As we noted in the last few reports, settlements in May were very low, however there were plenty of pending sales and we are now seeing these pending sales going to settlement.

15 new homes were put on the market this past week ranging in price from $399,900 to $1,825,000, of these one is under contract, there are 242 homes for sale in the Tredyffrin Easttown School District of which 27 are under contract.

Tredyffrin Easttown had 42 homes settle during March 2017, the median price for homes settling in March 2017 was $499,500, 96.3% of the original list price, whilst the average price was $491,738 and this was 94.3% of the original list price. The lowest price home sold for $134,000 selling in one day. The highest price home sold for $1.4 million taking 578 days to sell.

In August we saw a big leap in the number of homes sold in T/E School district, on average these have been in the region of approximately 30 homes per month across the two townships. In August we saw it jump to 54 homes with it settling back in September to a more normal 35 homes settling between the two townships.
These homes are across the range including one and 2 bedroom condos in Old Forge Crossing, Drummers Lane and Chesterbrook as well as single family homes upto million dollar properties around the townships.
