The Main Line area outside of Philadelphia is hopping where real estate is concerned. Spring has sprung, it is here now, even whilst the snow sits on the ground. I looked up the mls for real estate activity in last six months. This is what I found :
There are 2 active listings The highest list price is $569,900 and lowest list price is $535,000.
There is 1 home pending settlement.
There were 2 homes that sold in last six months.
The highest sale price was $645,000 with a $2,000 seller assist and lowest list price was $445,000 with a $4661 seller assist. these were marketed for an average of 42 days.

As mentioned in several recent posts, the local market is suffering from a lack of inventory. In Chester County the inventory absorption rate has dropped to just over six months, implying if no more homes came on the market, every home currently on the market would take just over six months to sell. Whilst this is unrealistic it does indicate compared to last year when the rate was well above fourteen months how the market has changed.

Whilst I could be talking about the inventory of homes along the Main Line for buyers to consider, actually I am talking about where to go for Valentine's Day with your significant other.

Every village and town along the Main Line outside of Philadelphia is stuffed, literally stuffed with restaurants to go, most of them are good, some are excellent, with appropriate pricing. Most cultural tastes are catered for, there may be a lack of vegan restaurants but you can always find something to eat at either Chinese, or Indian. One of the things about living and working in a village is that it is always evolving, and Berwyn, Pennsylvania is no different. Straddling two townships, Easttown and Tredyffrin it is a beautiful place. From when you step off the train having travelled along the famed "Main Line" you can't fail but notice the friendliness of the surroundings.
But don't take my word for it, watch the video and then take some time to come visit.

Everybody has their own "favorite" hoagie or sandwich shop along the Main Line, ours has been John's Village Markets located in Wayne and Berwyn. We generally always went to the original store in Wayne on the corner of Poplar and N. Wayne Ave, set back just a little from the traffic light, with wood floors, a counter either side, nothing fancy, but wonderful hoagies, sandwiches and cold cuts. We often resist change, fighting to maintain what we know and are comfortable with so that we can remain that way. Sometimes change happens quickly, sometimes slowly. I think when it is slower we can adapt and accept it better, but when it happens fast or we feel it is forced upon us we resent it and fight against it. Nature has some of its own changes, think of butterflies, I read a quote yesterday that there is nothing in a caterpillar that leads us to think of or see a butterfly.

I often talk about how you need to continually maintain your home, well as a Realtor it applies to us as well. We have needed to paint the exterior of the house for the past couple of years, but with several weddings last year we put it off. A hot evening, even if it was Memorial Day, the lines were long and deep at Handels in Berwyn. Great ice cream, a great following, it does not seem to matter what the weather is, even on cold wintry days there can be a line. Lyme Disease is a bacterial infection carried by ticks and transmitted to pets and humans by infected ticks. 2008 saw Pennsylvania with 3818 reported cases and the thinking is that there are many unreported and indiagnosed cases. Chester County being so rural and suburban makes it a prime habitat for ticks whcih can carry the Lyme Disease bacteria.
