nick vandekar: Is it worth doing? - 12/04/07 07:16 AM
This month Realtor Magazine releases its report on Cost vs Value for the nation and identifies what remodelling projects are worth doing. It covers upscale and mid range projects and discusses the actual cost and the return on the investment when selling. What comes out at the top of the list are exterior projects that add to curb value. But what about our local area compared to a national report. However, I always advise customers do not wait till you are selling to do upgrades as you never get everything back. Plan those upgrades early and get some personal benefit from … (0 comments)

nick vandekar: The Main Line - 12/01/07 10:39 PM
Before the 1600's Lenni Lenape Indians called this area their home. In the 1600s William Penn sold land to a group of Welsh Quakers for ten cents an acre, it sells for quite a bit more nowadays per acre, although not known as the Main Line this was the beginning of the area being settled by those other than native Americans.
The Main Line proper is a line of communities extending northwest from the City of Philadelphia. The Main Line originally referred to a water line which serviced particular areas. It later became known to represent the communities along the Pennsylvania Railroad … (0 comments)

nick vandekar: Valley Forge National Park - 12/01/07 10:36 PM
Today we see rolling hills open spaces and some wooded areas, the Park itself is much larger than many realize. The following web site is the official Park site: http://www.nps.gov/vafo/index.htm, go here to find out news of special events, directions, hours of opening and news about construction being carried out in the park.

There is also an excellent page detailing the history of Valley Forge. What lies below is an overview. Having spent many hours walking, jogging and relaxing in the park I can wholeheartedly recommend a visit. There is a sense of history, and as you follow the walking … (4 comments)

nick vandekar: Open House Sunday December 2nd in Chesterbrook at 3 Treaty Drive 2-4 PM and also December 16th...if it hasn't sold! - 12/01/07 10:32 PM

The smell of brownies wafts through the house from the eat in kitchen through the dining room to the living room with its wood burning fireplace. You can see designated Open Space from the patio off the living room. A few steps from the front door and you are on one of the many walking trails that wind throughout Chesterbrook. It is only a few minutes walk to Genuardis the local supermarket or Rita's Water Ice although today may be a little chilly and a pizza from Pizzaland more appropriate during the football game. Or maybe you want a meal … (0 comments)

nick vandekar: Have you tried...? - 12/01/07 09:53 PM
The last few weeks I have been getting ready for 2008. It started when I decided I was dissatisfied with my harvest for this year. Looking at my results I realized I had been a lazy farmer and it was nothing to do with the market. I sat down with my manager and we worked on a plan.  Something I was comfortable doing and would do. I started applying it straight away as I want 2008 to be a good year and you cannot reap if you do not plant the seeds. So I have been busy making calls, writing notes and emails. Prospecting. … (4 comments)

We are nearing the end, I promise. Sorry this has taken so long to post in its entirety, let me know if this helps. Sometimes trying to explain it is as wordy as what you are trying to explain or worse. There is an official explanation that you can purchase which is available from Pennsylvania Association of Realtors.

nick vandekar: Prayer before combat... - 11/26/07 10:27 AM

I posted this photo in our blog Iraq Diaries which are emails from our son who is currently in Iraq, but as it is buried in one of the comments I just wanted to repost just this photo as it speaks volumes about the young men who are serving in Iraq.

Jeremy, Malachi Even and Jason Mann prayed before each mission we left. Here we're joined by Steven Kaliszewski and in later days we invited another guy we saw reading a Bible. I also saw from later pictures that people were watching so it's good to bring people together before the Lord, whether … (7 comments)

REPUTATION IN my line of work is a huge issue and plays a large role in your successes and position in your platoon/team. For example, if you go to a school to train and cry, complain, or give up then the people who see it remember. Your reputation precedes you and rank, though respected, doesn't mean a thing when you're a solid, hard working individual who goes out looking for initiative.
Why am I telling you this? Well my reputation has been set as well. I have been in this Battalion for a little over 2 years and … (10 comments)

nick vandekar: They just don't get it? How they spoiled my blog! - 11/19/07 12:53 AM
Last week Trudy and I decided one evening after dinner to get out of the house and grab a cup of coffee somewhere. We had to pick up some photo prints from our local Walgreens for Jeremy our son who is in Iraq. Anyway our local town has one Starbucks, which Trudy does not like, as she often feels the coffee is burnt. so we were hunting around and decided to see if a local bar/restaurant might have somewhere to sit and grab a coffee. We drive in to the parking lot and whilst we are parking notice this new store. … (1 comments)

nick vandekar: Soccer is a common language - 11/18/07 04:29 AM

As many of you know our son Jeremy is in Iraq. you can read his emails at Iraq Diaries. They see a lot of kids as you may have noticed from his photos. Recently Iraq did really well in an Asian soccer competition and for a brief moment it united the country as you may have seen or read on the news.
Well the kids ask Jeremy if he has any soccer balls.

So Trudy, has decided to collect soccer balls and small pumps to send them over to Jeremy to give out. Used balls are great and many people have some sitting … (9 comments)

PA Agreement of Sale part 5
Part 1
Part 2
Part 3
Part 4
Part 6
Part 7
Part 8
Part 9
Page 5 of the Agreement of Sale is quite simple. I always find that pages 1 thru 4 take the longest to complete, after that it moves much faster.
Paragraph 12 handles Wood Infestation inspection contingency. Obviously this can be waived or elected. If waived our usual paragraph 27 the Release is agreed upon as well.
If elected the number of days is selected again running from the execution of the contract. Paragraph A says the inspection is at the buyer's expense and will be carried … (0 comments)

nick vandekar: Does blogging bring business? - 11/16/07 07:03 AM
A couple of months ago my cell phone rang. I am staring at the number not recognizing the incoming call, with Trudy telling me to answer it. I noticed she recently does exactly the same, which is funny as she has to put on her glasses to see the numbers. anyway, I digress. There is a young lady on the phone who introduces herself and indicates that she found me through my blog on Active Rain about foreclosures and would like help buying a foreclosure property.
We talked for a while about what she was actually looking for and why and I got … (5 comments)

nick vandekar: Thank you for your service - 11/11/07 03:10 AM

We have just returned from a short Veterans' Day service at our local memorial to the fallen in Berwyn, PA where we live. It was attended by some politicians, Jim Gerlach, Carole Rubley and Duane Milne who all spoke. It was a beautiful service with the rendering of the National Anthem, Taps, My Country and America the Beautiful. But those I want to honor today are those who are serving and those who have served. As I stood there my heart went out especially to  our Vietnam Veterans, how they must feel to see the support poured out which was so … (2 comments)

Option 1 applies within the contingency period as selected and stated in paragraphs 11-15. There are three possible results of the inspections.  1) The buyer can accept the property as it is and release all parties under paragraph 27. 2) If the buyer is not satisfied with the inspections the buyer … (0 comments)

nick vandekar: An explanation of The PA Agreement of Sale Part 1 - 10/29/07 08:40 AM
The PA Agreement of Sale (AOS) is 10 pages long, 11 if you include the Lead-based paint hazards disclosure and inspection contingency addendum and consists of 34 paragraphs and 622 lines excluding Notices on the back of the pre-printed pages, which can take it to 17 pages.  It is continually being updated due to revisions through use and often law suits which have arisen as a result.  Each paragraph states when it was last updated. This agreement is most commonly used in resales of existing homes. Builders will often have their own contracts. Whether you are a buyer or seller it … (1 comments)
