I once had an economics professor say "You can make stats tell any story you want! You just need to know how to manipulate them." Are house prices really rising on the Main Line?
In the tri-county area according to information released by Trend MLS for September average price has risen by 7.8% although sales are down 28%, compared to last September, all this with rising inventories and stories of buyers having problems qualifying for mortgages.

This past week, the Tredyffrin and Easttown School District held an informational meeting at Conestoga High School about the introduction of an earned income tax to supplement the school district budget. Earler this year Easttown had considered an earned income tax to close the gap in its budget but held off implementing when they saw the up roar this generated among home owners.

The Thursday before last I had an elderly lady referred to me who needed to sell her condo quickly as she needed to move to another state and purchase a home there to be with a family member. In her development prices have dropped and sales have been sluggish being under pressure from neighboring developments.

We recently visited Charleston, SC and were wandering down King Street when we came across this interesting shop.

pretty cool, several seating areas for customers to look at real estate right there and search the MLS, help on site if needed. also just the decor is soooo coooool!

This screen had a video advert playing, and another had a video running about all the good things in and around Charleston, restaurants, golf etc.

This past week, I have gone to make appointments for an out of town client only to find several houses that have just come on the market are under offer. Good news for our area, bad news for buyers as many still think it is a buyers market.
Now we don't know till they settle if these houses sold for asking price, or if they will make it through the inspections and mortgage contingencies without problems to settlement. Following what could have been a major disaster, a toilet that overflowed, the sellers recently, repainted the house, removing all the flowery wall paper and choosing neutral colors for every room. Then as some of the floor needed to be repaired on the ground floor, they chose bamboo floors and laid them throughout, choosing a brazilian cherry color, and replaced the baseboards with a classier deeper profile, what a difference.

The most recent Credit Suisse Survey on housing for Philadelphia shows a lot of negative information. Traffic is below expectations of agents and prices are declining with longer time on market for those homes that are listed.
75% of agents surveyed said traffic was below their expectations for the month of August, a generally slow month  usually in the housing market. Home prices continued to fall with sellers needing to reduce prices or offer incentives to create sales according to 60% of the agents surveyed. 75% of agents also said the time needed to sell a home had increased as well.

        Sales  have been fairly brisk this year, that is until July when the market slowed down again. Inventory accumulation along the Main Line is a good indication of where the market currently is and how long it will take to sell a home on average.
Montgomery County: 8   Days on market 83
Delaware County: 9        Days on Market 83
Chester County: 10        Days on market 85

Everywhere you look right now, there are opinions on the real estate market. It is improving, it is getting worse. As we all know the real estate market is local and in some cases hyper-local. so how is the Main Line Real Estate market holding up?

Penndot and Chester County Commissioners announced recently that the slip ramp proposed for Route 29 will begin construction in March 2011. This moves forward the plan to make regional improvements.
The ramp has been backed all along by the Chester County Commissioners along with the support of the Paoli Transit Center, improvements to route 202 and the Chester Valley Trail.
The slip ramp priced at $83 million has been planned since 1995 and should be completed by Spring 2012. The ramp will connect Route 29 to the PA turnpike and provide access to and from the new Wegmans, and business parks … (0 comments)

Last night we met friends at what I think is one of the closest things I have found in the States to an English pub. It is cosy with outdoor seating, wood panelling and a great choice of beers.

Located in Chester County in Springdell Village, The Whip Tavern is a great place for lunch or dinner as well as a decent pint. If you are a wine drinker, bring your own, the are only licensed for beer. TV's are tuned to sport and primarily Rugby as the local team is definitely connected.

Berwyn is a big place stretching across two townships, Easttown and Tredyffrin. I was driving along Swedesford Road in Tredyffrin and saw that the new hhgregg store, where circuit City used to be was Now Open. So stopped off to check it out.
I will give them the benefit of the doubt that this is an early opening, and maybe they don't have all their inventory in place, but the store did not feel attractive. Very bright, too much empty open space, prices did not seem that competitive compared to Best Buy, Walmart, Kmart or Sears.

I was out jogging yesterday and briefly watched as I went past Hillside elementary school in Tredyffrin Easttown School District,(T/E) as they were watering their roofs. I realized that the roofs are green and this is an interesting step for the local school district to reduce costs and teach students about the environment as well.
The local paper, The Wayne and Suburban Times has an interesting article with photographs that you can view.

Berwyn, PA on the border of Easttown and Tredyffrin Townships is hotting up. A new Bathroom and Kitchen shop is opening soon on Lancaster Avenue in the vicinity of the old Berwyn Hardware store. Alfredo a new restaurant is going to fill the gap left by San Nicola. Curves moved location a while back to have a more visible store front on Lancaster Ave. We have Medi-Weight Loss and an architectural firm filling the old Masonic building on Lancaster.
