2014 saw twenty two sales of homes in Old Forge Crossing and condominium development in Devon, PA, Tredyffrin Township. These range from 1 bedroom apartments to 2 bedroom town homes. Over the years Old Forge Crossing has been relatively lenient towards investors, allowing owners who got transferred through work to rent their units easily. With the donwturn in the husing market and the need for condo complexes to be FHA approved, the levels of investor ownership has become a issue not just at Old Forge Crossing but at several local townhome and condo developments.

In the last week we have seen an uptick in sales in Old Forge Crossing, eight homes show as either being active or pending. Of these four are pending sales, two one bedroom units and two two bedroom units. For sale there is one one bedroom T shape unit on the second floor with no balcony, priced at $137,700. We recently have had several clients decide to rent their units rather than try to sell them in the current market at Old Forge Crossing in Devon. Prices this year have really come under pressure, with one bedroom units now selling in the low to mid $130's, one bedrooms with dens selling for high $130's or low $140's and few if any two bedrooms selling at all, although there is one currently under agreement with a listing price of $210,000.

Many buyers and sellers don't realize thast condo developments have a specific FHA approval process for financing, in the past this was done by mortgage lenders but this year HUD has allowed the developments themselves to apply for approval. Why would they do this - value for their owners. Prices in many condo developments have been falling across the country and these older condo developments whilst having been approved for FHA financing in the past found their approvals expiring. Many did nothing to extend these approvals and HUD actually extended many automatically last year but even this extension has now expired.

   Time is flying fast to obtain the First Time Buyer Credit. Whilst there is plenty of inventory many buyers are being demanding making low offers and asking for seller assists or not making any choice, overwhelmed at the selection of homes on the market.
But, if you think it through you have to act soon. Most settlements take 45 days to settle from offers being made. Yes they canbe done more quickly but with the recent problems with appraisers, and mortgage underwriters taking their time to give mortgage commitments you need to act soon.

After last year when we saw almost 50 homes in Old Forge sell this year has seen a marked reduction in sales. This year to date there are 3 homes for sale, two 1 bedroom units and a single 2 bedroom townhome. One home is pending and there have been 16 homes that have settled. Prices seem to have stabilised as well. Probably these two things are related, with less competition prices are not under so much pressure.
