Avon Grove School district covers a variety of different townships, but generally buyers will focus on the school district rather than one particular township when looking for a home.
We can see that days on market have dropped as buyers adjusted to the interest rate rises and more inventory came on the market. Current inventory is a little higher than last year, with a median price point of $572,988 compared to $507,450 last year. Inventory accumulation is almost twice what it was last year, but still low overall, anything less than 6 is considered a sellers market.

Last week saw the real estate market hit then end of the first third of the year. There is lots of noise about the real estate market but the old adage is very true, real estate is local. Giving you the confidence to make the right decision
As we move forward into 2023, what kind of market are we expecting? That 7.1% drop in tax revenue on realty transfer taxes in 2022 is a reflection of significant lower sales volume, although home prices increased significantly.
We expect interest rates to moderate as inflation comes under control -buyers are still active as they are adjusting to the higher rates. We believe interest rates will hover between 6 and 7% during 2023 and may even drop into the 5’s.

Another week showing the same trends we have been talking about for the past few weeks.
Closed sales, 1610 down compared to a year ago by 15.7%, and 5.1% down compared to a week ago, which is not surprising given that most people settle at the end of the month on their home purchase. Why you ask? Because it means they pay the least amount of interest at settlement as this is the only time you pay interest in advance, the rest of the mortgage term you pay in arrears. Whilst the numbers are a little varied compared to last week, with some increases, these increases are really from about 30-45 days ago. The big number to look at this week is the drop in showings, as this is what is driving everything else.
The information contained in here is from Bright MLS and covers the area of Pennsylvania covered by the Bright footprint.

I always find it interesting to hear national statistics bandied about in relation to local real estate. I noticed this year whilst everyone was talking about how the lack of inventory was causing a drop in sales and a slow down in settlements that this was not the case for Tredyffrin Easttown Real Estate. So why don't national real estate stats apply to Tredyffrin Easttown Real Estate?

As we noted in the last few reports, settlements in May were very low, however there were plenty of pending sales and we are now seeing these pending sales going to settlement.

15 new homes were put on the market this past week ranging in price from $399,900 to $1,825,000, of these one is under contract, there are 242 homes for sale in the Tredyffrin Easttown School District of which 27 are under contract.

Another busy week in Tredyffrin Easttown with 31 homes settling with prices ranging from $147,000 to $1.25 million, these homes sold in an average of 46 days on market at 96.3% of their original list price.
Seven homes went pending with prices ranging from $219,000 to $999,000 these homes selling with an average days on market of 83.

This is the height of the real estate spring season, we are seeing more homes coming to market as the weather improves and school draws to an end. What is left of the Spring selling season is short as families get ready for vacations, summer camps and going to the shore for the week or the weekend.

Last week saw two settlements in Old Forge Crossing both for 1 bed 1 bath condo apartments and both selling for $135,000.

Wayne postal code covers lots of areas outside of Wayne itself, including areas of Upper Merion, Tredyffrin and even Chesterbrook.
Like many other local areas sales were up and inventory is down compared to last year. The median price jumped dramatically by $166,050 a 45% increase, more on that later, interestingly days on market also rose.
Attached home sales, town homes and twins, actually dropped year over year whilst all the other areas increased. Condo sales increased by 50% and detached homes doubled year over year.

The complaint from most buyers continues to be lack of homes to consider. Many sellers are holding off listing as a result which only increases the problem. Also, due to the lack of inventory we are seeing prices pushed higher, multiple offers on those homes coming on the market in days if not hours. As a result these sellers are not willing to consider any buyer with a home for sale contingency as they can pick and choose their buyer.
