home buying: Have you made any resolutions for your house! - 01/02/19 08:23 AM
It's that time again! Tredyffrin Easttown homeowners bet you forgot about making any resolutions for your house!
You know the start of the new year when everyone makes personal resolutions, new personal and business goals, a word to live the year by.
That is all well and good on the personal front, we all need to continue to grow. But as a Tredyffrin Easttown home owner have you made or set any resolutions or goals for your home this year?
When you buy a home, it is never perfect, whatever we tell ourselves and all our friends. Even those buying multi-million dollar homes … (18 comments)

home buying: Another 5 star review for Nick Vandekar - 05/23/18 12:50 PM
We had the pleasure of helping another buyer complete the purchase of their Tredyffrin Easttown home last week.
Located just a few steps away from the Upper Main Line YMCA it is in a glorious quiet location, surrounded by million dollar homes. The original home has had additions and extensions added over time and sits on a flat piece of land. Currently it has 3 beds, but one room had been converted from two and will be changed back to a four bed home.
We worked with these clients through a period where there is little to no inventory and homes are receiving … (4 comments)

home buying: How Much House Can I Afford? What Every Homebuyer Needs to Know - 05/14/18 10:34 AM
How Much House Can I Afford In Tredyffrin Easttown PA?
This is a great article I want to share with you, it goes into the ins and outs of not only mortgage affordability but also the costs that come after owning a home? We discuss with our buyer clientsd all the costs associated with buying and how it will impact the way they live their lives in Tredyffrin Easttown and along the Main Line. This is not a cheap area, and if you like eating out you may need to curtail that once you own a home. Maintenance costs of owning a … (2 comments)

home buying: 444 Chandlee Drive, Berwyn PA 19312 - SOLD - 05/11/18 09:18 AM
After being on the lookout for about 18 months our Tredyffrin Easttown Real Estate buyer was ready when 444 Chandlee Drive, Berwyn PA 19312 in Waynesbrooke East had a recent price reduction. She was educated, prepared and understood what it might take to win a bidding war. Today we settled and 444 Chandlee Drive in Berwyn PA 19312 has a new owner.
It was a delight to work with the listing agent Kathie Bushey, who I have known for a long time as we worked through several home owners association responsibilities that arose from the home inspection and she was wonderful. As … (10 comments)

home buying: Getting ready to buy a home - 04/11/18 11:14 AM
If you watch any of the home buying programs it all seems so easy and quick. Call a real estate agent and hey presto half an hour and three homes later you make an offer and it is accepted.

But the reality of buying a Tredyffrin Easttown, Main Line home is before you start looking at homes you need to do some leg work and educate your self to be ready.
So what do you need to do?
1. What is your Credit Score?
Discover - first you need to find out what your credit score is, and then realize the number you find won't be … (13 comments)

home buying: What makes an offer succesful - 04/10/18 05:41 AM
There are many things that make an offer successful, and in this tight Tredyffrin Easttown Resal Estate market with little to no inventory it is important to include as many as possible. So, let's examine a few.

Clean
By clean, I don't mean avoid spilling your coffee over the agreement, although it doesn't help. Don't include things that make a seller nervous. If an area doesn't have issues with oil, gas and mineral rights, including an addendum that addresses those can make a seller nervous as they don't understand why it is included. Avoid needing to have a home for sale or settlement contingency. … (17 comments)

home buying: What Do Lenders Want to See in Bank Statements? - 03/21/18 08:02 AM
One of the biggest complaints I get from buyers is about their mortgage process. I try to paint the most dire picture so that it won't seem so bad when they go through it. But, what is actually the problem is not understanding the process and/or how it has changed over time. This post by John Meussner is a great explanation of one step of the mortgage process and why it is required.
Well worth a read if you are going to be applying for a mortgage soon so you are better prepared for the process and hopefully it will go more smoothly.
Once you … (4 comments)

home buying: It is not just about selling homes - 03/17/18 01:41 PM
Most of the time our job is to sell homes, either representing the buyer or the seller. We guide the buyer client through the transaction, we might suggest some local lenders who know the market, so they are approved and in a stronger position when it comes time to make an offer. We sit down and discuss the areas they want to look. We ask them what they are looking for and how they are going to live, are they indoors or outdoors people, with kids without kids, what about pets? All this we use to guide them to the right home. … (14 comments)

home buying: My buyer is under contract - 03/12/18 11:20 AM
The Tredyffrin Easttown real estate market has been very low on inventory at all price points. Every home coming on the market is being marketed to take advantage of this. Homes are going under contract in hours.
We had one client we had an appointment for this Friday evening and late afternoon, the home had only been listed in the morning, the listing agent called to say they had received two offers and the seller had accepted one of them so the appointment was cancelled.
Well, I was out with another client Friday evening, they had missed a couple of homes not understanding … (7 comments)

home buying: Wherever you are we can help you! - 03/07/18 07:57 AM
Many customers and clients only realize after a simple conversation that you can help them find an agent elsewhere regardless of where they are moving from or to even if on the other side of the world. Large brokers are often members of different referral or relocation networks and as an agent you are asked to use the network to make the referral.
Referrals are nice both ways, receiving one and giving one.
Receiving you get a warm lead, someone has recommended you and the potential client is open to that. Yes, you are going to give up some of your commission but you … (16 comments)

home buying: Can't wait till the Weekend to see homes in this market! - 02/24/18 06:49 AM
I have several showings set up today with two different clients. Or at least I thought I did.
Late last night I got an email cancelling one of them, under contract. Properties are selling fast and buyers need to be aware that they cannot dawdle and wait till the weekend to see properties if they want to be successful in obtaining a home.
Hopefully the other showings will hold up and these clients will see something they like that does not have lots of offers...my joke to myself before I leave.
We love to help clients be successful and make sure they are educated … (15 comments)

home buying: In January we raised $200! - 01/30/18 08:42 AM
One of our aims this year is to make a donation of $100 with each home sale to Surrey Services for Seniors. So in January we raised $200.
We obviously want to raise much more than that during 2018. So we want to encourage you to list your home with us this year, there is a significant lack of inventory in our area and plenty of home buyers looking for homes. Many of those currently on the market have been on for longer than 100 days and buyers are waiting patiently for home owners to list.
Likewise, if you are looking for a home, … (12 comments)

home buying: Maybe not what you want to stress when selling? - 12/15/17 06:33 AM
We recently took a short trip to Germany. We were wandering around Ulm and came across this house/hotel and took a photo.
We took the photo because of the way the home rose out of the water, and because it was a little leaning. But when we got back to our hotel we were doing some researching for places to eat and what else to see in Ulm we realized we had taken a photo supposedly of the world's most crooked house according to the Guiness Book of World Records but I could not find the entry.
Actually it is now a hotel … (9 comments)

home buying: Do you know when you need a survey? - 06/22/17 09:13 AM
Tredyffrin Easttown Real Estate - Do you know when you need a survey?
Buying a home in Pennsylvania and in Tredyffrin Easttown School District does not require the buyer to obtain a survey. it is a choice unlike some other states around us.
However, there are circumstances whenyou should definitely have a survey carried out. Check out our video for advice:
When you should have a survey:
If there are any disputes over property lines Building a pool Erecting a shed Planning to extend the house after purchase Erecting a fence If the amount of property you own is important to you Knowing your … (46 comments)

home buying: Prove to Sellers You're Serious: Be Pre-Qualified! - 06/22/17 06:44 AM
If you are thinking of buying a home now or in the next few months you have to read this blog post written by a mortgage provider. What he says is so true and it will help you to be successful in this hot home market.

Prove to Sellers You're Serious:  Be Pre-Qualified!

Be Pre-Qualified for your Mortgage before you go and view homes!
There, I've said it.  First thing.  Right out of the box.  So it can't be missed.
I place that advice right at the top of this post in bright colors so it's not overlooked.  And because it's such a … (9 comments)

home buying: We love each other! Before and After - 05/12/17 07:06 AM
Tredyffrin Easttown Real Estate is more than just about homes for you, you also need to realize your pets also need to be happy and relaxed. Trudy snapped the orginal photo of these two guys yesterday and sent it to me.
Lovely as it is, showing a pair of very relaxed cats I realized it needed a little help to use it in a blog post. It is rare to get these two like this, Max, the one at the back is the alpha cat, and he is not as cuddly with Sam, who is in the front, wants him to be. So … (26 comments)

home buying: Settled 206 Oxford Hill Lane, Havertown, PA 19083 - 04/26/17 02:37 PM

New owners settled on 206 Oxford hill Lane in Havertown PA today. After a short showing period and multiple offers our buyers offer was accepted and today they took possession of the keys and ownership of their new home.
First time buyer, this young lady I saw growing up when we first moved to America, she was our neighbor and I had the privilege of guiding her through the home buying process. I wish all my clients were as mature in the house hunting process as she has been.
She was having to consider the children of her boyfriend and what their needs were as well as … (6 comments)

home buying: Tredyffrin Easttown Real Estate Question - When do you want to see it? - 04/18/17 12:35 PM
How long do you need to set up an appointment?
In this video Nick Vandekar answers a question many buyers wonder. How long do you need to set up an appointment? Whilst buyers may desire showings on demand and many new brokerage models are trying to deliver this the answer we find at risk of sounding like an attorney is, "It depends."

Making appointments requires flexibility.
Remember whilst you are the buyer and feel the seller needs to cater to you, the seller also wants their home to show to its best advantage. Some Sellers require buyers appointments not overlap. If there … (4 comments)

home buying: Focus on the goal - 04/10/17 06:29 AM
Debbie Reynolds  asked us to contribute winning tactics for a hot market in a blog post.
So how do you compete and win for your buyers a property in a hot market. There are several tactics to use and if your buyer can be competitive on price you should win, but it is not always about price.
Gather Information
Firstly I will call the listing agent and find out as much as I can about what is important to the seller, dates, timing, etc. I try to build as much rapport as possible with the listing agent as I can especially if it is someone I have not … (22 comments)
