buying: Are you being heard? - 11/10/22 08:08 AM
Listening is hard, very hard, because there are so many distractions. I was in a class the other day and was looking around and noticed how many people were looking at their cell phones as the class was being taught. Our attention is very short, and we reach for stimulation rather than working at listening.
How often do you get introduced to someone and thirty seconds later cannot remember their name? I know I do, because at that initial meeting we are sizing them up, looking at their clothes, making assumptions about them and getting a read. But, we are not listening … (32 comments)

buying: Closed - 115 Chaps Lane, West Chester PA - 04/22/20 11:24 AM
If you remember a little while ago, I mentioned how an investor client had tried to use a different agent, an assist to sell type brokerage, located in MD to sell his PA property. The sale failed to go through because it did not appraise.

I was puzzled, as the home comped out very well against recent sales. Well obviously the agent had not travelled from Maryland to meet with the appraiser or discuss comparative sales. My client called me to help as he had withdrawn it from the broker and needed to get this property sold.

So, I arranged for my photographer … (7 comments)

buying: It's not for sale or is it? Chester County Antiques Show 2019 - 03/13/19 12:16 PM
What is your response when you are told something that catches your eye is not for sale?
As you know my background was antiques, my family were antiques dealers and we exhibited at many shows around the world. We have many stories about sales and things for sale.
Growing up my father had a good friend who was an antique dealer in Dorset, England. He always had stories about a colleague who had a shop across the road from him.
One went like this. The car was loaded with a drop front desk, lying on its back in the back part of a Volvo … (9 comments)

Tredyffrin Easttown Real Estate Benefits
One of the great things about living in Tredyffrin Easttown is the easy access there is to the Chester Valley Trail. Today and tomorrow the temps are up in the 60's, very nice for February.
So, I threw my bike on the car and headed down to Westlakes business center in Berwyn, not far from my house, where there is parking for the Chester Valley Trail and easy access. There are several easy points to access the trail in Tredyffrin Easttown, Old Forge Crossing has their own access, the Tredyffrin Township Park, D'Ambrosio Park at the end of … (6 comments)

Greens at Waynesborough, Berwyn, PA 19312
Prices are dropping in Greens at Waynesborough in Berwyn. Where prices used to be well over a million dollars depending on location in the community, over the last few months prices of most homes on the market for sale have fallen below a million dollars.
Located on Route 252 in Easttown Township, this Toll Brother development is now about 18 years old with some homes as young as 15 years old.

Currently there are five homes for sale, priced from $859,900 to $1,190,000 and the average days on market for these active homes is just … (0 comments)

buying: What does it mean to be a Main Line Realtor? - 07/22/14 01:31 AM
What does it mean to be a Main Line Realtor?
The Philadelphia Main Line is an area outside and west of the city of Philadelphia, it runs through parts of Montgomery, Delaware and Chester Counties. It is named because of the original train line that ran out of the city and some of the stations along the line are delightful. The Main Line has stretched over time, some older inhabitants would frown on areas that are referred to as being on the Main Line today, but newcomers know no difference.
The Main Line is a very affluent area, with many multi-million dollar … (5 comments)

buying: 2013 Charlestown Meadows Market Report - 01/30/14 03:51 AM
Charlestown Meadows is a great development in Charlestown Township, Chester County. Developed by Toll Brothers about nine years ago over a period of about 3 years, it is ideally located on Route 401 giving great access to Exton, King of Prussia, West Chester and locations on Philadelphia's Main Line.

In 2013 there were only 9 sales with an average sale price of $439,978, that drops to $437,978 if you take out seller concessions. Overall this gives a price of $154.50 per square foot, which would not include any basement space. Sales were relatively quick with the average days on market … (0 comments)

buying: Buying a Main Line home - 02/27/13 06:18 AM

Buying your Main Line home begins with deciding first your budget and then in which township you want to live. The Pihladelphia Main Line begins in Lower Merion Township, heads west and north through Radnor, Tredyffrin and Easttown Townships. Not so long ago, many would say it ended in Wayne, then it became Paoli, nowadays many people consider Downingtown the end of the Main Line.
Towns along the Main Line include Merion Station, Bala Cynwyd, Gladwynne, Haverford, Bryn Mawr, Rosemont, Villanova, Wayne, Devon, Berwyn, Paoli Malvern, Frazer, Exton and Downingtown.
There are many choices. Within each township people are loyal to … (1 comments)

buying: Old Forge Crossing sales this year tell a story - 08/14/12 01:01 AM
Old Forge Crossing sales so far this year stand at twelve, one of these a one bedroom unit is a pending sale, nine are for one bedroom or one bedroom with a den units, one is a two bedroom unit and one is a two bedroom townhome with two and a half baths on two floors. These sales tell a story of owners who have bought at high prices and todays buyers looking for bargains.
Like elsewhere in Chester County, prices have been under pressure, especially condominiums. Last year there were few sales as buyers needing FHA financing could not obtain … (0 comments)

buying: Running the rapids - 05/19/11 10:53 AM

Setting out on a journey is always so exciting, everyone is filled with enthusiasm, dreaming of the destination, thinking about what they are going to do when they get there, what they will buy, they often forget the challenges they may encounter on the way.
Real estate is just like that, there are many simple steps to buying or selling, everyone can do it, but there are many things that can go wrong with poor planning or lack of foresight. Anyone can get lost without a GPS or map, you need to know where you are going and how you … (0 comments)

buying: Good News for the Main Line: Is it time to buy? - 03/01/11 08:11 AM
A very well balanced article from the Wall Street Journal, Housing: Is it time to buy? looking at both the news from Case Schiller and other economists declares that now is probably the best time for high end buyers to consider getting into the market. That is good news for the Main Line where the high end market has languished, with several townships seeing number of sales of high end homes decline rapidly and dramatically over the last few years.
But the article looked at how local markets across the nation whilst they have been moving together generally for a long … (0 comments)

PA Agreement of Sale Part 9

Part 2
Part 3
Part 4
Part 5
Part 6
Part 7
Part 8
The three paragraphs that start this page are all important to understand as they impact the agreement, its breach and any damages the seller can recoup.
Paragraph 28 deals with Representations. How I usually sum sub-paragraph A up is that everything needs to be written down and signed by everyone that they agree with what is written down. Don't accept anyone's word, the seller, the buyer or either of the agents in the transaction, any brochures or promotional material or even advertising. Only what … (0 comments)

Paragraph 21 deals with Maintenance and Risk of Loss. I have actually blogged on this and a good example of this is Why you need to keep your home insured until settlement. There are three parts to this paragraph.
Sub-paragraph A states that seller will maintain the property, grounds and fixtures specifically listed in this agreement in their present condition excepting normal wear and tear. Sub-paragraph B deals with any system or appliance breaks or fails before settlement. The seller has two basic choices. 1) … (0 comments)

We are nearing the end, I promise. Sorry this has taken so long to post in its entirety, let me know if this helps. Sometimes trying to explain it is as wordy as what you are trying to explain or worse. There is an official explanation that you can purchase which is available from Pennsylvania Association of Realtors.

Page 5 of the Agreement of Sale is quite simple. I always find that pages 1 thru 4 take the longest to complete, after that it moves much faster.
Paragraph 12 handles Wood Infestation inspection contingency. Obviously this can be waived or elected. If waived our usual paragraph 27 the Release is agreed upon as well.
If elected the number of days is selected again running from the execution of the contract. Paragraph A says the inspection is at the buyer's expense and will be carried … (0 comments)

Paragraph 10 headed Inspection Contingency Options is the controlling paragraph for the 4 following paragraphs. It describes the 2 options available between the buyer and seller and the possible results under these options.
Option 1 applies within the contingency period as selected and stated in paragraphs 11-15. There are three possible results of the inspections.  1) The buyer can accept the property as it is and release all parties under paragraph 27. 2) If the buyer is not satisfied with the inspections the buyer … (0 comments)

A short post today to complete Page 3.
Page continues with Paragraph 7 revised in September 2005 which is a warning about meeting deadlines. If the agreement is contingent upon inspections and/or repairs, insurability, environmental conditions etc, if these are not carried out by the times stated in the agreement it is the same as if the contingency has been waived and the Buyer accepts the property and agrees to the RELEASE stated in Paragraph 27. This is one of the duties of the Buyers agent … (0 comments)
