main line real estate: I want to get paid by my client!!! - 09/26/11 03:32 AM
I have noticed a trend recently whilst reading different posts that there is a frustration in the industry with agency and  if we practice true agency will remove the problems of getting paid by our clients.
I am tired of being paid by the opposition and having my client wondering who I am truly working for and second guessing any advice I give when representing buyers. I am tired of my buyer clients wondering what I bring to the table because so many agents have told them that their services are FREE. I am sorry I am not independently wealthy, although … (3 comments)

main line real estate: Opertation Twist brings mortgage rates down - is NOW the time to buy? - 09/23/11 04:39 AM
The Fed launched Operation Twist this week and we are already seeing rates drop to levels many of us in the business have not seen in our lifetimes. But does that mean it is a good time for YOU to buy?
Everybody's situation is different as every home is unique, even condos and townhomes in a development, their individual location means that the view and the perspective is different for each home even if they are the same model. Likewise every person has a different situation, student loans, car loans, possibility of transfer, desire to start a family, getting engaged and … (0 comments)

main line real estate: Another Main Line Success - Sold! - 09/20/11 03:35 AM

SOLD IN 46 days. It is really hard for buyers today to know whether to list first or buy first if they can afford it. Our sellers of this home were getting ready to list when they came across the home of their dreams. We ended up putting in an offer that was accepted and the pressure was on to get their home ready for sale and on the market. These are dream clients and the home at 122 Devonwood Lane in Devon was a delight to list, well decorated rooms with good colors on the wall and a great lot … (0 comments)

main line real estate: Old Forge Crossing in Devon given approval by FHA - 09/15/11 07:03 AM
Many condo owners are finding it hard to sell their condos because the condo is NOT FHA approved, however sellers and buyers in Devon Pennsylvania can relax because Old Forge Crossing condo association has gone through the rigorous process to get themselves approved by FHA to streamline the process for buyers of obtaining an FHA mortgage.
Remember, FHA also offers the 203K loan that allows the borrower to obtain a mortgage based on the improved value of the condo after repairs, allowing funds for modernizing, updating and general improvements. Improvements do need to be carried out by a licensed contractor and … (0 comments)

main line real estate: Get ready NOW! - 09/13/11 11:51 PM
Fall is upon us, and although we have had a rough summer with earthquakes, small though they were, storms and torrential rain causing widespread flooding NOW is the time to prepare for winter. Winter may seem a long way off, temperatures may still be hot and humid, but now is the time to start thinking and planning what projects need to be completed before winter arrives.
Your home has probably taken a beating over the summer with al the storms. It may not be leaking right now, but get the roof checked for loose or damaged shingles. Winter storms tend to … (3 comments)

main line real estate: Main Line Seniors Real Estate Specialist (SRES) - 09/13/11 08:23 AM
The Main Line to the West of Philadelphia is a prime area for real estate, and even in today's challenged market. Many home owners in these western suburbs have owned their homes for may years and whilst their equity has reduced they are still in what many call an "Above Water" situation, owing less or nothing on their homes compared to what is due if anything to a mortgage company. What is important for many of these seniors is making sure that the mortgage company has filed a letter of satisfaction that shows not only that the mortgage was paid off … (0 comments)

main line real estate: Lots of lights - 09/06/11 10:49 AM
Our youngest son moved into a new apartment this weekend in Philadelphia and we ended up helping him move and as he is now living in Philadelphia having his car at our house. So we also had to help out when they needed some furniture from Ikea by providing transportation. As much as i want to get rid of my Trailblazer and get a cool fuel efficient car I just can't.
I like Ikea, maybe because I am European I like the designs and the way they can get so much in to such small spaces. Anyway whilst wandering around I came across … (0 comments)

main line real estate: Solving problems is what our business is all about. - 08/30/11 10:04 AM

Last week just before Hurricane Irene, when I was busy making sure I got everything done in time for the storm I got an email from a contact of mine at an insurance company asking if I knew of any short term rentals in a specific area for a client of theirs who had been burned out of their home after a lightning strike. I could have chosen to stay focused on getting ready for the storm, or preparing for a settlement I had this week, but I thought what it must feel like to be living in a hotel, knowing … (0 comments)

main line real estate: Old Forge Crossing has FHA approval pending - 08/25/11 07:44 AM
Condos today have a hard time selling as most buyers want to use FHA financing and many approved condo developments have seen their approval expire. Old Forge Crossing in Devon, PA is in the process of waiting for approval, having made application and fulfilled many of the steps required. It is a process not without cost, but as so many of these developments now charge a fee to buyers that goes to the condo association this cost can be recouped when sales of these condos becomes easier as FHA mortgages can be processed.
Currently, there are 7 single bedroom units available … (0 comments)

main line real estate: Check your home following that "small" earthquake - 08/24/11 12:04 AM
It is hard to believe that a home did not suffer damage during the "small" earthquake many of us on the east coast experienced yesterday. I have seen several posts by agents and home inspectors urging people to inspect their homes.
Yesterday just before 2 pm I was wrapping up a business persons public and brokers open we hosted with four other agents in Old Forge Crossing a local condo development. As I was sitting down, the room changed shape, the building shook and three waves ran across the floor, of course I wished I had thought quicker and whipped out my trusty … (1 comments)

main line real estate: Do you really want a mongrel real estate agent? - 08/23/11 03:23 AM

I have shown photos of these canna lillies before, but looking at the plant today I noticed how one flower is totally red and the rest are yellow. As Trudy said, they cut and splice bulbs together to make different hybrids or a mongrel flower, mongrel is a term used originally to describe two different breeds of dogs that have been mixed.
Made me think of all those real estate agents who have become mongrels, one part Realtor and and seven parts working another job to pay the bills. Can they really keep up with all the changes to the … (2 comments)

main line real estate: What an anti-climax! - 08/19/11 06:56 AM
I have a client who has wanted to see a home that was on the market but was not available to see. Every time it showed active and I tried to make an appointment I was told it was not available for showing. It has happened a lot recently on several other showings. Sellers have only specific times they want their house shown and I have written about this before but the point I want to make today is that when you can't have something you build it up in your own mind and it becomes something you think you must … (0 comments)

main line real estate: What you need to know about that deposit before you buy a home! - 08/17/11 01:52 AM
I was chatting with one of the mortgage providers I know and we got to talking about earnest money deposits when you are buying a home.
Here is just a couple tips to keep in mind when putting down that Earnest Money Deposits that will help the mortgage get processed efficiently:
Personal Checks: make a copy of the front of the personal check and give to your mortgage provder; this is helpful to identify the source of where the deposits are coming from, but the front of the check alone will not satisfy underwriting. The mortgage provider will always need the cancelled check ( … (0 comments)

main line real estate: Main Line rental market is pretty strong - 08/16/11 10:27 AM
I don't do that many rentals a year, but recently I have had several Main Line clients who are willing to hold properties and put them up for rent, a smart strategy if you can afford it. Obviously you have wear and tear and the need to keep track of any costs you have for painting and maintenance but it can be helpful if the monthly payment is not too high and you have a positive cash flow.
I have listed several rental properties along the Main Line this year and found they attract tenants quickly, one of the other things this … (0 comments)

Chester County homes for sale now stands at a 12.3 month inventory. what this means is that if no other homes came on the market it will take 12.3 months to clear the backlog of homes for sale. That is 2 months more than July 2010. There are actually 4035 homes for sale according to the market data from Trend MLS, that is 85 more than this time last year. Making your home stand out in the crowd is difficult but not impossible. As you can imagine the days on market have increased as well as the absorption rate mentioned … (1 comments)

main line real estate: Old Forge Crossing rental opportunity - 08/12/11 04:46 AM
We just listed a very nice 2nd floor unit in Old Forge Crossing in one of the most sought after locations within Old Forge Crossing, a condo development located in Devon, PA in the tredyffrin Easttown School district. Right by the community pool, it is nicely painted with fresh colors and has a very modern feel. Packed with storage, this is one of the one bedroom condos with a den. One of the nice features about Old Forge Crossing is that you have your own laundry area within the condo, no more sharing or looking for coins, plus the condo fee, … (1 comments)
