One of the issues for investors on the Main Line is getting financing for their purchases. Different lenders have different overlays for how many mortgages you can carry, how much money you need to put down credit scores and what you can use for income.

I am in pretty good health, and take care of my self. I also have a wife who "advises" me on staying healthy. Whilst the real estate market is slower then previous years, there are some interesting facts visible looking at the data.


In each of the counties along the main Line, sales are down by varying amouynts compared to last year, but prices are up both for average price and median price. Also, homes are selling closer to list prices.

A few years ago, I remember an advertising campaign which went along the lines of a consumer asking someone if they can install floors, or carpet, fix a leak or their car etc. The answer was always the same, "No, but I know a man who can."
Last week some clients settled on a home along the Main Line in Bryn Mawr, and at settlement I reminded them if they needed any contractors, give me a call as I have a list of local contractors who cover most clients needs, be it electrical, plumbing, heating, air conditioning, flooring, windows, landscapers or contractors etc.

Over the years Old Forge Crossing has been relatively lenient towards investors, allowing owners who got transferred through work to rent their units easily. With the donwturn in the husing market and the need for condo complexes to be FHA approved, the levels of investor ownership has become a issue not just at Old Forge Crossing but at several local townhome and condo developments.

Many are new or newer construction homes placed on lots where a home has been torn down usually a ranch, split level or a cape. There are only three reasons why your home does not sell. That's right three. Even with the worst marketing it comes down to this, of which you can only do something about two of them.
1) Price
2) Condition
3) Location
Obviously you cannot do anything about the location of your home. If it is not in the school district buyers want, or it is located under or within sight of high tension electric wires these are going to affect the sale of your home.

One of the issues for housing on the Main Line right now is the lack of inventory, and homes available for purchase in Chesterbrook is a good indication of this.
