When looking at town homes and condo developments many buyers ask how much the HOA(Home Owners Association) fee or Condo fee is on a monthly basis. Is this the right question? The benefit of living in a community with a fee of one sort or another is that these fees take care of much of the general maintenance, possibly some of the exterior maintenance and in a condo even more. It allows the home owner to live their life without having to be concerned with as many chores on days off.

There are plenty of homes for sale that are labeled "Luxury Home" especially on the Main Line outside of Philadelphia, we have lots of them. Many are new or newer construction homes placed on lots where a home has been torn down usually a ranch, split level or a cape. Then we have some old Victorians in Wayne and beautiful homes in Gladwyne, Bryn Mawr and Villanova that are gorgeous luxury homes.

In Chester County the inventory absorption rate has dropped to just over six months, implying if no more homes came on the market, every home currently on the market would take just over six months to sell. Whilst this is unrealistic it does indicate compared to last year when the rate was well above fourteen months how the market has changed.
