. I say "past declines" because many areas have … (9 comments)

home buying: How Much Do You Think The Seller Will Take For That Home? - 06/04/12 10:18 AM
How Much Do You Think The Seller Will Take For That Home?
Well now isn't that the $64,000 question!  First of all I don't know a single Realtor who has a Crystal Ball that can answer that question.  Shortly after that question usually comes another that goes something like:  "do you think they'll take $XXXXX's and can't you just call them and ask?....I really don't want to fill out all the paperwork if they're not going to take my offer".
Maybe in a perfect world crystal balls and verbal contracts and non-binding conversations reign supreme, but the real estate world on … (12 comments)

Preapproval Is The First Step
A Current client asked me this question after showing her a couple of condos.
"...what do you think a minimum salary should be for a place like this, because we are trying to figure out all this before we look into it more..."?
Perhaps I should have asked if she was pre-approved for a loan before showing properties, but my philosophy is not to push clients/customers up front.  I don't mind showing a few properties before we get down to the brass tacks of buying a home, but this is something every buyer needs to know before … (8 comments)

home buying: Why Should I Get A Home Warranty Before I Sell My House? - 05/26/12 10:03 AM
Why Should I Get A Home Warranty Before I Sell My House?
If I'm selling my house and there's been a clean home inspection then why should I pay for a home warranty before I sell?
Offering a home warranty with the purchase of your home is a great idea and can have dual benefits.  First of all when your listing agent orders a home warranty it will cover you, the seller, while you are in your home and for the length of the listing agreement.  Typically home warranties are purchased for one year on behalf of the buyer, this gives … (9 comments)
