When looking at town homes and condo developments many buyers ask how much the HOA(Home Owners Association) fee or Condo fee is on a monthly basis. Is this the right question? The benefit of living in a community with a fee of one sort or another is that these fees take care of much of the general maintenance, possibly some of the exterior maintenance and in a condo even more. It is easy to avoid, but equally easy to be culpable in making the biggest mistake. We all get comfortable and dislike change. And maybe we are all just a little bit lazy. Avoiding maintenance and updating your home will affect the value of your home more than anything else.

Not sure if you have been to King of Prussia mall recently. Over this last year they had been extending or connecting the two parts of the mall, which actually went by different names even. Now under one name, King of Prussia Mall, it is connected with the most gorgeous bridge, extra parking under cover and valet parking where they will also clean your car whilst you shop. It is gorgeous! As a local Realtor where people can shop is important and having one of the premier locations in the country nearby helps home values considerably.

We used this photo for a listing and although it was the back of the house, the front did no justice to how big the house was and what a wonderful deck and sunroom existed behind. So we ended up using this as the main photo. Below is the front, I cannot tell you at Open Houses how surprised people were who came in and experienced the size of the house, a little like the Tardis in Dr Who.

Within a five to ten minute drive of my home sits Old Forge Crossing. This is a most delightful condo community of 1 and 2 bedroom apartments and a number of 2 bedroom townhomes as well with 1 cottage. Living on the Main Line people think there is not much green around us, but that is far from the truth.
