home buying: Tredyffryn Easttown Real Estate Question - Is your offer confidential? - 03/30/17 08:31 AM
Tredyffryn Easttown Real Estate Question
Is your offer confidential?
Many home buyers presume the offer they are making on a home is confidential. See our video below discussing exactly this point
I totally understand when you write an offer with your buyers agent you expect it to be confidential. Now your buyers agent will hold it confidential, not sharing it with anyone but the listing agent. Your buyer agent has a fiduciary responsibility to you to protect you, your funds, your interests even above and before their own interests.
However, likewise the listing agent has the same level of duty to his seller. As such … (9 comments)

home buying: They were not there to kill us! - 03/14/17 07:34 AM
My middle son, Jeremy, decided to become a Marine. He left for boot camp on Mothers Day.
He has written a book about his experiences called Kicking Ace Taking Names you can order the book by following the link and all profits go to support veterans.
One of the lessons I learnt from him was something he said about Boot Camp. As good parents we had tried to prepare him, on reading the book wrongly it seemed, by preparing him in case he did not make it through.
Much later he said talking about the Drill Instructors and Boot Camp in general, "Dad, they weren't … (40 comments)

home buying: Are you connected? - 01/27/15 05:12 AM
Are you connected?
I was clearing snow yesterday and stopped to listen to the silence from the snow and looked at the oak trees beside our drive. They look pretty stark right now, cold and windblown with snow clinging to their sides. In the summer though they provide us with shade, and all year long there are birds hoping through them looking for insects or building nests. In the Spring they offer a hope of what is to come as their leaves begin to show and unfold, I know if the bulbs and flowers are not yet pushing through the earth they … (8 comments)

home buying: Confused - not sure which way to go? - 01/22/15 04:16 AM
Confused, not sure which way to go?

I totally understand, many of our clients feel this way when they first come to us looking to buy a home on Philadelphia's Main Line for a variety of reasons.
They are relocating from  a city where prices frankly are not as high on the Main Line. When we first talk about wants and needs and they tell us their price range we have to educate them that this is a different ballpark, and prices here are not at AAA price points but at major league prices. It sometimes takes a little while, … (3 comments)

home buying: Frequently Asked Question: Why do I need a pre-approval? - 01/15/15 05:24 AM
Frequently Asked Question: Why do I need a pre-approval before seeing homes?
We get many phone calls from customers who want to see a home. Many of these people have no relationship with any agent and do not understand the main line real estate process for buying a home. They just want to see a house they saw that they liked and so they often call the first number they can find.
Our job is not to just show houses. Our time is limited, and therefore we ask those we are going to work with to obtain a mortgage pre-approval for several reasons. … (4 comments)

home buying: Frequently asked question: How Long is the real estate buying process? - 01/07/15 04:58 AM
Frequently Asked Question: How long is the real estate buying process?
Many home buyers ask this question and it really depends on you the buyer. I have had one buyer the second home I showed them was it, they did not want to look any further and I had to cancel the rest of the afternoon's appointments so we could go write an agreement of sale. I have also had other buyers who had to get to now the area and then the types of homes we have for sale in each before they felt comfortable making an offer.
How to … (0 comments)

home buying: What your Main Line real estate agent cannot tell you - 10/20/14 07:55 AM
What your Main Line real estate agent cannot tell you.

There are lots of things your Main Line real estate agent cannot tell you. They may surprise you, but there are good reasons why and they can explain this to you. For example, you want to know about school districts?
Sorry, we cannot comment on school districts. First it is highly subjective, what you may consider good, I may not, your child's needs are not average, they are specific, so how can I comment on a school district if it is good or not. I can point you to websites that … (3 comments)

home buying: Now is the time to make offers on Main Line Bank Owned Properties - 10/11/14 07:42 AM
Now is the time to make offers on Main Line Bank Owned Properties
Yes, you read that correctly, if you are looking for a deal along the Main Line on a Bank Owned Property, whether you are an investor, or looking to live in a bank owned property NOW is the time to make an offer.
I have found from experience with clients making offers on bank owned properties through the year there are certain times when you can get a better deal. End of month, end of quarter and NOW, end of year!
The people at the banks dealing with … (4 comments)

home buying: If only I could afford a little more we could find the perfect house. - 08/15/14 01:15 AM
If only I could afford a little more, I could afford the perfect Main Line House.
Many Main Line buyers go through the situation where they cannot find the Philadelphia Main Line house they want. Especially when inventories are low and prices have risen somewhat. But is it true that simply having some more money solves the problem?
In some cases it might, but there is no perfect Main Line house out there. As a home inspection will often quickly reveal. It may not be anything big, but there is always something that comes up. Often by increasing the budget you … (3 comments)

home buying: Should you hire a home inspector when the township issues a U&O? - 08/09/14 06:43 AM
Should you hire a home inspector when the township issues a U&O?
On Philadelphia's Main Line, many townships require a seller to have a township inspection before settlement. This is so that a use and occupancy certificate can be issued. This must be done before settlement. Pennsylvania Law requires a municipality to issue a conditional use certificate that gives the buyer 18 months to do repairs in cases where a home might be being sold "as is" perhaps by an estate, a short sale, a foreclosure or a bank owned property.
In fact, here in Pennsylvania we have been hearing rumors that … (2 comments)

home buying: So how much should you pay per square foot for a Main Line house? - 08/09/14 05:09 AM
So how much should you pay per square foot for a Philadelphia Main Line house?
I often have buyers of Philadelphia Main Line homes tell me a home is priced at so much a square foot and that it is overpriced. But how much is too much?
I was reading this story on Housingwire today about a home in Hong Kong that is $22,677 per square foot. Is that too much? It makes it the most expensive house in the world if only considering price per square foot. The most expensive house listed is actually in London if loking only at price.

home buying: Homes for sale in Malvern Boro priced above $500,000 - 08/04/14 02:18 AM
Homes for Sale in Malvern Boro priced above $500,000
Malvern Boro was recently listed as being the township that has grown the most in Chester County. So I wondered how many homes are available today for sale priced above $500,000. Malvern is in the Great Valley School District, and is located on the Paoli Thorndale Septa line giving easy access by rail in to Center city Philadelphia. It lies just a few minutes West of Paoli hospital and Paoli Town center. It is surrounded by Willistown Township and Charlestown Township but has it's own flavor and vibe with the revolutionary war site of Paoli … (0 comments)

home buying: Negotiation is the name of the game - 06/26/14 05:53 AM

Selling a Philadelphia main Line home has now become a multi round game of negotiation.
1) Agreement of sale
2) Inspections
3) Appraiser
4) Walk thru prior to settlement

For those who think a buyers agent does nothing you as a buyer cannot accomplish on your own remember as a buyer you are emotionally invested and sometimes to negotiate well you need to be calm, cool and relaxed. You focus on your goals alone while a good buyer's agent will dig to discover what the sellers goals might also be so that both sides reach settlement achieving most if not … (2 comments)

home buying: Exactly how much money do you need to buy a house? - 06/10/14 04:42 AM
I have over the last year had several frustrated clients who have been confused by how much money they need to buy a house. They see signs, and adverts saying "Only 3.5% down needed". But in fact it is always more.
There are several additional add on costs to that 3.5% down that are needed.
1) Title Insurance - the mortgage company is going to insist that their interest is insured and you may choose to insure your own interest as well. The amount in PA is set by the state and depends on the price of the home and the mortgage.
2) … (3 comments)

home buying: But the seller said... - 05/24/14 04:09 AM
Regardless of what a seller or buyer says during negotiations, viewings of a property or anything else relating to the sale of real property it needs to be put in writing. Our Pennsylvania standard form agreement of sale even says this within the contract.
So however nice that little old couple is, "GET IT IN WRITING".

When there is a problem, the contract is what everyone, buyers, sellers, brokers, agents and eventually attorneys and judge will look at to see what it says. If it is not in writing, you are not going to win.
So ALWAYS, get everything agreed … (1 comments)

home buying: Why you need a little patience if you are buying a home. - 12/05/13 04:59 AM
When I was young, I could get a little excited, and was often told I needed to be patient. Fishing was not a sport for me, sitting on a river bank watching a line, no way. Soccer, rugby and squash all fast moving sports was what I liked. Journeys, birthdays, holidays, all were reasons for patience I was told. But, I am finding that I am telling my clients who are trying to buy homes today that they need to be a little patient.

Depending where and at what price you are looking to buy there may very well be a … (2 comments)

home buying: Will QM affect your home purchase? - 12/03/13 05:25 AM
There is a lot of discussion about Qualified Mortgage and Ability to Repay, but will they affect your home purchase in 2014. This interview with Jeremy Durkin of Prosperity Mortgage covers the main points. The main thing this is only going to affect about 5% of loans. Most mortgages today are already following many of the requirements but in a slightly looser form.

home buying: 3 distressed properties, and an alternative for first time home buyers - 12/02/13 11:35 PM
Ever wondered what is a distressed property? Many buyers especially first time home buyers want a deal, and therefore think a "distressed property" provides the answer. We discuss in this video three types of properties along the Main Line referred to as distressed, and offer an alternative for first time home buyers who are trying to get a deal.

Many first time buyers get knocked out trying to buy bank owned properties due to other buyers, often investors who can pay cash. An alternative is to look for properties that may be states, where the seller is willing to negotiate … (0 comments)

home buying: Buying a home. Your biggest purchase, but is it? - 10/16/13 06:34 AM
Buying a home along the Main Line and throughout the country, or selling a home is often referred to as being one of the largest personal transactions most individuals will handle. I was a reading an article this week and it challenged this assumption on the grounds that when you buy a home there are actually TWO transactions and the home is often not the largest.
Well, I got to thinking about this and before long decided the writer was wrong in their choice of words, in that when you buy a home there are many more than two purchases. I … (1 comments)
