We'd love to sell the property as-is, as soon as possible, that would be much easier.  Because we weren't successful selling the property as-is we were considering upgrades but want to spend as little as possible to make the best impact.  Please advise.  Thanks.

When this post was originally written, earnest money was held by the listing brokerage, since then the rules regarding the handling of Earnest Money were amended: Earnest Money may now be deposited into a non interest bearing escrow account of the buyer agents brokerage as well.

On my last day in Woodstock I thought I'd take a couple of photos's looking out the front and back door of my home there just as a reminder and to show you why I miss it so much.  Now these are not views like Craig Rutman had on his Thanksgiving trip to Florida, but still it's home to me and just as peaceful.  The next time I visit home there will probably be several inches of snow that always make for great photo opps.  Hope everyone had a wonderful and safe Thanksgiving.

We had a little bit of weather here last night with a tornado touching down in Harvard Illinois (next to Woodstock) and other areas sustaining some major damage, but all is well here.  I got my first dose of winter weather this morning as temps dipped into the twenties where they remain.
