preparing your home for sale: Solving a window problem - 04/28/22 07:12 AM
We have all encountered a home with failed seals in the windows. How bad the window looks varies, but if we are about to list it, we know it will be better if those seals were not failed and the window foggy. Even in this market, the buyer is likely to comment or request the window be replaced. However, in our market there is another option.
I recently got an email, well several emails from Derek Posch of DPGWindows explaining that his company repairs windows that might be an issue in a home inspection. Note, the difference here, the window can be … (16 comments)

preparing your home for sale: It is all about your presentation - 04/24/20 08:51 AM
As many of you know, I used to be in the antiques business, it was family run and I was third generation. A photo of my dad is below at an antiques show in London. My brother is still dealing and I am still attached, running antiques shows for local charities.
This post was inspired by Ron and Alexandra Seigel post this morning Marketing Savvy - The Importance of details well worht a read. As I was leaving a comment it reminded me of an event from when I was actively dealing in antiques.
I was on a trip to Hong Kong and walking past a … (37 comments)

preparing your home for sale: 6 Things to do to sell your Tredyffrin Easttown home - 02/19/19 08:50 AM
We still have the threat of snow, and usually we get one big storm in March if past history can be relied upon. But we are seeing For Sale signs popping up all over the Tredyffrin Easttown school district.
Because of the lack of inventory that the market has been suffering there is a pent up demand with many buyers ready to make offers. So if priced right and the homes are in good condition these For Sale signs are quickly followed by Sold signs.
So what do you need to do to prepare if you have waited till now to decide to … (1 comments)

preparing your home for sale: Is your Tredyffrin Easttown home ready to sell? - 06/21/18 06:55 AM
Not every home is ready to sell
When a customer calls to discuss listing their home there is a lot of preparatory work that is done before we meet for the first time. Many people believe real estate agents just turn up with a sign, put the home in the MLS, the multiple listing service, and collect a check a few weeks later.
But, first we do lots of research, every home is different, we need to research the development and the street to understand the local and hyper local market. We need to work out what the current competition is and what … (7 comments)

preparing your home for sale: Is your septic system flowing or is it blocked up? - 03/15/18 02:39 PM
A few years ago we shot this video with TJ from Delaware Valley Septic about three reasons why you should inspect your septic system before you list your Main Line home for sale.
Many Main Line homes are on public water and sewer, but in some places like Penn Valley and Chester County have septic systems. A functioning septic system is a requirement for a mortgage. So before you list you want to know as much as possible so as not to run into problems with a sale.
Price quote in the video may be outdated but the points made are not.
Whether your home … (13 comments)

preparing your home for sale: 4 things to do now if selling your Tredyffrin Easttown home this year - 01/09/18 02:22 PM
Want the highest price for your Tredyffrin Easttown home? Four things to plan now before you list your Tredyffrin Easttown home for sale that will pay off big in the price you obtain.
Having a plan before you start often leads to a better result. These four steps will help you layout a basic plan to get your Tredyffrin Easttown home ready for sale.
1) Pre listing home inspection
A home sale of an older home usually includes a home inspection carried out for the buyer. The real purpose of this is to make sure the home is structurally sound and there is nothing broken what is … (7 comments)

preparing your home for sale: 'Tis The Season For Poison Ivy To Start - 05/18/17 08:06 AM
Tredyffrin Easttown homeowners it is now that you want to take action suggests Nick Vandekar Tredyffrin Easttown Realtor with Long & Foster Real Estate Inc.
Look around your yard and see if you need to remove or spray to get rid of Poison Ivy, Oak or Sumac. All can give an allergic reaction and that reaction can be very uncomfortable. We have had sons who needed to be on steroids as a result of run ins with poison ivy. NO FUN!
We have had clients avoid certain homes because the wooded sections were filled with poison oak. It is one of those things … (7 comments)

preparing your home for sale: It's spring, this one thing will put money in your pockets! - 03/20/15 12:29 AM
It's Spring, the easiest thing to do to help sell your property and put money in your pockets!

Whether your home has been for sale for months or is just about to be listed, this one thing will help it sell. What is it?
Spring Clean!
The number of times I am showing homes and my buyers mention how dirty the house is and how it makes them feel negative about the upkeep in the house and how the house has been treated by the present owners.
So, take some time and do a good thorough Spring clean which will … (4 comments)

preparing your home for sale: When is the right time to prepare your home for the Spring market? - 11/24/14 03:25 AM
When is the right time to prepare your home for selling in the Spring market?
Selling real estate can be all about timing. As many people know, the Spring Market is generally the best time to list a home for sale as the most buyers are looking. The last two years on Philadelphia's Main Line the market has started the year with a bang then slowed and some would say fizzled later in the year. So, yes, the Spring Market is what you are aiming for.
When then is the best time to prepare your home for sale, because as they say … (4 comments)

preparing your home for sale: There are only three reasons why your home does not sell! - 02/14/13 05:38 AM
There are only three reasons why your home does not sell. That's right three. Even with the worst marketing it comes down to this, of which you can only do something about two of them.
1) Price
2) Condition
3) Location
Obviously you cannot do anything about the location of your home. If it is not in the school district buyers want, or it is located under or within sight of high tension electric wires these are going to affect the sale of your home.
But the other two things, Price and Condition you have the option to improve before you list.
Condition.
I am amazed at … (1 comments)

preparing your home for sale: Curb appeal that elusive quality - 05/11/12 05:04 AM
It is said it takes people about ten seconds to size up another person and decide if they will like and or trust them. Often when out with buyers, it can seem they make a quicker decision than that about a home you take them to see.
Walking through my own neighborhood, with many homes built at the same time and being a similar model, one home can be appealing another not so much. If you ask me what it is about a certain property that attracts or repels I can probably tell you some specific things, but many times it … (0 comments)

preparing your home for sale: Pre-Listing home isnpection or not - the pros and cons - 04/01/11 08:39 AM

Before you list your home for sale, should you do a home inspection? What are the reasons to do a home inspection and why should you not? Trudy and I disagree on this, but this is my opinion.
Reasons for doing a home inspection:
Transparency - allows buyers to see you care about the home and the transaction. You discover any issues that might arise later and cause the home not to reach settlement allowing you to correct the issues in your own time.Issues you find and correct now are cheaper to fix than when a buyer discovers them and … (2 comments)

preparing your home for sale: Location, Location, Curb Appeal! - 03/23/09 11:29 PM
You know what they say in real estate: Location, Location, Location. Surely after location it is curb appeal though, so may be the saying should be Location, Location, Curb appeal.
How many of you have not even wanted to get out the car, because the house looked so UN-appealing just from the curb?
So now that Spring is finally coming.... get out there and do something about your yard and the exterior of the house. My first love is gardening, so to me it is less of a chore than for some, but there are some easy guidelines to go by.
I always … (0 comments)

preparing your home for sale: Preparing your Tredyffrin Easttown home for sale - Landscaping - 01/31/07 12:28 AM
Curb appeal and the role of Landscaping
Curb appeal
When you are preparing your Tredyffrin Easttown home for sale you must see it through the eyes of potential buyers. You want that initial curb appeal impact to be a positive one, creating a desire that when they enter your home only increases. Your landscaping can add to that appeal or decrease it even to the extent of having potential buyers drive off without even seeing the inside of your home.
Landscaping
Landscaping can bring a big impact for low cost, sometimes it requires removing things as opposed to adding. Don't be limited by your property … (3 comments)
