pricing your home: Why is the sold price not equal to the assessed value? - 10/03/22 01:37 PM
There is a lot of information you can find online. But you also need to understand and be able to interpret the information correctly. Recently, I had a client mention to me that a home they were interested in was vastly overpriced. I asked how they knew this and they mentioned that the sales price was almost double the assessed value.
Now, I can understand the confusion, surely the home would be sold for the assessed value. Well the answer is no! The fair market value, or an appraised value does not equal the assessed value in most cases.
First, what is the … (18 comments)

pricing your home: Pricing your home correctly to get it chased... - 12/01/11 03:03 AM

Often when it comes to pricing a home for sale people get confused, almost like when drivers approach the junction above not knowing what to do or how to approach it. It really is very simple.
The Market-What Matters Most:
If the “market” is not “chasing” your house then it is OVERPRICED. Forget about COMPS-if you want to sell in a certain time frame you must price accordingly.
“Being Chased” = Showings/2nd Showings/Offers/Inquiries/Internet Leads/Open House Visitors.
IF NONE OF THESE IS HAPPENING THEN YOUR HOUSE IS “CHASING THE MARKET”! You don't want to be chasing the market.

pricing your home: How do you decide what is the market price? - 07/12/11 06:09 AM
Many buyers today want deals, deals and more deals. Which if you believe everything you read is understandable, however, many homes even today receive multiple offers. So how do you decide what is the market price?
A buyer has no interest in what you paid for the home Mr. Seller, how much you owe, or what you think your home is worth. All of this is irrelevant. What does matter is what else is on the market that he can actually see and compare with this home he is interested in? What homes have sold recently, in the last three months but not much … (5 comments)

pricing your home: Main Line Philadelphia market in Devon and Wayne area seems to be moving - 09/23/10 01:41 AM
This past week, I have gone to make appointments for an out of town client only to find several houses that have just come on the market are under offer. Good news for our area, bad news for buyers as many still think it is a buyers market.
Now we don't know till they settle if these houses sold for asking price, or if they will make it through the inspections and mortgage contingencies without problems to settlement. However, it is an indication that there are buyers out there, with the low mortgage rates, who are prepared to get off the fence if … (0 comments)

pricing your home: When to list your home and how to price your home for sale - 02/03/08 05:32 AM
When your home goes on the market is an important issue, and I don't mean Spring, Summer, Fall or Winter. Presuming you are not selling your home your self, choosing the right broker to list your home is also important not only for when the home will be listed but for several other reasons as well.
More and more people are looking for homes on the Internet before finding an agent to work with. Buyers are doing a lot more leg work for themselves without pressure from a buyers agent who they perceive, rightly or wrongly, is interested only in making the sale. Because of … (4 comments)
