radnor: Friday morning excursion - 09/29/17 12:05 PM
We decided to take a quick morning excursion to Chanticleer Gardens in Radnor. It is a short drive from our home in Tredyffrin Township and always a delight to enjoy. These gardens are very natural, acorns sit in the beds, flowers droop as they age, it is not like Longwood where everything is pristine all the time, this is a real garden like ours.
Every time we go we feel inspired and encouraged. We get ideas and feel we can do this or that we have seen.
Here is a view of the main house from the bottom of the garden...
This is a great idea, … (18 comments)

radnor: The Main Line Antiques Show & Surrey Services for Seniors - 09/08/17 07:05 AM
The Main Line Antiques Show, other events and Surrey Services for Seniors

As you know I manage an antique show for a local charity I support, Surrey Services for Seniors. Yesterday, I was asked to appear on Surrey Solutions a program they film for the local community television network in our township which gets shared with other neighboring community channels as well.
I borrowed some items from some of our local exhibitors and for about half an hour we chatted and discussed the show. If you are local, you can obtain complimentary general admission tickets at the show website  www.MainLineAntiquesShow.com. You can order … (6 comments)

radnor: So you want to live in Wayne - 06/29/17 11:16 AM
So you want to live in Wayne PA.
Wayne is a popular place for those moving to want to live, it is a lovely town with its own Art Deco Cinema and sidewalks to stroll.
Bur living in Wayne without specifying where can have you living in any one of three different counties, Montgomery, Delaware or Chester, each has very different tax rates. Secondly, you can end up in one of three different townships Tredyffrin, Radnor, or Upper Merion Township. And hence one of three different school systems if you are going to have your children attend public school, Tredyffrin Easttown, Radnor or … (12 comments)

radnor: Wayne real estate market report - 04/24/17 12:00 PM
Wayne real estate market report
Wayne postal code covers lots of areas outside of Wayne itself, including areas of Upper Merion, Tredyffrin and even Chesterbrook.
Like many other local areas sales were up and inventory is down compared to last year. The median price jumped dramatically by $166,050 a 45% increase, more on that later, interestingly days on market also rose.
Attached home sales, town homes and twins, actually dropped year over year whilst all the other areas increased. Condo sales increased by 50% and detached homes doubled year over year.
These increases help to explain the big jump in median sales price. As the … (9 comments)

radnor: Not all Victorians are alike - 03/27/17 07:13 AM
In our area, especially in the town of Wayne proper as opposed to just the Wayne zip code, there are plenty of Victorian homes. The whole area was developed when Philadelphians were encouraged to purchase property outside of the city to escape the heat during the summer. The new train line, now known as The Main Line precipitated and helped this exodus from the city. Many of the new wealthy merchant class purchased land and built along the train line from Wynnewood, Ardmore, Bryn Mawr, Wayne, Devon to Paoli.
Whilst many of the homes used the same architects, like today, home designs used … (17 comments)

Chanticleer Gardens in Wayne is a wonderful English style garden. Originally the estate of Adolph Rosengarten, Sr and his wife Christine it is filled with beautiful natural flowers and trees. You can follow Chanticleer on Facebook. We never leave Chanticleer without some idea for … (2 comments)

radnor: The oddest thing I have been asked to sell so far? - 03/21/14 05:39 AM
As a Realtor you get asked to sell all sorts of houses, from condos to luxury mansions and everything in between.
I recently got asked to sell a nice flat covered parking space at Saint David's Park in Wayne, PA. Yes, a single solitary space in a garage, which has restrictions, of course. It can only be sold to an owner within Saint David's Park. But is is covered and your car will be clean when you dive it out of the garage.
Of course having just has the hardest winter in decades who would not want a nice covered garage … (1 comments)

radnor: Luxury homes on Main Line notice uptick in sales - 02/25/13 12:32 AM

The real estate market in our area has noticed a  definite uptick in sales since the beginning of the year, and even at the end of 2012. Inventory has dropped and is sitting at a balanced position between buyers and sellers from past statistics. Generally the luxury home market homes priced above $1,000,000 has not improved at the same rate as the rest of the housing market. But since the beginning of the year in Tredyffrin, Easttown and Radnor townships there have been 19 luxury homes sold or marked Pending since January 1st.
This is definitely an increase and I have noticed even the last few … (0 comments)

Inventory along the Main Line in all price ranges including luxury homes continues to shrink. Buyers are out looking to buy homes like yours, and making offers on homes in all price ranges including million dollar homes. The only home they are not making an offer on is yours if it is not on the market because you are waiting for the Spring Market.

radnor: Single Family homes in Main Line Townships not out of range for buyers - 01/08/13 12:28 AM
Single family homes in many Main Line Townships have the reputation for being out of the range for first time and repeat buyers, but is this really true?

I pulled up this morning three homes in Tredyffrin, Easttown and Radnor to see what the lowest price home might offer. Many first time buyers desire to be in one of these townships because of the school districts, Tredyffrin and Easttown share T/E school district and Radnor obviously has the Radnor School District which covers homes in the following postal addresses, Radnor, Wayne, some of Villanova, Rosemont and Bryn Mawr.
Whilst the cheapest … (0 comments)

radnor: Radnor Home Prices reflect rebounding homes market - 07/24/12 05:29 AM
Last week I stopped by a wonderful home on South Wayne Avenue in Wayne priced at $1.4 million, it had just come on the market and had a beautiful swimming pool and good size rooms. I noticed it is already under contract, which does not surprise me as I thought it was really well priced for a walk to Wayne location and for the quality of the home.
I recently ran the numbers for Radnor sales for last quarter to see what is happening. Price per square foot has risen on sales of 80 single family homes that have square feet … (0 comments)

radnor: The difference between highest priced and expensive - 01/11/12 06:11 AM
People will use the term "that is expensive" very liberally without actually thinking if this is what they really mean. There is a difference between expensive and highest priced. Just because something is highest priced does not necessarily mean it is expensive, if the product is providing value then the cost is irrelevant. You can buy a low-priced product that is expensive because you are continually having to replace it.
Yesterday, I was looking at sales data for the last quarter of 2011 for various townships in our area of the Main Line. In Radnor township the highest priced home to … (1 comments)

radnor: Philadelphia, Main Line Townships Market Report - 10/21/11 05:03 AM
Philadelphia Main Line Townships Market Report
Over the last five quarters we have been tracking the price per square foot in several different Philadelphia Main Line Townships for single family homes that have settled in that quarter. As you can see the information below shows those townships where prices are rising, Radnor, Charlestown and Willistown, and those where prices have fallen or been steady.
Obviously the biggest increase recently is Radnor, with prices increasing by almost 4%. Generally the last quarter also saw a large increase in sales in each township over previous quarters and the low interest rates may have … (0 comments)

radnor: Chanticleer Photo Exhibit - Wayne Art Center - 02/10/11 01:37 AM
Chanticleer Photo Exhibit at Wayne Art Center starts this weekend on Sunday February 13th and runs till March 19. Chanticleer is one of my favourite places for many reasons. Firstly it is extremely peaceful, however busy it seems to be, there is always somewhere to sit away from the crowds. It is a great place to go and think and look out over some great views. Friday evenings in the summer you are allowed to sit with a bottle of wine and a picnic enjoy the evening and some great conversation. then of course there are the flowers and shrubs, the … (0 comments)

radnor: Main Line Antiques Show 2010 raises record amount - 12/15/10 06:15 AM

The Main Line Antiques Show 2010 raised a record amount of funds for the beneficiary Surrey Services for Seniors. As chair of the show I am in the picture above with Steve & Kathy Bajus, major sponsors at the preview party in the booth of Port 'n Starboard a new exhibitor for this year.
In every way the show shone, with many new exhibitors, new visitors, a new location at Radnor Valley Country Club and great feedback from dealers and visitors alike. The layout of the booths throughout the country club set off the club and also allowed the antiques and … (1 comments)
