Click the link above for the full report, but here are some highlights. Active inventory is down 2% compared to last year which is good for this part of the market which has been suffering from a glut of listings. Probably the only part of the market which has been rich in listings for a while.
This being said however, new listings are down by about 6% compared to last year, showing owners have some wariness about listing their properties because of the high number of listings currently on the market.

Along time ago I read a post or article where Teresa Boardman was interviewed. She being then known for her blogging about St Paul Real Estate and ahead of the curve, the reason for the interview, expressed how blogging was for her, prospecting.

Saturday, I stopped by at the start of Chester County Day and saw the Radnor Hunt leaving at the satrt of their day, something that was traditional, but with the constant infilling happens less today than before, however, The Radnor Hunt still hunts during the season 3-4 days a week.

The hounds wait for the call, 31 in all, puppies and older dogs.

At the sound of the horn, hounds started baying and the excitement rose in the pack.

The 2010 real estate market in Tredyffrin Easttown School District appears steady. Looking at sales of homes priced above $400,000 since the beginning of the year, we see sales as lackluster in the winter months of January and February, 18 and 16 homes selling respectively, 17 more settled in March, whether this was the winter blahs or the economy it is hard to tell, snow storms definitely affected showings and Open Houses, but so did the predictions and feelings about the economy. Last week we held a seminar at Easttown Library at which we covered some recent market stats for Tredyffrin and Easttown Township homes.
There are currently 140 homes on the market priced between $350,000 and $1.5 million. Average price of these listings is $691,238. The average days on market to sell a home last month were 106. That means that of all the homes sold in January the average time it took was 106 days. there are currently about 32 homes selling a month in the two townships so it will take about 4 months to sell the current inventory if … (0 comments)

Thirty homes are available in Chesterbrook for sale right now, all are apartments or townhomes. Last year, 2008, just over one hundred homes sold in Chesterbrook from 1 bed room apartments to single family homes. Only two of the sales were single family homes both four bedroom homes in the Green Hills section of Chesterbrook; all the other homes were townhouses or apartments.
 Trying to see a pattern of sales one notices they split up into several price points for specific types of homes, although location, updating to bathrooms, kitchens and having a garage does make a difference obviously.

I blogged about this earlier this year but just wanted to make you aware of the December 31st deadline.
The deadline to apply for a Property Tax/Rent Rebate program offering rebates to qualified seniors and residents this year is December 31st. The income limit for homeowners has more than doubled for the year to $35,000, or $15,000 for renters. Applicants need only include half of their Social Security, Supplemental Security Income or federal Railroad Retirement Tier 1 benefits when calculating eligibility.
