Avon Grove School district covers a variety of different townships, but generally buyers will focus on the school district rather than one particular township when looking for a home.
We can see that days on market have dropped as buyers adjusted to the interest rate rises and more inventory came on the market. Current inventory is a little higher than last year, with a median price point of $572,988 compared to $507,450 last year. Inventory accumulation is almost twice what it was last year, but still low overall, anything less than 6 is considered a sellers market.

As we move forward into 2023, what kind of market are we expecting? That 7.1% drop in tax revenue on realty transfer taxes in 2022 is a reflection of significant lower sales volume, although home prices increased significantly.

Another week showing the same trends we have been talking about for the past few weeks.
Closed sales, 1610  down compared to a year ago by 15.7%, and 5.1% down compared to a week ago, which is not surprising given that most people settle at the end of the month on their home purchase. Why you ask? Because it means they pay the least amount of interest at settlement as this is the only time you pay interest in advance, the rest of the mortgage term you pay in arrears. Whilst the numbers are a little varied compared to last week, with some increases, these increases are really from about 30-45 days ago. The big number to look at this week is the drop in showings, as this is what is driving everything else.

Seven homes went pending with prices ranging from $219,000 to $999,000 these homes selling with an average days on market of 83.

Wayne postal code covers lots of areas outside of Wayne itself, including areas of Upper Merion, Tredyffrin and even Chesterbrook. 
Like many other local areas sales were up and inventory is down compared to last year. The median price jumped dramatically by $166,050 a 45% increase, more on that later, interestingly days on market also rose.
Attached home sales, town homes and twins, actually dropped year over year whilst all the other areas increased. Condo sales increased by 50% and detached homes doubled year over year.

The complaint from most buyers continues to be lack of homes to consider. Many sellers are holding off listing as a result which only increases the problem. Also, due to the lack of inventory we are seeing prices pushed higher, multiple offers on those homes coming on the market in days if not hours. As a result these sellers are not willing to consider any buyer with a home for sale contingency as they can pick and choose their buyer.
