nick vandekar team: Nick Vandekar Team welcomes Sindhu Manchester - 01/07/21 12:46 PM
I am very happy today to announce the addition to our team of Sindhu Manchester. Sindhu has been hosting my Open Houses at the end of last year and I asked her to join my team after watching her professionalism and style during a very difficult time.
Originally born and raised in Zambia, Africa, Sindhu came to New York in 1997 as an international student to pursue a bachelor’s degree in International Business, and later, a higher education in Accounting. Sindhu always knew that she wanted a vocation that would allow her to help others, and found her true calling here, in … (14 comments)

nick vandekar team: Are house prices really rising on the Main Line? - 10/29/10 04:26 AM
I once had an economics professor say "You can make stats tell any story you want! You just need to know how to manipulate them." Are house prices really rising on the Main Line?
In the tri-county area according to information released by Trend MLS for September average price has risen by 7.8% although sales are down 28%, compared to last September, all this with rising inventories and stories of buyers having problems qualifying for mortgages.
So what is really happening on the Main Line? Every day when I check my MLS I see large numbers of price reductions across the … (2 comments)

nick vandekar team: Is an earned income tax inevetable for Tredyffrin and Easttown Townships? - 10/23/10 04:48 AM
This past week, the Tredyffrin and Easttown School District held an informational meeting at Conestoga High School about the introduction of an earned income tax to supplement the school district budget. Earler this year Easttown had considered an earned income tax to close the gap in its budget but held off implementing when they saw the up roar this generated among home owners.
But is it inevetable that both the chool district and the two townships will introduce an earned income tax when so many townships around us already have them? Is the chool district just the beginning of the wedge … (0 comments)

nick vandekar team: Sometimes this job is just so worth it! - 10/04/10 02:19 AM
The Thursday before last I had an elderly lady referred to me who needed to sell her condo quickly as she needed to move to another state and purchase a home there to be with a family member. In her development prices have dropped and sales have been sluggish being under pressure from neighboring developments.
I met with her, explained the process and the situation, showed her recent sales and what other condos similar to hers were on the market. Whilst being nervous, and a little overwhelmed, she was full of energy. She listened and she decided on a price to list … (5 comments)

nick vandekar team: Is this the possible future of The Main Line Real Estate Office? - 09/23/10 08:45 AM
We recently visited Charleston, SC and were wandering down King Street when we came across this interesting shop.

Why is it interesting....check out the sign

But look inside....

pretty cool, several seating areas for customers to look at real estate right there and search the MLS, help on site if needed. also just the decor is soooo coooool!

This screen had a video advert playing, and another had a video running about all the good things in and around Charleston, restaurants, golf etc.

there was enough screens for several customers to interact and private offices if … (2 comments)

nick vandekar team: Main Line Philadelphia market in Devon and Wayne area seems to be moving - 09/23/10 01:41 AM
This past week, I have gone to make appointments for an out of town client only to find several houses that have just come on the market are under offer. Good news for our area, bad news for buyers as many still think it is a buyers market.
Now we don't know till they settle if these houses sold for asking price, or if they will make it through the inspections and mortgage contingencies without problems to settlement. However, it is an indication that there are buyers out there, with the low mortgage rates, who are prepared to get off the fence if … (0 comments)

nick vandekar team: A little paint and new floors - voila what a difference! Come see for your self open 9/26 2-4PM - 09/22/10 02:50 AM

Following what could have been a major disaster, a toilet that overflowed, the sellers recently, repainted the house, removing all the flowery wall paper and choosing neutral colors for every room. Then as some of the floor needed to be repaired on the ground floor, they chose bamboo floors and laid them throughout, choosing a brazilian cherry color, and replaced the baseboards with a classier deeper profile, what a difference.
This Radnor home on a flag lot, just opposite Coopertown elementary school has one of the quietest locations I have experienced in the Main Line Area. Usually there is always … (1 comments)

nick vandekar team: Solving the housing and banking crisis in one step! - 09/08/10 07:33 AM
Yes, I know, if the people who got us there cannot work it out how to save us, Nick why do you think you know how to solve the housing and banking crisis. But that may be exactly why. I look at it from the outside and with street sense.
So let's recap a minute some of the problems.
Mortgages that no one knows what they are worth! Homes that are upside down, the owners owe more than they are worth! Lack of funds for borrowers Every bank with foreclosure and short sale inventory knows at this stage from the statistics … (1 comments)

nick vandekar team: Philadelphia Area Housing Report - 09/08/10 06:19 AM
The most recent Credit Suisse Survey on housing for Philadelphia shows a lot of negative information. Traffic is below expectations of agents and prices are declining with longer time on market for those homes that are listed.
75% of agents surveyed said traffic was below their expectations for the month of August, a generally slow month  usually in the housing market. Home prices continued to fall with sellers needing to reduce prices or offer incentives to create sales according to 60% of the agents surveyed. 75% of agents also said the time needed to sell a home had increased as well.
Some … (1 comments)

nick vandekar team: Inventory accumulation along the Main Line - 08/24/10 09:14 AM
Sales  have been fairly brisk this year, that is until July when the market slowed down again. Inventory accumulation along the Main Line is a good indication of where the market currently is and how long it will take to sell a home on average.
Montgomery County: 8   Days on market 83
Delaware County: 9        Days on Market 83
Chester County: 10        Days on market 85
In the tri-county area Montgomery seems to be doing slightly better, and sales over this year bear that out as well. Overall we have seen days on market rise compared tomprevious years, this is how long … (0 comments)

nick vandekar team: Main Line Real Estate Market August 2010 up or down? - 08/17/10 06:57 AM
Everywhere you look right now, there are opinions on the real estate market. It is improving, it is getting worse. As we all know the real estate market is local and in some cases hyper-local. so how is the Main Line Real Estate market holding up?

We looked at several townships and did a survey of sales since the beginning of March for single family homes and compared the square foot price of homes in these townships. Obviously if the price per square foot is going up then prices overall are going up, if it is going down prices are … (0 comments)

nick vandekar team: Great English style pub in Chester County - 08/08/10 09:24 AM
Last night we met friends at what I think is one of the closest things I have found in the States to an English pub. It is cosy with outdoor seating, wood panelling and a great choice of beers.

Located in Chester County in Springdell Village, The Whip Tavern is a great place for lunch or dinner as well as a decent pint. If you are a wine drinker, bring your own, the are only licensed for beer. TV's are tuned to sport and primarily Rugby as the local team is definitely connected.
We started with a pint whilst we waited, … (1 comments)

nick vandekar team: hhgregg opens in Berwyn - 08/08/10 09:02 AM

Berwyn is a big place stretching across two townships, Easttown and Tredyffrin. I was driving along Swedesford Road in Tredyffrin and saw that the new hhgregg store, where circuit City used to be was Now Open. So stopped off to check it out.
I will give them the benefit of the doubt that this is an early opening, and maybe they don't have all their inventory in place, but the store did not feel attractive. Very bright, too much empty open space, prices did not seem that competitive compared to Best Buy, Walmart, Kmart or Sears.
But what do you think? … (0 comments)

nick vandekar team: Hillside elementary school in T/E has a green roof. - 08/05/10 06:08 AM
I was out jogging yesterday and briefly watched as I went past Hillside elementary school in Tredyffrin Easttown School District,(T/E) as they were watering their roofs. I realized that the roofs are green and this is an interesting step for the local school district to reduce costs and teach students about the environment as well.
The local paper, The Wayne and Suburban Times has an interesting article with photographs that you can view.
Green elements are growing in our area, with many residential homes being fitted with geo-thermal heating and cooling units, solar panels, new energy star appliances, newer windows and doors … (0 comments)

nick vandekar team: More shops coming to Berwyn PA - 08/05/10 05:03 AM
Berwyn, PA on the border of Easttown and Tredyffrin Townships is hotting up. A new Bathroom and Kitchen shop is opening soon on Lancaster Avenue in the vicinity of the old Berwyn Hardware store. Alfredo a new restaurant is going to fill the gap left by San Nicola. Curves moved location a while back to have a more visible store front on Lancaster Ave. We have Medi-Weight Loss and an architectural firm filling the old Masonic building on Lancaster. A new emergency care doctors office is opening next to the state liquor store, not sure if that is related, probably not but not … (0 comments)
