main line philadelphia: Floral delights - 05/15/11 03:18 AM
I think my favorite flower is the peony, but at this time of year before the peonies start blooming, I am always amazed at the variety of colors you can see on the irises in our neighborhood. Check out these examples and send me some of the ones from your neighborhood:

Bright yellow iris

This is a dark purple almost brown

This is a more typical color, the pale lavender/blue

This looks purple and white, but it is actually a pale blue color, this and the yellow are probably my favorites

This is a true white … (3 comments)

main line philadelphia: Wine down Wednesday - 03/30/11 05:43 AM
This past week I tried a couple of new wines for Wine Down Wednesday.
This first wine is a Sonoma  County white wine from Cucina Viansa not sure if a friend brought this over or if I had bought it a little while ago. As a every day wine to drink as an aperitif it was fine, but earth shattering it was not. We discussed last week how a wine can weigh on your tongue and this was very light, had some fruit flavours but nothing deep or dramatic that left a real memory or would cause me to go out and … (1 comments)

main line philadelphia: New Construction Homes in Berwyn PA - 12/23/10 07:16 AM
I noticed a couple of new construction homes in Berwyn, PA recently. A home that had sold earlier in the summer in Berwyn village in Pennsylvania and obviously the new owner got permission to tear that down and sub-divide the lot to build two new construction homes in Berwyn, PA. At the moment only one has gone up, but they have a roof on and seem to be progressing quickly. You will not have much yard, but are situated right next to the secret little park I wrote about earlier this year right in the heart of Berwyn Village, PA.

main line philadelphia: Are house prices really rising on the Main Line? - 10/29/10 04:26 AM
I once had an economics professor say "You can make stats tell any story you want! You just need to know how to manipulate them." Are house prices really rising on the Main Line?
In the tri-county area according to information released by Trend MLS for September average price has risen by 7.8% although sales are down 28%, compared to last September, all this with rising inventories and stories of buyers having problems qualifying for mortgages.
So what is really happening on the Main Line? Every day when I check my MLS I see large numbers of price reductions across the … (2 comments)

main line philadelphia: Is an earned income tax inevetable for Tredyffrin and Easttown Townships? - 10/23/10 04:48 AM
This past week, the Tredyffrin and Easttown School District held an informational meeting at Conestoga High School about the introduction of an earned income tax to supplement the school district budget. Earler this year Easttown had considered an earned income tax to close the gap in its budget but held off implementing when they saw the up roar this generated among home owners.
But is it inevetable that both the chool district and the two townships will introduce an earned income tax when so many townships around us already have them? Is the chool district just the beginning of the wedge … (0 comments)

main line philadelphia: Getting a mortgage and buying a house is all about being prepared today - 10/05/10 03:56 AM
All the news everywhere is about how difficult and hard it is to qualify for a mortgage, and even when you do, the rules and requirements from underwriters make the whole process tiresome and frustrating.

But as with everything, it is all a matter of being prepared. That means today that long before you are actually ready to purchase a home you need to start cleaning up your credit. The higher your credit score, the lower your rate can be, so making sure you pay all your bills on time is very important. Not having all your credit on one … (1 comments)

main line philadelphia: Preparing to list your home and selecting an agent - 10/04/10 06:34 AM
This blog is inspired by a post from a comment on Jeff Belonger's blog Should we hide our past business experiences in posts., based on comments in a post by Patricia Kennedy on When they say mean things about their first agent
In Jeff's comments Bill Gassett mentioned a post How to interview a Realtor he has written. How we all get inspired to write blogs is another good blog title.
Anyway, whilst there have been many blogs on preparing for a listing presentation, what to include and what advice to give, I thought about how the consumer could prepare for the listing presentation … (1 comments)

main line philadelphia: Sometimes this job is just so worth it! - 10/04/10 02:19 AM
The Thursday before last I had an elderly lady referred to me who needed to sell her condo quickly as she needed to move to another state and purchase a home there to be with a family member. In her development prices have dropped and sales have been sluggish being under pressure from neighboring developments.
I met with her, explained the process and the situation, showed her recent sales and what other condos similar to hers were on the market. Whilst being nervous, and a little overwhelmed, she was full of energy. She listened and she decided on a price to list … (5 comments)

main line philadelphia: New restaurant launches in Berwyn - 09/30/10 05:44 AM
Trudy and I stopped by Alfredo last night, a new Italian Restaurant that has opened in the old San Nicola space in Berwyn at 668 Lancaster Ave. The layout of the restaurant has changed from the old San Nicola, it is now a BYO which seems to be the case for many new restaurants nowadays.
The kitchen is based on dishes from the Naples area, which is where the owner comes from. As we walked in we saw friends sitting at a table with their daughter also trying it out. We had a great evening together with good food.
 They had … (2 comments)

main line philadelphia: Is this the possible future of The Main Line Real Estate Office? - 09/23/10 08:45 AM
We recently visited Charleston, SC and were wandering down King Street when we came across this interesting shop.

Why is it interesting....check out the sign

But look inside....

pretty cool, several seating areas for customers to look at real estate right there and search the MLS, help on site if needed. also just the decor is soooo coooool!

This screen had a video advert playing, and another had a video running about all the good things in and around Charleston, restaurants, golf etc.

there was enough screens for several customers to interact and private offices if … (2 comments)

main line philadelphia: Main Line Philadelphia market in Devon and Wayne area seems to be moving - 09/23/10 01:41 AM
This past week, I have gone to make appointments for an out of town client only to find several houses that have just come on the market are under offer. Good news for our area, bad news for buyers as many still think it is a buyers market.
Now we don't know till they settle if these houses sold for asking price, or if they will make it through the inspections and mortgage contingencies without problems to settlement. However, it is an indication that there are buyers out there, with the low mortgage rates, who are prepared to get off the fence if … (0 comments)

main line philadelphia: Philadelphia Area Housing Report - 09/08/10 06:19 AM
The most recent Credit Suisse Survey on housing for Philadelphia shows a lot of negative information. Traffic is below expectations of agents and prices are declining with longer time on market for those homes that are listed.
75% of agents surveyed said traffic was below their expectations for the month of August, a generally slow month  usually in the housing market. Home prices continued to fall with sellers needing to reduce prices or offer incentives to create sales according to 60% of the agents surveyed. 75% of agents also said the time needed to sell a home had increased as well.

main line philadelphia: Wayne, PA executive rental - 03/31/10 02:08 AM
We just listed a great rental in West Wayne. Walk to everywhere, a walk score of 92 that means this home is a walkers paradise. You can walk to the Farmer's market for flowers, fresh bread, cold cuts, vegetables and maybe even a small gift for your self, plenty of restaurants, bars and coffee shops just steps away. Maybe a walk to the library, followed by a nice latte whilst reading your book, followed by a movie in Wayne, followed by dinner and a brisk stroll home to finish off.

main line philadelphia: Royal Tea House Berwyn - 03/19/10 09:03 AM

Trudy and Istopped by the Royal Tea House this afternoon in Berwyn and met the owner Eileen Hoban. What used to be the Berwyn Coffee Shop has been transformed into a tea lovers haven or even heaven. Multiple teas of all types, black, green, caffeinated, decaffeinated, fruit teas, herb teas etc. Every type of tea you want, and if you don't see the one you love let them know and they will get it in. Unlike a traditional coffee shop Royal Tea House is really aimed at having you buy your tea rather than just stopping by for a "quick cuppa" … (5 comments)

main line philadelphia: Els on a roll and Tiger's riding in! - 03/16/10 10:37 AM
Ernie Els wins the CA Championship leading his South African countryman, Charl Schwartzel, by four shots at Doral's Blue Monster.  Charl has idolized Ernie since he was a lad - which was only yesterday for the rookie on the US PGA Tour.  Ernie has worked hard to get back on top and represent to 40-something crowd on the US Tour.  This should just be the beginning of a great year for him.
The CA Championship is the second in the World Championship series with a limited field.  Only two Americans, Kuchar and Haas stayed in the top ten after Sunday's round.  … (0 comments)

main line philadelphia: 10 Mistakes to avoid that sellers make that lead to their homes not selling. - 03/15/10 03:55 AM
When selling your home you want to avoid mistakes made by sellers whose properties either expired or were withdrawn as both mean the property did not sell. Below is a list of some of these mistakes. Let us know of any you have come across either as an agent or a buyer.
Over improve their home. always consider if improvements you are making are pricing your home above the fair market value for your neighborhood. Will that extension make your home the largest? This leads to homes that don't fit a neighborhood or won't appraise because of lack of comparative homes … (3 comments)

main line philadelphia: Easttown considers citizens budget advice. - 01/31/10 09:32 AM

In a recent article in the Main Line Suburban Life Chris Polites this years chairman of the Easttown Board of Supervisors put a call out to citizens who live and work in Easttown to give advice on the township budget. During the process for this year there was outcry at the suggestion of an earned income tax being implemented. Hundreds tourned out to the board of supervisors meetings. Whilst this was avoided for the current year, by raising property taxes and implementing a new $52 business tax on anyone who works in the township the threat of state budget cuts creating … (0 comments)
